Description of work
PREAMBLE
1. The description of an item shall be deemed to include all preambles, headings, subheadings and references to other documents. The detailed description of work and
materials, given in the Specification are not necessarily repeated in the Bill of Quantities.

2. The Preamble to the Bills of Quantities must be read with the Drawings, Conditions of
Contract and the Specification and the tenderer shall be deemed to have examined the
Drawings, Specifications, Conditions of Contract and to have acquainted himself with the
Works to be done and the way in which they are to be carried out. This preamble to the
Bills of Quantities shall form part of the Contract.

3. Tenderers are instructed to quote "rate only" for all QRO items without fail and not to
enter any amount in the amount column. The rates quoted under QRO items is negotiable
during the evaluation of the tender and the rationalized rate only will be considered if there
is a need to operate QRO items during execution. Any percentage of discount / rebate
offered by the tenderer during negotiation is applicable on all the quoted rates of the
tendered items including "QRO" Items.

Description of work
4. Providing and maintaining Field Laboratory in a satisfactory manner till the completion
of work to ensure site control on quality of materials and the works and shall strictly comply
with provision of Indian/ International Standards at no extra cost. All other regular tests
including requisite materials shall be carried out as directed either at approved laboratory
or at site at no extra cost.

5. The Tenderers are requested to inspect the site and obtain for themselves at their own
expense all necessary information and particulars to enable them to submit the tender.
6. The dimensions shown in the drawings shall have to be verified by the contractor at site
before execution of the items and necessary allowance's) have to be made as per the actual
dimensions available at site.
7. For the items of works having Basic rate of material, price adjustment will be made only
on the actual quantity measured. Wastage shall be to Contractors account. Basic rate
indicates landed cost at site including transportation charges, loading-unloading and all
other levies/taxes as applicable.
8. The contractor should refer to the detailed drawings for details. All the rates so quoted
should be inclusive of all hardware. In case of discrepancy between drawing and Bill of
Quantity the drawing supersedes, unless specifically mentioned in the BOQ.
9. All pre-fabrication works wherever possible shall be carried outside the client's premises,
only assembling and finishing work will be allowed within the Site.
10. Items of work provided in this schedule but not covered in the specifications shall be
executed strictly as per instructions of the engineer-in-charge/PMC.

Description of work
11. Unless specifically mentioned otherwise in the contract, the tenderer shall quote for the
finished items and shall provide for the complete cost towards labour, materials, plant and
machinery, operational costs, levies, taxes, transport, repairs, rectification, maintenance till
handing over, revenue expenses, contingencies, overheads, profits and all incidental items
not specifically mentioned but reasonably implied and necessary to complete the works
according to the contract.

12. The quantities of the various items mentioned in the schedule in the schedule of items
are approximate and may vary up to any extent or be deleted altogether. The quoted rates of
each item shall remain firm for all works. The contractor, in his own interest, should get an
indication of the probable extent of the work to be executed under any particular item in
this schedule, before undertaking any preliminary and enabling work or purchasing bought
out components related to the work.

13. Rates shall be quoted both in figures and in words in clear legible writing. No
overwriting is allowed. All scoring and cancellations should be countersigned by the
tenderer. In case of illegibility, the interpretation of the engineer shall be final. All entries
shall be in English language.
14. Engineer-in-charge's decision shall be final and binding on the contractor regarding
clarifications of items in this schedule with respect to the other sections of the Contract.
15. It may be noted that the total work or any part / parts of the same may be awarded as
mentioned in this schedule of items.
16. The rates quoted shall be inclusive of all mock-ups, associated samples prior to any mass
production or procurement as per complete satisfaction of the Client and Architect.
Inclusive of dismantling, demolishing and carting the material and making good of the
surface.

Description of work
17. Any debris generated out of the said work may please be cleared on priority basis from
the Site
18. Veneer unless or otherwise specified shall have a landed cost of Rs.120/- per sqft (incl. of
all transportation, Octroi, taxes, duty etc)
19. Laminate unless or otherwise specified shall have a landed cost of Rs.45/- per sqft (incl.
of all transportation, Octroi, taxes, duty etc).
19. The door size mentioned is the overall opening size.
20. The contractor should refer to the detailed drawings for details. All the rates so quoted
should be inclusive of all hardware. In case of discrepancy between drawing and Bill of
Quantity the drawing supersedes, unless specifically mentioned in the BOQ.

