This indenture made on this day 01/03/2013 between Mrs. SAMRITI GARG W/O MR.

RAKESH GARG R/O #1051, MODEL TOWN, PHASE-III, BATHINDA, PUNJAB 151001, Mob. 9780325608 which expression shall wherever the context so admits, mean his include his heirs, executors, legal representative and assign of the ONE part and MR. RAMESH MAAN S/O LATE. SH. BIHARI LAL R/O VILLAGE BHAINSWAL, PO RAJA KHERI, TEHSIL AND DISTT PANIPAT, HARYANA-132103, Mob. 8375995875, EMPLOYEES OF T.C.E., TALWANDI SABO THERMAL POWER LTD., BANAWALI, MANSA hereinafter called the lessee which expression shell whenever the context to admits, mean and include its successors in interest and assign, of the other part witnesseth: Whereas the lessor of premises at #1051, MODEL TOWN, PHASE-III, BATHINDA (TWO BED ROOM, KITCHEN, DRAWING ROOM AND ATTACH BATHROOM), hereinafter called the said premises and whereas the lessor agreed to let the said premies on the following terms and condition hereinafter contained. NOW THIS INDENTURE WITNESSTH AS FOLLOW:-

In consideration the rent hereinafter reserved and the lessee convents and conditions hereinafter, the lessor both hereby unto the lessee the said premise consisting of Mrs. SAMRITI GARG W/O MR. RAKESH GARG R/O #1051, MODEL TOWN, PHASE-III, BATHINDA, PUNJAB 151001, fitting therewith. Mob. 9780325608, more particularly described in the schedule hereinafter written together with electrical installation with fans and

To hold the same up to lessee for a period of eleventh months from 01st March. 2013 to 31st Jan. 2014 @ RS. 5500/- (RUPEES FIVE THOUSAND FIVE HUNDRED ONLY) PER MONTH with including water & sewerage extra charges electricity bill are extra towards rent for the said premise, such rent payable on or before the fifth day of the month in respect of which it become due. The lessee shall make payment Cash/Cheque of rent to pay in the Name of Mrs. SAMRITI GARG.

THE LESSEE COVENANT WITH THE LESSOR AS FOLLOWS: To pay the received rent on the day in the manner aforesaid and including water and sewerage and Electricity Bill charges are extra on or before the payment due date and submit the original bill to the lessor after payment penalties for late payment of utility bills shall be paid by the lessees. The lessee shall pay the above mentioned charges as per meter reading or usage upto and including the last day of occupation of the said premise and get a no dues certificate from the lessor.

To permit the lessor and his agent with or without workmen and others at all reasonable times during the day enter upon the demised premise to view the condition thereof or to carry out necessary repairs thereto. Not to make any additions or alteration in the demised premise except with the written permissions of the Lessor. To use the demised premise for residential purpose by the lessees and not to do or suffer to be dine in the said premises anything which may be or become a source of nuisance or annoyance to the lessor.

To have right to take away any fixture that they may attach to the said premise sum as curtain and order electrical appliance or any items such as owned by tire lessees, and to make good any damages that are occasioned thereby.

vi)

To make good any damage caused due to the negligent act of the lessee or any its servants the quantum of compensation in such case being the new replacement cost of articals or fitting etc so damaged if the article or fitting as such is not replaced to return the house in the same conditions as handed over to the lessees.

vii)

If any taxes are livised impored by central/state/local authorities during the period of tendency of the demised premises than the lesser revised his right to enhance the rent amount and the lessee shall have to pay the same from the date of its becoming due without any claim or condition but the lessee in the above said condition shall be liable for the period of his tendency.

LESSOR HEREBY COVNANTS WITH THE LESSES AS FOLLOWS:i) During the said terms to pay all rates, taxes and outgoing imposed or payable in respect of the demised premise except the charges covenanted to paid by the lessees in clause 5 (i) thereof; ii) On the lessees paying the rent hereby reserved and observing and performing the several covenants and stipulations hereby contained, they shall peaceably hold and enjoy the demised premises during the term hereby created without any interruption by the lessor or by any person rightfully claiming through, under or in trust for him. iii) To keep the said premise with the roofs, walls and passages wind and water tight and the sanitary and electrical installation in good order and repairs and to carry out from time all major structurally repairs in respect there of; 5.PROVIDED ALWAYS AND IT IS HEREBY MUTUALLY AGREED AS FOLLOWS:i) The lease is for a period of 11 (eleven) months with an option to renew the same for a further period on the terms and conditions mutually agreed upon the execution of a new lease agreement. Either party has got an option to terminate this agreement by giving one month notice in writing to other. ii) To lessor shall not be held responsible in any manner by the lessons for any accident or mishap on the said premise during the lease period. iii) Lessor shall not be responsible for any legal/illegal activity of lessees in any manner. SOMESH SHARMA S/O SH. SOMPAL SHARMA R/O #196-497, BUDH VIHAR, ALWAR, RAJASTHAN, Mob. 9918819435, EMPLOYEES OF HMEL hereinafter called the lessee which expression shell whenever the context to admits, mean and include its successors in interest and assign, of the other part witnesseth: Whereas the lessor of premises at FIRST FLOOR, #512, MODEL TOWN, PHASE III, BATHINDA PUNJAB 151001 (TWO BED ROOM, KITCHEN, DRAWING ROOM CUM LOBBY, ATTACH BATHROOM), hereinafter called the said premises and whereas the lessor agreed to let the said premies on the following terms and condition hereinafter contained. NOW THIS INDENTURE WITNESSTH AS FOLLOW:-

The lessee shall make payment Cash/Cheque of rent to pay in the Name of Mr. RISHI GARG. 3. THE LESSEE COVENANT WITH THE LESSOR AS FOLLOWS:
