Reservation Policies

All reservations require a 50% deposit of your total rental charges and applicable sales taxes. Approx. 14 days prior to arrival we will contact you via e-mail (used in initial booking) to notify you of the final charge that will be automatically charged to your credit card that is on file with our merchant. (Unless written prior arrangements have been made and agreed to). Two night minimum rental required. It should be noted: In the unlikely event the automatic booking program misquotes or reaches an incorrect total, property owner will notify the renter (with provided email on file) within 48 hours. You will be notified of the change and will have 24 hours from the time of notification to agree to the proper charges or receive a full refund.
Cancellation Policy

Any cancellations made 14 days prior to arrival will receive a full refund minus a $100.00 cancellation fee. Cancellations taking place under 14 days will forfeit the initial 50% deposit unless the property can be re-rented for the entire time slot. We work hard to try and re-rent the properties and avoid cancellation charges. If the property is re-rented a $100 cancellation fee will still be assessed. All cancellation requests must be made in writing (mail or e-mail). NO-SHOW POLICY A no-show is an automatic forfeiture of charges this is a contract between you (the guest) and Honeysuckle Cottage (property owner). You will be charged for the full stay if the proper cancellation policies are not followed. If we have held the cottage for you, we have pledged that cottage and those dates to you. You will be charged for this reservation Security & Damage Deposit Registered guest(s) acknowledge that Azalea Boehm DBA Honeysuckle Cottage has the right to charge the credit card on file including but, not limited to the following: 1. 2. 3. 4. 5. 6. 7. Number of guests exceeds that which is listed for the property. If there are damages to the property or items within the property, you will be charged for full replacement costs. Any theft, vandalism or evidence of drug use will be photographed and reported to the police and possibly followed by litigation. Any guest that we are forced to evict will forfeit all money paid and no credits will be issued. If the cottage is left unsecured by the guest, resulting in items being damaged or stolen, will be the responsibility of the registered guest. He/she will incur the cost of replacing any items which are damaged or stolen. The cottage is not to be used for parties or gatherings that exceed the sleeping capacity of the cottage. Excessive cleaning/laundry, rearranging furniture that has been moved, replacement of missing items from cottage (including towels), soiling of towels, linens and damage to hardwood floors, costs of cleaning beyond the normal, costs to replace keys and misuse of items belonging to the property. Excessive trash will incur charges.

Please keep in mind there are neighbors. Keep the noise levels to a minimum. Quiet time is from 10:00 PM until 9:00 AM. Common courtesy is always appreciated.

Refunds We do not give refunds for rainy or overcast days, hurricanes or mandatory evacuations during severe weather threats or for early departures. No refunds are made for power or telephone outages, we will report the problem. We do not refund for appliance, plumbing, mechanical or utility failure. Report all problems to the office and we will try our best to fix the problem. Occupancy Maximum occupancy is posted for each property on the Rates/Booking pages. Exceeding those limits could result in eviction unless prior arrangements are made in writing. A valid credit card is required on-file for a security deposit. We reserve the right to refuse to rent our home to anyone under the age of 25 years old or student groups. We will only rent to responsible adults. Adults cannot rent properties on behalf of underage guests. We do not rent to prom groups, school or graduation groups, fraternities or sororities or youth groups with or without supervision. No large groups or family re-unions are allowed on the property. Any use of the home for anything other than a family vacation must be addressed at the time of the reservation. Check In Check-in time is 3:00 PM CST. If the home is not rented and our cleaning crew schedule permits, we can try to extend check out time and allow an earlier check in time. You must call the office in advance to see if this option is available. Please note: Check in and out is based on Guests before and after your booking. The situation can change quickly. Early check in and late checkout can never be guaranteed. Prior to Check Out Check-out time is 11:00 AM CST. The cleaning crew will be on the premises at 11:00 am If you want to extend your vacation, please contact the office to see if the cottage is booked or available for your extension. NO refunds will be given for early departures (such as should you find it necessary to leave earlier than your reserved departure date), for any reason, including weather and/or road conditions. If the cottage is left in an exceptionally dirty condition you will be charged a minimum of a $75.00 cleaning fee. We hope that you enjoy your stay and we understand that leaving and going back to the real world can be hard! However, in order to help us turn the cottage for the next guest, if you dont mind please, we ask that you please adhere to the following rules: All dishes, pots and pans, silverware etc. Should be placed in the dishwasher and the dishwasher run. All trash must be bagged and placed in the trash bin located in back of the house. Excessive trash will be subject to additional charges. Important Note: Make sure you keep the clamp on the trash can outside (raccoons are very clever they will knock over the trash can to gain access). Please replace deck furniture where it was upon arrival. If you used the grill make sure the propane tank is shut-off. Turn off all lights and small appliances and set the heat at 65 degrees in the winter months. In the summer, the air conditioners should be set at 75 degrees. Ensure all doors and windows are locked upon your departure. THIS IS VERY IMPORTANT.

