DEED OF ABSOLUTE SALE OF REAL PROPERTY

KNOW ALL MEN BY THESE PRESENTS: That this deed is made and entered this __________________ 2011 by and between BELEN C. ONGTECO, of legal age, Filipino, single and resident of Santo Anghel Norte, Santa Cruz, Laguna, herein represented pursuant to a General Power of Attorney by CLARITA P. ONGTECO, of legal age, Filipino, widow and resident of Santo Anghel Norte, Santa Cruz, Laguna; and hereinafter referred to as the SELLER; and MARCELINO R. SAN LUIS, likewise of legal age, Filipino, married to FLORINDA M. SAN LUIS, and resident of Sitio Pag-asa, Brgy. Pagsawitan, Santa Cruz, Laguna; and hereinafter referred to as the BUYER; Witnesseth, that 1. For and in consideration of the sum of THIRTY THOUSAND PESOS (PHP30,000.00) Philippine currency, the SELLER hereby SELL, CEDE, TRANSFER and CONVEY by way of absolute sale in favor of the BUYER that real property designated as Lot 21, Block 1 of the conso./subd. plan Pcs-04-019989, situated in Brgy, Pagsawitan, Santa Cruz, Laguna, covered by TCT No. T-246078 of the Registry of Deeds of Laguna and hereunder more specifically described as follows Transfer Certificate of Title No. T-246078 A parcel of land (Lot 21, Block 1 of the conso./subd. plan Pcs-04-019989, being a portion of Lot 557-, (LRC) Psd-168720, Lots 557-D-1, 557-D-2, 557-D-4, & 557-D-8 (LRC) Psd-284070, Lots 55-E-1, 557-E-3 & 55-E-8, (LRC) Psd-284073 L.R.C. Record No. ), situated in Brgy. Pagsawitan, Municipality of Santa Cruz, Province of Laguna; Bounded on the NE., along line 1-2 by Lot 22 of Block 1; on the SE., along line 2-3 by Block 10 (Easement) beyond Pian Creek; on the SW., along line 3-4 by Lot 20 of Block 1; on the NW., along line 4-1 by Road Lot 2 (4.00 m. wide) all of the conso./subd. plan. Beginning at a point marked 1 on plan being N. 25 deg. 43E., 263.56 m. MBM No. 7 Sta. Cruz Cad., thence S. 09 deg. 57E., 10.00 m. to point 2; S. 59 deg. 34W., 6.00 m. to point 3; N. 09 deg. 51W., 10.00 m. to point 4; N. 79 deg. 34E., 6.00 m. to point of beginning, containing an area of SIXTY (60) SQUARE METERS. All points referred to are indicated on plan and are marked on the ground by P.S. cyl. Conc. Mons. 15x60 cm.; bearings true; date of original survey on May 1936-May 1937; and that of the conso./subd. survey, December 17, 2006 and was approved on February 28, 2006. 2. The SELLER warrants that she is the owner of the above-described real property, free from any lien or encumbrance. The SELLER further undertakes to defend the ownership hereto sold, transferred and conveyed in favor of the BUYER against third parties whomsoever. And the BUYER hereto accepts the abovedescribed property from the SELLER.
