With the fast changing real estate market, sellers are quickly becoming more in control of their destiny than buyers. It is not uncommon to hear about a seller receiving 3, 5 or even more offers on their home within the first week of going up for sale. Working in a SellersMarket can change a strategic approach. It wasnt long ago we were knee deep in a Buyers market where buyers were far and few between and the inventory of homes for sale was dramatically higher than today. Qualified Buyer is a term that has been loosely thrown around for quite some time, and is often misunderstood by buyers and sellers alike. In the buyers market, a qualified buyer was anyone willing to step foot in your home. Any seller was hopeful a prospect would buy their home, and would do almost anything to sell their property, even if it meant getting extremely creative. Intheearly2000supuntil the economic crash of 2008, lenders would loanmoneytoanyonethatcouldfogamirror. Anyone working in real estate at the time knew that. This theoretically meant that every potential buyer was qualified to buy. It doesnt mean they should have been buying but deals were closing quite easily then. Today it is more important than ever before to understand what a qualified buyer actually is. When a seller is presented with more than one offer, deciding which one to accept is not strictly driven by price alone. The ability for the buyer to actually close escrow is as importantastheofferprice. Whether you are a buyer or a seller, it is critical to find out from the lender you are using how qualified you really are. There is a document called a Prequalification issued by banks. In many cases, it could mean that the buyer and a lender had a conversation about how much money the buyer earns, and the lender quickly drafts a letter stating they are qualified to borrow a specific amount of money. These letters are worth less than the paper they are written on. It is highly possible and often the case that once a buyer goes through the approval process, also known as Underwriting, that the lender will not ultimately approve the borrower for the same amount the loan officer thought they would. Banks have increased the extent of documentation ten-fold before they will issue an approval. Ask anyone that has applied for a home loan in the last 24 months how much time they spent looking for documents they didnt even know they had. Banks are leaving nothing to chance at the moment and it is driving borrowers crazy. One buyer we worked with recently was told emphatically by their loan officer that they would In summary if you are going to buy a home, take the time to get pre-approved before submitting offers. If you are a seller, be sure you understand the contents of the letter and exactly what the terminology in the letter actually means before accepting an offer. be approved, that it would be IMPOSSIBLE not to get approved. One day before escrow was scheduled to close, the underwriter sent a DECLINED letter, ultimately disappointing the buyer, the seller and a whole array of other people that had worked diligently on the transaction for 60 days. If you make it through the underwriting process, you will then receive a letter stating you are either Approved for the loan you applied for or Pre-Approved if you havent secured a home yet. This is much stronger than a pre-qualification letter and can help your chances in a multiple offer situation. Sellers want to accept offers from buyers that they know will close. Caution to Sellers- Cash buyers may not be all they appear. If you receive a cash offer it is important to verify that the cash is in a liquid U.S. account. There are countless stories of buyers that write offers on luxury homes that actually have no money. No one seems to understand their motives, but it happens often. In addition, foreign money is coming into the United States and being invested in real estate. Even though the buyer may have millions of dollars in a foreign bank account, there are significant challenges getting the money across the border. You want to understand what delays could exist that slow, or even suspend the entire process.

if you want to see an original 1905 manhattan Beach cottage, head to polliwog park and check out the little red House. this house was built at a cost of $600 on a manhattan Beach lot priced at just $140. originally located at 205 15th street, the 900-square-foot home was at one time scheduled for demolition until it was purchased from the owner and transported to polliwog park in 1987. the home was sold and slated to be torn down, said Jan dennis, current board member of the manhattan Beach Historical society and popular local historian. the developer said if we could move it, we could have it for one dollar. this seemed a great way to preserve early manhattan Beach history, although it came with a bit of a struggle. ms. dennis, who was on the city council at the time, explained that the plan to move the home started a bit of controversy as several council members preferred that the house be torn down for scrap, while some community members questioned why this was being done at all. When the final approval came to preserve the home, the next question was: where to put it? We first came up with plans to put it at Bruces Beach, but the residents didnt like that, said ms. dennis. approval was eventually granted from the manhattan Beach school district, which owns polliwog park, to place the home within polliwog park. the cottage, despite surviving transportation to its new location, was apparently in very poor shape, and required efforts from numerous volunteers, contractors, and enthusiastic members of the community to begin the long restoration process. opened as a museum in 1990, the little red House is now the home of the manhattan Beach Historical society.
