A dear friend was visiting us from Toronto recently and he was seeking advice while contemplating the purchase of a particular property he was very interested in. He kept referring to ‘valuations’ and how there seemed to be an inconsistency within the marketplace even when including the variables such as schools, proximity to nightlife, parking, etc - all very tangible and reasonable components of course. Then I asked him about their decision making process... was the decision to buy the home financially or emotionally driven? The National Association of Realtors conducts routine studies and in July reported 31% of Buyers in the marketplace are age 33 to 47 (the largest group by age category) and the median age was 39 - ironically the exact age of my friend. It was a very long conversation but a Buyer simply cannot deny that there is someone else in the marketplace looking for the exact same features in a home. Therefore, the largest contributing factor to valuation in today’s real estate market is very simply appeal (or what the theory calls ‘Demand’). It was a healthy debate for hours and he summarized quite eloquently - “So what you’re saying is I have to bid just above what the next emotional Buyer is willing to pay for it”. Exactly.

Shortly after Frank Vanderlip acquired the 16,000 acre Palos Verdes Peninsula with a group of investors in 1913 he developed plans for a golf course on his property. Original plans included the construction of a magnificent golf club on the bluffs overlooking Portuguese Bend, to be known as “Los Palos Verdes Country Club”. The golf links was to include a clubhouse with 150 guest rooms, locker rooms, and numerous dining and community rooms. Other amenities were to include a large swimming pool, tennis courts, polo grounds, and a yacht club with concrete pier. World War I however curtailed these plans for the country club. In the early 1920’s, developers of the Palos Verdes Project built a number of amenities to promote

lot sales in the new community of Palos Verdes Estates. The golf club was constructed at the same time as other amenities of the new city, such as the La Venta Inn and the Palos Verdes Swim Club. Palos Verdes Golf Club opened on November 15, 1924. The golf course was designed and built by the team of William P. “Billy” Bell and George C. Thomas. It is a classic example of courses built during the era that has become known as the “Golden Age of Golf Course Architecture”. Other examples of their work in Southern Calif. include, the North Course at Los Angeles CC, Riviera CC, Bel Air CC, as well as the Ojai Valley Inn Golf Course. The course was designed with ocean views from 14 of its 18 holes. The club was very popular in the 1920’s with celebrities such as Douglas Fairbanks. The land on which the course is situated is owned by the City of Palos Verdes Estates, and the club is operated under a concession agreement with the City. The club is semiprivate, with private memberships sold giving club members priority tee times, and only club members and residents of the City (in the afternoon) may play on the weekends. The public does have access at certain times and days mid-week. The clubhouse was designed by Clarence E. Howard, with landscaping design by the Olmsted Brothers. The landscaping included hundreds of Eucalyptus Trees, which line the fairways of several holes, most of which had been planted years before by early ranchers. The clubhouse cost $60,000 to build, and it was determined almost immediately that it needed to be expanded. Both the course itself and its restaurant quickly became overcrowded. The building was extended 60 ft to the east to make room for a new golf shop and caddy house. The clubhouse was completely remodeled in 2007. The Country Club hosts twice monthly meetings of the Palos Verdes Breakfast Club, a group of Palos Verdes Estates men who have met since the club’s founding in May 1942. The intent of the club was to bring the people of the community closer together during the trying times

brings outdoor landscaping to a new level

As a landscape architect in the Pacific Northwest, Shannon Lester continually came across the same problem. Many of her clients could never find the modern planters they so desperately wanted for their outdoor spaces. That’s when Lester had an idea. What if she created them? With over 15 years of experience designing public spaces and private landscapes, Lester decided to form her own company called Steel Life in early 2012. “I wanted to create architecturally interesting planters that were made in the United States,” Lester said. “I also thought a lot about sustainability.” Hoping to make the perfect planters for cacti, succulents and other droughttolerant plants, Lester designed The Desert Collection. The shape of the bowls eliminate the need for excessive soil and unnecessary water usage that is typically used in deeper containers. The designs also reduce the chance of plants being overwatered and having their roots rot in the process. Steel Life offers five different design options within the collection, ranging in price from $98-$296. Short and tall, narrow and wide, the collection’s planters can fit almost anywhere. The mod dish offers three different height options, while the matchstick planter comes in two different sizes. The three other options in the collection include the jack planter, the shallow root vessel and the living wall. While color options vary depending on the planter, Steel Life planters come in citrus (orange), sky (blue), verdant (lime green), frost (white) and citrine (red).