21. Rates for all exposed T.W. members and lipping shall include cost of melamine finish.
22. The rate of all units to be inclusive of matched locks for individual work space every
drawer and shutter to be provided with locks of Godrej/Equivalent make

Description of work
Providing & fixing Armstrong Ambience Premium Laminate Wood Flooring,
Specification:- Classification of use 32/23 with a surface abrasion resistance of class AC4
(average 4500 cycles), impact resistance of IC2,resistance to cigarette burn with a rating of
5(EN 438-2:15), swelling after 24 hrs in water of 8.22%, Modulus of rupture of 53.3
newton/mm2, Internal bond 1.78 newton/mm2, surface soundness 2.62 newton/mm2(EN
13329:2000) with a 0.2 mm thick wear layer on top of a High Density Fiber substrate core
(density ~ 948.3 Kgs/M3) of plank size 1214 mm X 192 mm /1286 X 192mm having locking
arrangement (lock strength > 1000 lbs/ft) with an underlayment made of natural colour
foam , with accessories like End profile, Transition profile, reducer, Stair nosing etc.
complete

Installation:- It is important to ensure the sub floor on which the planks are being laid is
smooth, flat & hard & free from moisture, greases, etc. In case of uneven sub floor the same
should be leveled by self leveling compound. The moisture level present in the sub floor
should be less than 8% before installation of the floor. The Laminate wood flooring should
be a completely floating floor (using recommended a water barrier of minimum of 250
microns & 2mm polyethylene foam). The tongue & groove joints shall be glued together
using recommended adhesive. The installation shall be undertaken as per the
manufacturer's installation instructions.

Providing and laying 2 mm thick ANTSTATIC POLYVINYL SHEET manufactured by M/s.
Premider Polyfilm Ltd. / Birla Corporation Ltd. or equivalent on a smooth & damp proof
base using rubber based Adhesives (@ 0.2 kg/sqm) of approved quality and manufacturer
like Dunlop S-758, Fevicol SR-998 or equivalent including cleaning, levelling, drying of the
base, rolling with light wooden roller weighing about 5.00kg including providing copper
strip of size 15mm x 2mm for earthing etc. all complete as per specification and the
directions of the Engineer-in-Charge and having the following properties for the sheet:
(1) Electrical Resistance - Anti-Statitic flooring range 5x10 ^4 - 10^8 Ohms, conductive
flooring range upto 5 x 10^4 Ohms
(2) Flexibility - Does not break, crack or any sign of failure
(3) Heat Ageing & Exudation - No visible effects or exudation

DRY PARTITIONS and PANELLING
Control joints to be incorporated wherever the length of the partitions is more than 10m.
All GI steel to be marked with "GYPSTEEL" which is a standard hologram of India
gypsum.
The rate to be inclusive of additional frame work for white boards, panaboards, over head
storages, counter fixing.
Angle beads have to be used at the external angles to get straight line and finish and
protection from impacts.
Edge beads have to be used to protect the exposed edges of Gypboard. The edges can be
at the opening for doors, windows, glazing, etc or any other exposed edges.
The cost of laminate, veneer given below is the landed cost of the material, with all taxes,
delivery, transport and all taxes thereon
Cost of laminate/veneer mentioned is the maximum cost. It should be inclusive of all
materials, taxes, transportation to site, storage, loading-unloading and all taxes, Octroi,
duties as applicable.

Description of work
All internal wooden framework to be treated with 1 coat of anti-termite coat/paint of
approved make as per manufacturer's specifications
Above false ceiling double ply and gyp shall continue. Only finishing like
paints/laminates shall be excluded in costing above false ceiling
Providing and fixing 98mm thick acoustic partition.
Framework to be provided up-to true ceiling., frame to be made of 70mm Gyp steel Ultra
accousted or GYP Steel or GYB steel or Equivalent , having one flange of 41mm & another
flange of 44mm placed at specified distance as per site requirement, in 72mm gyp steel
Ultra floor & ceiling, ceiling channel having equal flanges of 32mm of GI steel) ., A fixing
channel of 99mm width (0.90mm thick having two flanges of 9.5mm each) to be used at the
loading areas. The fixing channel should be fixed with self driving screws with flat head
made up of Hilti.

Cladding on frame work : The framework to be clad on both sides with 13mm thick Gyproc
duraline boards (conforming to BS 5234, Part 2) up-to the true ceiling in line and level
screw fixed with 25mm drywall screws @ 300mm & 150mm at floor & ceiling channel.The
boards have to be fixed in a staggered manner. Finally square and tapered edges of the
boards are to be jointed and finished so as to have a flush look which includes filling and
finishing with jointing compound (IGL Make), 3 layers of jointing finishing with paper tape
(as per recommended practices of Saint Gobain Gyproc) to achieve a smooth and seamless
finish.

