Recommendations Subsequent to reviewing several factors, Unit 1003 of Prosperity Centre is recommended to be the new Tsuen Wan District Office with the following reasons:    Just a 5-minute walk to Kwai Fong MTR Station. The Main Lobby is newly renovated and every typical floor lobby is being carried out the refurnishing work. The landlord bears the cost of sub-division of units, and we can negotiate with the landlord to set up some basic office fit-out work, such as false ceiling, floor carpet and painting wall, at the landlord’s cost, so we can save large portion of the initial setup cost.    The landlord provides fancoil units in accordance with the actual area leased by the tenant. Efficiency at about 75% higher than MANC and KC88 which are at about 60-65%. It can provide extra area for expansion purpose. Propose to give a counter-offer at HK$10 psf to HK$11 psf inclusive, i.e. at total of HK$12,300 to HK$13,530.
