Bramblewell Limited are in the process of submitting a planning application to Camden Council for the refurbishment of 11-14 Windmill Street into high quality, Grade A office space
The building is currently empty and has not been modernised for some years. The office space is no longer suitable for a modern, working environment. The proposed development will ensure the building appeals to the modern occupier and retains employment in Windmill Street.

To make it more attractive to potential occupiers, 11-14 Windmill Street will be configured to ensure that it can be let in part (lower and ground floors via a newly created entrance) or in full. This will likely encourage smaller occupiers, something that the current layout does not readily support. The building will also include cycle parking and shower facilities at the lower ground floor. The fifth floor plant at No 14 will be replaced by a new floor of office accommodation. Alongside that will be a new fifth floor on 11-13 and accompanying terrace. The proposed refurbishment will provide a floorspace of 3,179 sq metres and ensure that the building remains attractive over the longer-term.

11-14 Windmill Street was designed as an office building and opened in 1989
It has two distinct parts: o 14, where the main entrance is located, N is a vertical landmark building, topped by a pediment and expressed in precast stone and render. o 11-13, a brick building similar in detailing N to the adjacent Georgian townhouse bay buildings but expressed as a single, long horizontal building. The building has not been modernised for some time and is classified as Grade B office space. It is currently vacant and there is little chance of it being let in its current condition.

The previous residential application


The previous owners of 11-14 Windmill Street submitted a planning application in 2011 that sought to convert the office space into 16 flats. The application was refused by Camden Council due to the loss of employment space this would have entailed. The application from Bramblewell Limited have taken this into account and proposes no residential aspect to the development. The proposed height of the building has also been reduced by one level.

New roof scape for No 11-13 The proposed design continues the tripartite articulation of the facade below. It will create three hipped gable roofs that have a triangular glass slot between them. The roof will continue the existing pitch of the 4th floor gable, with the existing dormer windows on Windmill Street increased in height by 450 mm.

Office space to replace the existing plant room at No 14 Bramblewell Limited are proposing to remove the existing plant room and pediment, replacing it with a new office floor space which has a gable onto Windmill Street. The glass lantern design acknowledges the proposed changes to the ground floor and visually connects the two.

Creation of a unified fifth floor office space The proposed development creates a fifth floor at No 11-13, linking it to the new office space at No 14. The fifth floor office space will include a terrace and accompanying extension of the existing fire escape from the third floor. This is smaller and set further back than the previous extension proposed by the residential application. The proposed plant room will be to the rear of the second floor, screened acoustically and adjacent to the plant of the neighbouring Met Building.

The proposed development will ensure that much-needed Grade A office space is created in the Charlotte Street area
There is considerable demand for office space of this high specification and Bramblewell Limited believes that the changes proposed will ensure that building is attractive for tenants over a 20-25 year period.
