Hello Captain Curtis, I have obtained some additional important information in regards to Enzo Vincenzi’s Case #11—083348, which I respectfully request be forwarded to Det. Sgt. Day, Det. Paccione, and Det. Zellman. This information is in regards to Key Mortgage Brokers Inc. and Mortgage Broker David Cooksey (the mortgage broker and mortgage company that brokered the $250,000 interest only balloon mortgage that Miriam Pacheco and Maria Torres obtained from private lender Robert O. Siller in order to prevent Quirino Vincenzi/Leone Mason Contracting Inc. from foreclosing on them). At approximately 1300 hours today, I spoke with Bill Morin of the Florida Office of Financial Regulation (bill.morin@flofr.com) and he informed me that an official EXAM has already been performed on Key Mortgage Brokers Inc. and that they were FINED by the Florida Office of Financial Regulation http://www.flofr.com . Bill Morin informed me that Lee County Sheriff’s Office Economic Crimes Unit can easily obtain the information concerning the EXAM that was conducted concerning Key Mortgage Brokers Inc. by simply making a Public Records Request to the Florida Office of Financial Regulation (If you have a law enforcement contact/liaison in the Florida Office of Financial Regulation I’m sure you can easily obtain the information that way as well). Bill Morin further advised me that Key Mortgage Brokers Inc. is no longer licensed. In addition to the information that I received from Bill Morin, I did a search in the Lee County Official Records and I discovered that a woman named Donna Suzanne Reid was awarded a FINAL JUDGMENT against Key Mortgage Brokers, Inc. for $36,000 (plus pre-judgment interest, and the costs of the action) on September 13, 2010. In the judgment it states that, “KEY MORTGAGE BROKERS AND DAVID COOKSEY ENGAGED IN UNFAIR AND DECEPTIVE TRADE PRACTICES, UNCONSCIONABLE BEHAVIOR, AS WELL AS BAD FAITH AND UNFAIR DEALING IN THEIR INTERACTIONS WITH MS. REID.” It should be noted that the owner of Key Mortgage Brokers Inc. (Barbara M. Petrowitz 1382 Colonial Blvd., Fort Myers, Florida 33907) and David Cooksey (who fled Florida and is now believed to be residing in Nevada) failed to appear or respond to the lawsuit. I have conducted further investigation and have located two possible addresses for David Cooksey (859 Chameleon Star Ave., Henderson, Nevada 89015-2410 and/or 1004 Armillaria St., Henderson, Nevada 89011-3114). The reason that all the aforementioned information that I am forwarding to you is important to the criminal investigation is as follows; After Miriam Pacheco and Maria Torres had stolen the motel/property (Sabal Oasis Inn/also known as Sabal Park Inn)from Enzo Vincenzi they immediately started attempting to take out a loan/get a mortgage so that they could illegally pocket some more money (this is a common modus operandi used by criminals who engage in “house stealing”). Enzo Vincenzi’s father Quirino Vincenzi was attempting to foreclose on Miriam Pacheco and Maria Torres at the time. Miriam Pacheco and Maria Torres first tried to attempt to obtain a mortgage by using a company named GHI Mortgage Inc. (GHI Mortgage Inc.-1407 Viscaya Pkwy # 4 Cape Coral, FL 33990-6200 phone #239-471-7898) however that loan was denied after a representative from GHI Mortgage called Enzo Vincenzi’s mother and father (Violanda Vincenzi and Quirino Vincenzi) and Violanda Vincenzi informed the GHI Mortgage Inc. representative as to the facts and circumstances regarding how Miriam Pacheco and Maria Torres had defrauded Enzo of the motel/property. After having been denied by GHI Mortgage Inc., Miriam Pacheco and Maria Torres conspired with David Cooksey/Key Mortgage Brokers Inc. to obtain a loan, which they desperately needed to prevent Quirino Vincenzi from foreclosing on them (they needed approximately $140,000 to pay off the amount remaining on the mortgage which Quirino Vincenzi held). Despite the fact that there were two Lis Pendens that had been filed against the motel property, one on 03-18-2008 by Leone Mason

Contracting Inc./ Quirino Vincenzi, and another by Enzo Vincenzi on 03-28-2008 (of which Miriam Pacheco and Maria Torres were notified about via certified mail), David Cooksey/Key Mortgage Brokers Inc. still brokered a mortgage deal ( $250,000 interest only balloon mortgage)from a private lender (Robert O. Siller) on behalf of Miriam Pacheco and Maria Torres. Miriam Pacheco and Maria Torres obtained the mortgage with the help David Cooksey/Key Mortgage Brokers Inc. AND Leone Mason Contracting Inc./Quirino Vincenzi’s attorney Michael Randolph Esq. who aided in the conspiracy by providing them with an Estoppel Letter without the authority or permission of his client Leone Mason Contracting Inc./Quirino Vincenzi. The Estoppel Letter falsely stated that Michael Randolph Esq. was the holder of the promissory note (when in fact Leone Mason Contracting Inc/Quirino Vincenzi was the holder of the promissory note as he been assigned the mortgage for the Sabal Oasis Inn back in 2008 NOT Michael Randolph Esq.!!!) and that all the parties at the closing could rely on the Estoppel Letter to consummate the closing. As a result Miriam Pacheco and Maria Torres obtained the $250,000 mortgage from Robert O. Siller on 03-31-2008. The mortgage deal went through on 03-31-2008 despite the existence of the two Lis Pendens’ that had been filed with the Lee County Clerk’s Office and had been made part of the Official Records. It is Enzo Vincenzi and Quirino Vincenzi’s assertion that this was one big conspiracy involving Miriam Pacheco, Maria Torres, David Cooksey/Key Mortgage Brokers Inc., Michael Randolph Esq. (who subsequent to this transaction left the law firm of Fowler, White, and Boggs to take a job with a smaller less prestigious law firm), and last but not least the title company (Atlas Title of S.W. Florida Inc./Frank J. Aloia Jr. of 2250 First St., Fort Meyers, Fl. 33901). The fact that an EXAM has previously been conducted against Key Mortgage Brokers Inc. by the Florida Department of Financial Regulation resulting in Key Mortgage being fined, the fact that Donna Suzanne Reid won a final judgment against Key Mortgage Brokers Inc./David Cooksey for UNFAIR AND DECEPTIVE TRADE PRACTICES, UNCONSCIONABLE BEHAVIOR, AS WELL AS BAD FAITH AND UNFAIR DEALING IN THEIR INTERACTIONS WITH MS. REID , the fact that Key Mortgage Brokers. Inc. has gone out of business, the fact that David Cooksey left the State of Florida and fled to Nevada and never came back to appear at the lawsuit nor even respond to it, ALL give substantial credibility to Enzo Vincenzi and Quirino Vincenzi’s assertions that a criminal conspiracy was committed by all of the aforementioned “players”/criminals. All of this additional information concerning the mortgage fraud aspect to this case is IN ADDITION to the Organized Scheme to Defraud, Grand Theft, and Exploitation of a Elderly and/or Disabled Person crimes which Miriam Pacheco and Maria Torres committed against the Vincenzi’s as proven by the investigation which I forwarded to the Lee County Sheriff’s Office back in January, in which, I clearly prove that probable cause to arrest Miriam Pacheco, Maria Torres, Marvin Torres, and their co-conspirators exists
