Obstacles in the Construction Industry y

Management focus is on control and prevents creativity creativity. Planning is not conceived as a skill rather then a process or system. Current planning &scheduling does include real-time crew level input. Schedule S h d l performance i not measured. f is t d (quality of the plan, not site progress) Planning failures are not analyzed to identify and act on root causes.

What is Lean Construction?

Production management based approach to project delivery. Work is done throughout the delivery process with the goal of maximizing value and minimizing waste. Trades are at the table to collaborate every step of the way as the work is planned and scheduled. The focus is the total project rather then specify activities. Measuring the plan s performance is critical to plans improve. Monitoring Results vs "making things happen " Results" making happen.

Benefits of Lean Construction

It challenges the belief that there must always be a trade between time, cost, and quality Sandbagging i eliminated f S db i is li i t d from scheduling process. h d li Collaboration is not only the ethical choice but is also based on aligned commercial interests. Co-location of th team in open concept setting C l ti f the t i t tti helps in dissolving boundaries. Owner has more control of design outcomes vs traditional Design Build.

Multiple Schedule Levels

Multiple level of schedules are M lti l l l f h d l linked thru set of milestones carried from master schedule. Review road blocks. (Design/ RFI/ Change Order )

Resources (material, equipment and labour) are committed

Number of executed tasks over total number of planned tasks ratio is calculated.

1. Projects as Collective Enterprise

Financial incentives are aligned aligned. Shared gain / Shared pain pain. Critical to changing behavior. Long term outcomes can be g weighed against short term gain. Networks of commitments are pulled from trades vs pushed on them. th

RFIs Reduced site time.

Bulk of RFI process occurs while models are g produced, ensuring that resulting shop , g g p being p drawings are accurate and avoiding rework and delays in the field.

More systems are prefabricated reducing onsite labor and waste while increasing profitability for trades.

3. Projects as Production Systems

Structure of work is suited to the projects ongoing needs rather follow a rigid binding plan. Pulling commitments vs Pushing schedule dates Modularization, off-site fabrication, and multitrade composition of work, can be made possible. Keep work flowing so that the crews are always productive installing product; Reduce inventory of material and tools on site. Just in time delivery.

Projects as Production Systems

Reliable promises are obtained through collaborative planning Stand up write down your commitment up, and post it on the board. Trades agree on what they will get from previous trade and what th will d li h t they ill deliver t f ll i t d to following trade All players see each other as clients. Sandbagging is prevented by peer pressure. pressure Project challenges are solved as a team
