Activity Snapshot

Can housing bubbles come and go and yet home prices continue to rise? It
seems like an unlikely scenario, but it's shaking out across and within several
provinces. Most people would take slower appreciation in exchange for
avoiding widespread price declines and the accompanying wealth evisceration.
Slower growth always wins over even modest declines. Even if that slower
growth feels painstaking relative to the recent boom years. The overall picture
remains mostly stable and balanced.
New Listings in the province of Saskatchewan were up 5.2 percent to 3,129.
Firm Sales decreased 5.2 percent to 1,567. Inventory grew 3.7 percent to
11 866 units.

Prices moved higher as the Median Sales Price was up 5.7 percent to $274,700.
Days on Market held steady at 50. Months Supply of Inventory was up 10.1
percent to 7.6 months, indicating that supply increased relative to demand.
According to Statistics Canada, the 95,000 new jobs added in May represents
the largest monthly increase in nearly a decade. The exceptionally strong figure
is good news during this cooling phase, since it will reinforce household
incomes and fuel housing demand despite the latest restrictions out of Ottawa.
Additional economic growthparticularly surrounding exports to the U.S.can
only improve matters.
