Social Trends

The area was originally agricultural in nature, but with expansion of DMA, the fields were sold off to primarily Delhi based private parties and developers, which became residential properties on ground either in the form of group housings like Empire Estate or as farmhouses. The area consists today of these farmhouse and housings owned by the high income band, while the villages themselves are what was the laldora and now the extended laldora areas. Both the villages follow a similar pattern where property in the residential part of the settlement is owned by the landowning families that have held ownership since pre-independence days. The residential neighbourhoods therefore consist of bastis of different migrated social groups, which make up a majority floating population of the area. Currently, in Ghitorni there is a fairly large population size of about 10000 residents, of which the majority consists of a floating population in the 3000 to 15000 Rs/month range. They reside in bastis consisting of loose social groupings; rajasthani gujjars, biharis, etc. The social permeability is low, and interaction is limited. In Sultanpur, the land ownership pattern is similar, although residents belong to higher income band, and the settlement is more cohesive and functions as a community. The villages have population densites of between 160 ppha (ghitorni lal dora) to 100 ppha (Sultanpur extended laldora) to 3 ppha in the farmhouse areas.