“I really wanted to bring color into the garden,” Lester said. “These pops of color are really bold and bright. It really is a conversation piece” Assembling the planters in Bend, Oregon, which is a few hours south of Portland, Steel Life works with local artisans, craftsmen and small businesses in the Pacific Northwest. Each bowl is individually spun, with Steel Life using machinery that dates back to the 1900s. A few of the planters are even made from locally salvaged and up cycled steel, while the walnut and American white oak used in the other planters is finished with UV-resistant renewable oils and waxes. And while Lester’s designs were specifically for planters, plenty of customers have found other unique ways to use them. Lester said that she’s seen customers use the planters as fruit bowls, coolers and even letter holders. Receiving interest in Steel Life from all over the country and even into Australia, Lester said she’s sold planters from California to New York. Specifically in Southern California, the planters can be purchased at stores in Palm Springs, Costa Mesa and Irvine. “I really thought about the design,” Lester said. “Unlike a lot of designs out there, the ones I created are for specific types of plants. It has been close to 30 years since Mike Benavidez surfed professionally, but the South Bay native still loves the sport now as much as he did then. Surfing five to six times a week, you can spot Benavidez catching the best waves from the Manhattan Beach pier down to Torrance beach. South Bay Digs caught up with Benavidez at Ercoles in Manhattan Beach, a place he has worked and managed for 25 years, to chat about his time on the professional circuit, his fondest memories and why he still loves to surf.
Tell me a little bit about your connection to the South Bay. I grew up in Redondo Beach until I was 13 and then I moved down to Manhattan Beach at 15th Street and went to Mira Costa. However, they didn’t have a surf team back then, so we would have contests instead against each other and I actually won four years straight. And when I was a senior at 17, I turned pro, which was in 1977. That was pretty unusual then and I was one of the youngest ones on tour.

one heat at a time and would always watch other surfers that were a little better than me so I could learn to do it just as well. It helped me a lot. Because I did so well as an amateur, it made me quite competitive. I always wanted to keep winning. Beating surfers on their home turf was always so much fun. What was it like at that time to compete against so many fellow surfers from the South Bay? When I started on the pro circuit, Californians weren’t known to be very dominant. It was all about people from Hawaii, Australia and South Africa. When I came on the scene, along with Chris Barela, Joey Buran and David Barr, we kind of opened the doors for Californians. We got second to a South African team in a world team challenge there in 1980. People didn’t expect us to do well. It put California back on the map. We were thought of as a bunch of kooks, but we wound up doing so much better than they thought, especially on their own turf in South Africa. A great surfing history exists in the South Bay. Do you wish more people knew

What are your first memories of surfing? No one in my family really surfed. It happened because I played soccer and baseball and then didn’t have much to do in the summer, so I decided to try surfing and picked it up pretty easily. I figured why not keep at it. Within two years, I was the No. 1 amateur in California and won 23 straight Western Surfing Association contests from Santa Cruz to San Diego. It just came really naturally to me. I remember going to Hawaii when I was 16 for a tournament with only $60 in my pocket. I had to qualify for the triple crown, where 12 guys make it out of 300 or so. I finished in the top five of that and did well in so many other contests that I came home with $1,200 in my pocket. What do you love about surfing? I love being out in the water. It is a completely different vibe. When you are out in the water, it is a release. If you love it like I do, it really makes you happy. The main thing I do now is surf a lot and then also help train local kids that want to be pro surfers. One of the girls I am working with now is Natalie Anvinzino. She has won every surfing contest in the South Bay and went to South High in Torrance. Tell me about your time on the pro tour and some of your fondest memories. Well, I did it for about 10 years, from 1977-1986. I always seemed to do really well in California. From ‘79-’81, I won the Hang Ten Grand Prix in the summer and then finished second a few times in the winter. The money I won from these contests wasn’t the thrill, it was competing and winning. It was such a great challenge. Back then, I had sponsors like Offshore Sportswear, Body Glove and Kanoa, who paid for me to travel around the world and surf. Every place I went to--Japan, Brazil, South Africa--was amazing. I would go to Japan during typhoon season and surfed 30 foot waves. What was your focus when you were competing? Did you have a distinct style? I was known as a tube rider and the king of the layback. I always tried to take it