Rules Of The House We respectfully request that you remember you are staying in our home during your vacation. Please treat it with care and leave it in good condition at check out. Guests are responsible for any damage to the property, home or furnishings. We do not permit towels, sheets blankets, pillows, linens, dishes, glassware or any furniture items to be removed from the home. Please see us for any special needs you may have and we will do our best to accommodate. Remember you are in the woods. Do not leave any food items or trash bags outside, the raccoons are very clever and can open coolers. There is "No Smoking" inside but ashtrays are provided on the deck outside. Please do not throw butts on the ground, driveway or creek. Thank you, for your cooperation. Outdoor fires are not permitted in Westwood Shores. No charcoal grills allowed on property. There's a BBQ propane grill available on the back porch. Please respect our good neighbors and keep noise to a within reason. Please do not have doors or windows open while the AC or heat is in operation. No pets are allowed in our home or on the property. Alcohol consumption by minors is not permitted on the premises. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged for damages. Use of illegal drugs or possession of illegal firearms are prohibited at Honeysuckle Cottage. If you are found to have either in your possession, you will be asked to leave with no money refunded and you could face local prosecution. Noncompliance with the reservation and cancellation, policies and procedures, occupancy rules, Westwood Shores property restrictions, guest rules, pet restrictions, any illegal activity, creating a nuisance or disturbance are grounds for immediate eviction without refund.

Parking RV'S and campers are not permitted on the property at the cottage at any time, and parking is not allowed on the street or neighboring properties. We offer parking along the side of the cottage and in the circle driveway in front of the cottage. Property Damage This rental property is a private residence and you agree to indemnify the owner(s) for any loss to the property or its contents that occur during your stay. The guest will be responsible for all damages accidental or malicious. Mechanical Failures While we strive to ensure the equipment in our home is in good working condition, sometimes things do break down. If we are notified of a problem we will do our best to get any problem corrected on a timely basis. However, no refunds or rate adjustments will be made for mechanical failures beyond our control. This includes appliances, public utility problems such as telephone outages, electrical outages, water outages, etc. We will do our best to remedy any problem you report to us, but some things are beyond our control. Pets No pets are allowed in our home or on the property. If our home is found in disarray due to pets, there will be an extra cleaning charge to correct any and all such problems. Smoking There is "No Smoking" inside but ashtrays are provided on the deck outside. Please do not throw butts on the ground, driveway or creek. Thank you, for your cooperation.

Four Wheelers and Motorcycles People bringing 4 wheelers and/or motorcycles are asked to exercise a few simple rules. The roads are private and homeowners are responsible for their upkeep. We ask that you avoid driving through Westwood Shores subdivision as much as possible. When you do ride through, keep your speed reasonable. People that cause damage to the roads may be evicted or charged for road repairs. Westwood Shores subdivision is patrolled by security guards 24-hours a day. Trip Insurance We understand that there can be unforeseen emergencies that could cause you to cancel your reservations, Two trip insurance companies are www.travelinsured.com and www.travelguard.com Many more are available via the Internet. Personal Items Any personal items left behind, lost or stolen during a stay are the responsibility of the guest. We are not responsible for items left behind or lost. However, we will ship back any items that are found (if the guest requests them) by a local shipping service. The shipping charge is charged to the guests credit card. We hold on to any items left behind for 30 days to see if they are claimed before disposal. Although theft is rare, please lock the cottage to protect your property while away. Responsibility Azalea Boehm DBA Honeysuckle Cottage is not liable for any accidents, injuries or illness that occurs while on the premises or its facilities. Azalea Boehm DBA Honeysuckle Cottage is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Azalea Boehm DBA Honeysuckle Cottage reserves the right to make any changes or alterations as deemed necessary.