Description of work
Acoustic material : As an acoustic requirement, 50mm thick glass wool slabs with 32kg /m3
density is to be wrapped in RP tissue and used as infill up to the soffit level.The periphery
of the partition to be sealed with an acoustic sealant by India gypsum specs.

The Rate Shall also to be include with two coats of Plastic Emulsion Paint of approved
colour.

to the wall/partition. The mirror to be fixed by means of mirror head screw with necessary
supports in the partition etc. all complete.

Providing and fixing sliding folding partition system with 25mm thick ply shutter finish
in laminate hanged from ceiling on a single track. Partition to be manually moved. The
finishing profiles to be hidden as per detail design & drawing, all complete.

Providing and covering/cladding the columns using 12.5mm thick gypsum fixed over
framing work with corner joints chamfered properly to form to perfect line and finished to
plumb and finishing the surface to receive paint etc., all complete.

Gypsum False Ceiling
Providing and fixing 12.5 mm thick gypsum board false ceiling in horizontal/vertical and
curved surfaces, coffers etc. fixed with screws to underside of GI suspension system
comprising of G.I. angle of size 0.55 mm thick having one flange of 20mm and another
flange of 30mm and a web of 27mm flanges along with perimeter of ceiling, screws fixed to
brick/RCC /partition wall with the help of nylon sleeves and screws at 610 mm centers
both sides.

Description of work

The suspending GI intermediate channels of size 45mmx 0.9mm thick with two flanges
15mm each from the soffit at 1220mm centres with ceiling angle of width
25mmx10mmx0.55mm thick fixed to soffit with G.I. cleat and steel expansion fastener.
Ceiling section of 0.55 mm thickness having knurled web of 51.5 mm and two flanges of
26mm each with lips of 10.5mm are then fixed to intermediate channel with the help of
connecting clip and in direction perpendicular to the intermediate channel at 457mm centre
and Gyp Board fixed to the ceiling section with 25 mm dry wall screws at 230mm centres
complete in all respect as per recommendations of India Gypsum Ltd. and approval
including making and cutting for electrical / AC / fire fighting fixture and providing and
fixing MS angle/tee/flat/ perforated edge bead for suspended ceiling and GI angle beads,
edge beads wherever AC/Light fittings are to be installed, trap door in ceiling where
directed, The Rate Shall also to be include with two coats of Plastic Emulsion Paint of
approved colour.

600 mm in both direction .

Description of work
Proprietary supplied ceiling suspension system to consist of Main Runners @ 1200mm and
joined by Cross Tees @ 600mm to form overall grid opening of 600mm * 600mm centre to
centre. Additional cross tees are to be placed where appropriate for light fixtures, AC
diffusers etc. The Grid system shall be hot dipped galvanized steel sections, with exposed
surfaces chemically cleaned and capped prefinished in high - gloss polyester enamel with
two coat system on cold rolled steel. False ceiling will be measured on horizontal plane only.

Description of work
Supplying and installing acoustical & fire retardant tile ceiling system comprising of tiles
150mm x 1200 mm long fabricated from 0.90mm GI sheet. The tile shall be chemically
treated and painted with electrostatic powder coating on outer surface. It shall be
suspended with the frame work etc., complete from the slab, beams etc. by means of 4mm
dia G.I. rods, G.I. snap bar at 1200 mm center to center . G.I. snap couplings, aluminium
snap bar hanger, G.I. edge profile etc. (No deduction shall be given for light area, air duct
opening area, return air slit area palmets & columns beams etc.,) Make:- Armstrong /
USG / Hunter Douglas / Fameline / Daikin.

The suspension system shall consist of 4 mm dia G.I. rod, sprinG steel clip, snap bar hanger
1.15 mm thick G.I. sheet height 80 mm X 26 mm snap bar 0.35 mm thick Galvanized sheet
27 mm X 2440 mm . G.I snap coupling size 220 mm in length X height 27 mm and pressure
clip 1.10 mm thick galvanized sheet 35 mm X 30 mm. The edge profile shall be 18 mm X 20
mm fabricated from 0.5 mm thick G.I. sheets.

GI PERFORATED TILES - 600MM x 600MM

Description of work
Supplying and installing acoustical & fire retardant tile ceiling system comprising of tiles
600 mm x 600 mm long fabricated from 0.90mm GI sheet. The tile shall be chemically
treated and painted with electrostatic powder coating on outer surface. It shall be
suspended with the frame work etc., complete from the slab, beams etc. by means of 4mm
dia G.I. rods, G.I. snap bar at 600 mm center to center . G.I. snap couplings, aluminium
snap bar hanger, G.I. edge profile etc. (No deduction shall be given for light area, air duct
opening area, return air slit area palmets & columns beams etc.,) Make:- Armstrong /

Punning with Minimum 6mm thick layer of super fine plaster of Paris (anhydrous
gypsum) applied over selected surface (Both curved and plain surfaces) on walls and
columns finished smooth. Surface to be to plumb and square. Surface prepared by hacking
and applying a coat of slurry if required.