about it? After my era, Chris Frohoff and Ted Robinson, along with Dennis Jarvis, came along and really made a name for the South Bay. After we retired, they took over. Now, Hermosa has the Surfers Walk of Fame. I heard from them about putting a group of us in there because we won an international team challenge in Huntington Beach in 1977. We were all from the South Bay. What are some of your favorite places to surf in California and in the South Bay? My favorite place to go is the South Bay, but I’ll also go up to Malibu, a place called county line. It’s about 30 minutes past the hot spots and not as crowded, which is nice. The reef breaks and it is really mellow. Around here, I surf at Torrance beach and mostly by the Hermosa and Manhattan Pier. Especially in summer, I’m always at the Manhattan pier because of the swell directions. It is also close to work, which is great. It can get pretty crowded, but if it is big, it usually cleans the kids out. After retiring from the circuit, what did you do and how did you get to the point you are at today? I dabbled in construction, but would still surf. I also worked at and ran a few local surf shops that eventually went out of business. It was right at the end of all of that when my boss got a grill at Ercoles and asked me to help run the place. It’s been 25 years and I’m still here. It just suits me because I’m just a mellow, laid back guy. Right after I retired, it was definitely an adjustment, but I can still surf before and after work. My main goal now is to help young kids and make sure they have a good head on their shoulders. I’ll coach them and help them for free. A lot of people will see me surfing and then become more interested in my background and getting help from me. I sort of keep it on the down low. It is nice to know that people know who I am and respect me, but I don’t let it get to my head. A lot of the time people will stop in at the window in Ercoles to say hi or introduce themselves.

This Week… The median list price for Single Family Homes in Manhattan Beach this week is $2,048,450. A total of 76 homes have been on the market for an average of 66 days with an average asking price per sq ft of $852. Days-on-market have been trending down – a positive outlook for the market. Supply and Demand:
The market has been cooling slightly over time and prices have recently flattened. However, we’re still in a “Seller’s Market” as significant demand leaves little inventory available. Half of the active listings have come newly on the market in the past 35 or so days.

This Week… The median list price for Single Family Homes in Hermosa Beach this week is $1,424,000. A total of 28 homes have been on the market for an average of 94 days with an average asking price per sq ft of $791. Inventory has lightened lately and days-on-market is increasing, these are mildly positive indications for the market. Supply and Demand:
Home sales have been exceeding new inventory for several weeks. However prices have not yet stopped falling. Since the market is already in the “Seller’s zone,” expect prices to level off very soon. Should the sales trend continue, expect that prices could climb from here.

This Week… The median list price for Single Family Homes in Redondo Beach 90277 this week is $1,274,500. A total of 22 homes have been on the market for an average of 60 days with an average asking price per sq ft of $612. Supply and Demand:
The market continues to get hotter. More sales demand and fewer homes listed have contributed to a relatively long run of increasing prices. Current supply and demand levels show no sign of prices changing from their current trend.

This Week… The median list price for Single Family Homes in Redondo Beach 90278 this week is $742,000. A total of 15 homes have been on the market for an average of 41 days with an average asking price per sq ft of $502. Supply and Demand:
The market has not shown strong directional trends in terms of supply and demand. However, inventory is sufficiently low to keep us in the “Seller’s market zone” and prices have been moving upward as evidence. Inventory and days-on-market are both trending higher recently, although recent increased buyer demand will temper these negative trends.

Price and Value:
The market for 90277 this week saw relatively little price change from last week. However, we continue to demonstrate a nice up trend in general over the last several weeks and since the beginning of the year.

The market seems to have paused around this price plateau. On a Price per Square Foot basis, we’re seeing fairly unusual market conditions as prices have been in a slight downward trend but price per square foot is actually increasing. (Buyers are paying less and getting less home for their money.) Anomalies like these can be attributed to micro-location variables.

This is a market where watching the value metrics can provide insight that you don’t get at first glance. Despite the fact that home prices are rising fairly consistently, the price per square foot of homes listed is declining. Often this can be attributed to new and remodeled homes on the market. Buyers in the area are paying more but also getting more for their money. Buyers are focusing on the lowest price homes in the area.

A total of 16 homes have been on the market for an average of 171 days with an average asking price per sq ft of $910. Days-on-market is holding steady and more properties are coming available – conditions are mildly positive. Supply and Demand:
The market has not shown strong directional trends in terms of supply and demand. However, inventory is sufficiently low to keep us in the “Seller’s market zone,” and prices have been moving upward as evidence. Inventory has been climbing lately and half of the listings have come newly on the market in the past 130 or so days.

Price and Value:
The market has been on a downward trend, while essentially flat, doesn’t break us out of that cycle. When analyzing the market quartiles, price weakness is evident across the board as all four quartiles have been in price decline in recent weeks. While prices have been basically down or flat, the price per square foot has been heading downward. While not a sign of broad strength in a market, larger homes are coming more available and buyers are tending to get more home for their money.

Price and Value:
Prices continue their climb again this week. We’re a long way from the market’s price high point, but we’ve seen a nice run recently. In looking at the market quartiles, prices at the upper end of the market are showing signs of strength. The market appears to be placing an increasing premium on homes. When list prices and price per square foot consistently increase in tandem, as they’re doing now, you can often find short-term investment opportunities.

This week saw relatively little price change from last week. However, prices continue to demonstrate a nice up trend in general over the last several weeks and in 2013 overall. The price per square foot has been reasonably stagnant lately as the market plateau is seen across the price and value.
