Note - It assumes that about 1,230ft can be leased in Prosperity Centre. - It also assumes that the landlord bears the cost of installation of false ceiling, carpet and painting of the walls, only the cost of erection of meeting room, purchase of office furniture and installation of air-ducts will be borne by us. - If the landlord agrees to bear the cost of some basic setup work, it estimates that about HK$140,000 of the initial setup cost can be saved if we lease the unit of Prosperity Centre.

Note - The normal time of the air-conditioning service is 8am-8pm from Monday to Friday, and 8am3pm on Saturday. The additional air-conditioning service charge has not been confirmed yet, but referring to the current arrangement of Yoo Hoo Tower, HK$200 per hour will be levied. - Propose to give a counter-offer to the landlord at HK$10-11 psf inclusive, so the total sum of Item 1-3 will be reduced to HK$12,300 to HK$13,530 per month.
