FENCE REQUIREMENTS

Dear Homeowner:

You need to submit your request to install a fence on your property to the Management Company for our subdivision's Homeowners Association (Community Club Management). Your submission will need to include a copy of your survey showing the proposed location for the fence. and will be approved subject to the following specifications:

1. You must use one of the five approved fence details attached. We have developed these details to provide consistency and to protect the overall aesthetics of our community.

2. The fence must be constructed of either cedar or pressure treated wood and installed professionally. *The fence should remain unpainted, but can be treated with a clear stain.

3. The fence can be a minimum of 48" high at the lowest point or 72" high at the highest point, and installed with the finished side facing out

4. Make sure that your property lines are clearly marked for your contractor. (Fence requests should include a copy of your final survey showing the proposed fence

location marked on it.) I III

5. The fence should not be placed any further than seven feet ~ up the side from the rear comers of the home. *Ifyou intend to connect on to any portion of your neighbors existing fence, you must first obtain written approval from the owner of that fence.

6. Do not install the fence flush to the ground as it can obstruct water drainage and flow across your yard.

PLEASE NOTE: Comer lots are subject to specific location requirements based on Building Setback Lines (BSL).

Please review the final survey of your property received at closing and note any easements there may be on your lot. If location of fence requires it to run across an easement, you will need to get approval from the county. Some jurisdictions may also require a building permit for a fence. Please check with the county building department.

Architectural Control Committee Shed Requirements Grandview The Enclave

You need to submit your request to install a shed to Community Club Management (CCM) for approval. Your submission will need to include a copy of your survey showing the proposed location of the shed, and will be approved subject to the following specifications:

1. The shed should be constructed of either cedar, pressure treated wood or Hardy Plank.

2. The shed should be built on a 3" concrete slab.

3. The shingles of the shed should match the shingles of the house.

4. There should be plants/shrubs on any visible side

5. The location of the shed to be approved in advance by Ace.

6. The maximum size of the shed should be 8' x 10', single level

7. The shed should match the color of the house.

Use of Tennis Courts

Now that our community is complete we have set up some guidelines for use of the tennis courts.

Tennis courts are a first come first serve basis, unless they have been reserved.

Reserving tennis courts for league play. practice or special event. Reservation times are listed at tennis court infonnation board found on front courts.

We currently have ALTA leagues in our community- 2 mixed doubles teams, 2 men's teams and 1 women team.

League play has precedence over recreational play. When one of the ALTA teams has a home match, use offour courts will be needed to expedite league play. In the event that two teams have horne matches on the same day each team will play on two courts.

A $20.00 yearly fee has been set for anyone who does not live in our community but plays for one of our ALTA teams.

When using the tennis courts please remember te keep eeurts and 'Surrounding area clean. Please no wheels of any kind on courts. Less maintenance equals less homeowner fees.
