Letter of Intent

The owner of the Van Dyke Building located at 846 Lincoln Rd, Miami Beach Florida are requesting the intent to restore, as much as possible, the store fronts style and original opening proportions along the North and West facade of the First floor. The owner also intends to restore the two openings in the second floor which currently combine the first and second floor. These two openings total 208 s.f. and will restore the separation of the first floor from the second floor. The exterior restoration will closely resemble the original 1926 picture as referenced in the Historic resource report and as per the 3d rendering provided in the package. After researching the historical information found on the openings created in the nd 2 floor, we are certain these floors were opened at the time Lums café took over the Hotel lobby and are referencing the following historical action that proves nd separation of the first floor from the 2 as follows: • • “Permit Card” section Page 3: #12334 remodeling of 2 and 3 floors th into apartments & hotel rooms. March 30 , 1939. “Historic Photos” Page 3 and 4 show a window ac in location of current deleted floor over elevator lobby. Theses air conditioners were manually operated and would have required floor access. Also note same window from interior (Present Day) on sheet “Current Photos” Page 4 “Tax Jacket Section” Page 1 (b) demonstrates exact quantity take-offs from floors 1 and floors 2 -6 which is consistent with original floors being intact. “Tax Jacket Section” Page 2 (a) demonstrates exact quantity take-offs from floors 1 and floors 2 -6 which is consistent with original floors being intact. “Tax Jacket Section” Page 4 (b) and Page 5 show area plans including nd th 2 floor as typical with floor 7 being the exception, as 7 floor has a smaller footprint. “1993 Microfilm Section” Page 2 demonstrates the removal of the smaller arched opening at elevator lobby for a larger opening that would only be nd possible after partial 2 floor removal and freight elevator removal.