Painting internal plastered surfaces with two or more coats of super acrylic emulsion
paint of approved brand and colour (Berger or Asian or equivalent) to give an even shade
with required finish over a coat of water thinnable cement primer including cleaning the

specifications.

PREAMBLE
1. The description of an item shall be deemed to include all preambles,
headings, sub-headings and references to other documents. The detailed
description of work and materials, given in the Specification are not
necessarily repeated in the Bill of Quantities.
2. The Preamble to the Bills of Quantities must be read with the Drawings,
Conditions of Contract and the Specification and the tenderer shall be deemed
to have examined the Drawings, Specifications, Conditions of Contract and to
have acquainted himself with the Works to be done and the way in which they
are to be carried out. This preamble to the Bills of Quantities shall form part of
the Contract.
3. Tenderers are instructed to quote "rate only" for all QRO items without fail
and not to enter any amount in the amount column. The rates quoted under
QRO items is negotiable during the evaluation of the tender and the
rationalized rate only will be considered if there is a need to operate QRO items
during execution. Any percentage of discount / rebate offered by the tenderer
during negotiation is applicable on all the quoted rates of the tendered items
including "QRO" Items.

4. Providing and maintaining Field Laboratory in a satisfactory manner till the


completion of work to ensure site control on quality of materials and the works
and shall strictly comply with provision of Indian/ International Standards at
no extra cost. All other regular tests including requisite materials shall be
carried out as directed either at approved laboratory or at site at no extra cost.

5. The Tenderers are requested to inspect the site and obtain for themselves at
their own expense all necessary information and particulars to enable them to
submit the tender.
6. The dimensions shown in the drawings shall have to be verified by the
contractor at site before execution of the items and necessary allowance's) have
to be made as per the actual dimensions available at site.
7. For the items of works having Basic rate of material, price adjustment will be
made only on the actual quantity measured. Wastage shall be to Contractors
account. Basic rate indicates landed cost at site including transportation
charges, loading-unloading and all other levies/taxes as applicable.

8. The contractor should refer to the detailed drawings for details. All the rates
so quoted should be inclusive of all hardware. In case of discrepancy between
drawing and Bill of Quantity the drawing supersedes, unless specifically
mentioned in the BOQ.
9. All pre-fabrication works wherever possible shall be carried outside the
client's premises, only assembling and finishing work will be allowed within
the Site.
10. Items of work provided in this schedule but not covered in the
specifications shall be executed strictly as per instructions of the engineer-incharge/PMC.
11. Unless specifically mentioned otherwise in the contract, the tenderer shall
quote for the finished items and shall provide for the complete cost towards
labour, materials, plant and machinery, operational costs, levies, taxes,
transport, repairs, rectification, maintenance till handing over, revenue
expenses, contingencies, overheads, profits and all incidental items not
specifically mentioned but reasonably implied and necessary to complete the
works according to the contract.

schedule of items are approximate and may vary up to any extent or be deleted
altogether. The quoted rates of each item shall remain firm for all works. The
contractor, in his own interest, should get an indication of the probable extent

undertaking any preliminary and enabling work or purchasing bought out
components related to the work.

13. Rates shall be quoted both in figures and in words in clear legible writing.
No overwriting is allowed. All scoring and cancellations should be
countersigned by the tenderer. In case of illegibility, the interpretation of the
engineer shall be final. All entries shall be in English language.
14. Engineer-in-charge's decision shall be final and binding on the contractor
regarding clarifications of items in this schedule with respect to the other
sections of the Contract.
15. It may be noted that the total work or any part / parts of the same may be
awarded as mentioned in this schedule of items.
16. The rates quoted shall be inclusive of all mock-ups, associated samples
prior to any mass production or procurement as per complete satisfaction of
the Client and Architect. Inclusive of dismantling, demolishing and carting the
material and making good of the surface.
17. Any debris generated out of the said work may please be cleared on priority
basis from the Site
18. Veneer unless or otherwise specified shall have a landed cost of Rs.120/- per
sqft (incl. of all transportation, Octroi, taxes, duty etc)
19. Laminate unless or otherwise specified shall have a landed cost of Rs.45/per sqft (incl. of all transportation, Octroi, taxes, duty etc).
