The idea behind this book is to provide the non-technical consumer a list of specific questions to ask regarding the water distribution and indoor plumbing before they purchase the home. It provides a simple explanation of water distribution and explains whom to ask and when. It does not include technical information or diagrams and does not replace the roles of your home inspector, plumber, general contractor or builder.

    WELCOME

    Background: I have been a plumber for over forty years. Year after year, I meet people who purchase a house and, once in the house, encounter a multitude of problems that could have been avoided if they had just asked a few questions first. You don’t need to be a technical expert to do some simple testing on your own that will identify immediately if a problem exists with the pressure or volume of water. You also have a right to ask questions about the plumbing, and to receive honest answers to those questions.

    Whom to Ask: In most cases, the buyer of a home will hire a private home inspector. The inspector’s job is to do a walk-through of the building to assess the condition of the plumbing, wiring, structure, roof, and other building systems. This book will provide you (the non-technical consumer) with enough information to ask the right questions on that walk-through. You need to know what the inspector is inspecting, and what he or she is not inspecting. Too many times we assume that, if something is not included in a report, then all is well. Not necessarily. Once you complete reading this book, you will:

    • have a clue as to what the home inspector’s job entails regarding the plumbing and water distribution in the home.

    • have enough information to ask specific questions related to the condition of the plumbing and, we hope, be able to determine if the water situation will service your particular needs.

    • be able to conduct a simple test (on your own) to determine if a problem exists.

    • have an idea when additional inspections should be completed by a professional plumber, well company, or septic company. These additional inspections could be a small expense compared to the discovery of major problems after you buy the house.

    Why this Book? Water can destroy a home. This book provides the non-technical consumer with enough information to ask questions, which could, in the long run, save thousands of dollars. Though the information herein may be provided by other sources, it is presented here in a simple and concise format in non-technical terms.

    Almost anyone can understand water distribution in its simplest form and, as a result, be clued into any issues that may exist related to the plumbing, well, septic, etc. If you perform the test suggested in the next chapter, certain problems may be apparent immediately; e.g., does the shower go cold when the toilet is flushed, does the hot water run out quickly, is the volume or pressure low?
