FOUNDATION INFORMATION
Most major foundation movement can be prevented if the moisture level in the soil supporting your
foundation is uniformly maintained. Foundation problems associated with expansive clay are
usually caused by a lack of moisture in the soil. As the soil dries, it shrinks and can cause
foundation settlement. In some instances, too much moisture in the soil can also cause foundation
movement. As the soil absorbs moisture, it expands and can cause foundation upheaval.
Think of the soil as a sponge. Place the sponge under a faucet, and then squeeze the water out.
Although a majority of the water is gone, the sponge is still moist to the touch. The ideal condition
of the soil around your home is like that sponge - not drippy wet, not bone dry, moist to the touch.
The best way to maintain a consistent moisture level is with a properly regulated automatic
sprinkler system. If you are more disciplined than most of us, the same result can be accomplished
by placing soaker hoses eighteen inches from the foundation and regulating the water flow to onefourth inch in height until water is observed standing on the ground. This process should be
repeated as often as necessary to maintain the uniform moisture level described above. During hot
and dry seasons, the South and West sides may require more watering than the North and East
sides, which are shaded and not exposed to as much direct sun. On gabled end or sides of the
house, there is no run-off; so more watering will probably be required.
No amount of structural work on a foundation will overcome poor drainage. Surface water, whether
from rain or watering, should not be allowed to accumulate around or under your foundation.
Proper drainage may require recontouring the existing grade, placing soil around the perimeter of
the foundation, extending downspouts and placing splash blocks to prevent soil erosion or other
specifics peculiar to the site. Care should be taken to insure that soil is at least one to two inches
below the top of the perimeter grade beams. The soil should be sloped approximately one inch per
foot to drain at least eighteen inches from the perimeter of the foundation. Guttering is not
necessary where proper drainage is provided. Improper drainage will make it virtually impossible to
maintain a consistent moisture level around the entire perimeter of your foundation.
Most flowers and small shrubs do not cause foundation problems. However, trees and large shrubs
with shallow root systems can cause foundation problems. These root systems can grow under the
foundation, and as they grow in diameter, produce an upheaval. These large trees and plants also
remove tremendous amounts of water from the soil. In certain instances, root severing at the
foundation may be recommended. Ideally, trees should be planted far enough away from your
home to keep the roots of mature trees away from your foundation.

A. Foundations
Type of Foundation(s): Slab on grade
Comments: Slab on grade foundation appears to be performing its intended function. Corner
pop on North West corner of foundation. This is cosmetic and does not represent structural
foundation issues.
B. Grading & Drainage Comments: Grade on South side of house is too low. Too much
foundation has become exposed. This should be built up or may possibly result in foundation
problems in the future.

F. Ceilings & Floors Comments: Finish on hardwood floors South East side of house has
bubbles in finish and inconsistent from room to room.

G. Doors (Interior & Exterior) Comments: Door going out to garage has signs of previous
damage and some attempt of repair. Screw head for repair is visible and does not look like a
proper repair. Door leading to back enclosed patio is very hard to lock the deadbolt. Door leading
to attic is missing weather stripping. All exterior doors should be swinging for safety.

H. Windows Comments: Window on West side missing screen. Enclosed patio South window
screen is torn. Bathroom window on South West side of house will not open.

L. Other Comments: Most of the splash blocks are turn backwards. Pictures show just a
representative few that are backwards. Fence on North side and North West corner of house is
touching brick.

A. Service Entrance and Panels Comments: 200 AMP main circuit. Ground wire retaining
bracket is broken resulting in minimal ground potential. Bracket needs to be replaced. Recommend
licensed Electrician make needed repairs.

A. Heating Equipment
Type of System: Heat Pump
Energy Source: Electric
Comments: While inspecting the outside I observed condensing unit to cycle on and off 3 full
cycles during a 2 minute and 16 second video that I made. This process went on the whole time
I was near the condensing unit. Video can be made available if needed. After I entered the
house thermostat was set to 68 degrees. I turned up heat to determine what temperature
readings are coming out of vents. Temperature coming out was 112 degrees while the return air
vent had a reading of 79 degrees. During attic inspection large insulated suction line has
considerable amount of clear oily substance. Possibly leaking Freon. Recommend licensed
HVAC company do further evaluation. No inspection of smaller HVAC unit because breaker is
turner off.

B. Cooling Equipment
Type of System: Heat Pump
Comments: Temperature too cool to test cooling equipment. 41 degrees when I arrived. Smaller
unit has no filter medium installed. Larger main unit has filter that needs to be replaced and rust
in secondary overflow pan of larger main unit. Condenser is too close to fence and that same
condenser coil on back side facing brick are in need of cleaning.

C. Duct System, Chases, and Vents Comments: Exhaust vent on South West side of house
missing rain shroud. Based on location the fireplace is on the other side of this wall possibly
making this the fresh air intake vent. Vent on roof North side of house has visible blockage.

temperature is running 332 degrees.

E. Built-in Microwave Oven Comments: Heated a glass of water. There are indications of burn
marks and some minor damage to plastic trim piece on microwave. Same burn indications on
cabinet above microwave.
