March was brisk by new standards. The Asheville market closed about 172 single family residential homes and this is much higher than March of 2009. Most of those closings are probably due to the first-time homebuyer tax credit. Looking at the sales prices it is clear that homes under the $200,000 price point are the ones that are moving most rapidly. As a matter of fact this segment of the market most closely resembles a sellers market which is something that hasn't been seen here in almost two years. First-time home buyers should anticipate this activity and not look at the market in that price point as a market that is moving slowly. West Asheville contiues its resurgance as the place to find the most homes in that specific price point. Almost a third of the homes closed last month were in West Asheville and the price point in West Asheville is hovering right around the $165,000 to $170,000 price range.
