SHORT SALES ON THE INCREASE
“In a reaction to REO inventories now below one month’s supply, more buyers are turning to short-sales in hopes of snagging the home of their dreams. Relatively, the price-perfoot is on the rise in Sacramento, Placer and Yolo counties, although we are still seeing declines in priceper-foot for El Dorado and Nevada counties. The 8% jump in Pended sales over last month reflects strong buyer demand however, with shortsales having only a 25% successful closing rate, we may not see the same result in future closed transactions. Even the Non-REO inventories have dropped down to a 4 months’ supply which is very different from last year at this time when we had 9 months supply of inventory. We still anticipate large numbers of REO properties to enter the market in late spring but if they are spread out and absorbed quickly there is the real possibility that prices under $200,000 have seen the bottom.” TRENDGRAPHIX’s latest report shows that sales decreased 7% during the month of April for the TriCounty region of Sacramento, Placer and El Dorado Counties. April 2009 sales were 3% higher than April 2008 sales. Pending sales increased by 7% from March to April 2009. April 2009 inventory of 6,821 homes for sale is 42% lower than April 2008 inventory. This is a 55% decrease for the regional inventory record high of 15,302 set in August 2007. COUNTY HIGHS AND LOWS Sacramento County sales decreased 7% from March to April 2009. Inventory decreased 17% during the month of April. Pending sales increased by 5% in the month of April. 62% of the homes sold for under $200,000; 32% sold between $200,000 and $400,000; and 6% sold over $400,000. The average price per square foot increased by 2% during the month of April to $115. Placer County sales decreased by 8% and inventory decreased by 5% during the month of April 2009. Pending sales increased by 6% from March to April. 11% of the homes sold for under $200,000; 66% sold for between $200,000 and $400,000; and 23% sold for over $400,000. The average price per square foot increased 1% during the month of April at $150. El Dorado County showed a 5% decrease in sales from March to April, and the inventory decreased by 1% from March to April. Pending sales have increased 31% during the month of April. 22% of the homes sold for under $200,000; 46% sold for between $200,000 and $400,000; and 32% sold for over $400,000. The average price per square foot increased by 9% during the month of April to $153. Nevada County sales have increased by 67% during the month of April, and inventory increased 5%. Pending sales increased by 16%. 5 % of the homes sold for under $200,000; 30% sold for between $200,000 and $400,000; and 65% sold for over $400,000. The average price per square foot decreased by 2% during the month of April at $185. San Joaquin County sales have increased by 1% during the month of April, and inventory decreased 23% from March to April. Pending sales are down 2%. 51% of the homes sold for under $200,000; 40% sold for between $200,000 and $400,000; and 9% sold for over $400,000. The average price per square foot remained the same at $91 in April.

South Stanford Ranch Garage Sale!
Fun, Fun, Fun Again For Everyone! Our 13th annual South Stanford Ranch Garage Sale was a huge success! We had people streaming in from all areas to find great bargains at the 200+ participating homes! 20 Rocklin teens in red “Rindy” T-shirts held signs, arrows and handed out maps at all the major corners! Miniature “Rindy Garage Sale” signs lined the participating streets. The winning street for this garage sale participant contest was Adobe Rd. They had 9 homes out of 40 on the street sign up and participate. Each one of them won a gift certificate ranging from dinners and Starbucks to movies and gas! Our next garage sale will be in the Sunset West area of Rocklin on July 11th. This will be about the 6th annual in that area. Be sure to sign up and have the most percentage of participating homes on your street for the contest! The 14th annual North Stanford Ranch sale will be August 29th. Our sales are very well known around Sacramento and Placer Counties and are therefore very well attended. Be sure to get on board to sell your buried treasures! Beware of a Possible Verizon Wireless “Trick”!
I wanted everyone to be aware of what could happen to you because it happened to me. Nothing has been proven or resolved, but the facts remain. 2 1/2 years ago, I signed up for 5 phones and 2 wireless cards on a 2 year plan. The sales rep was in a contest to win a fabulous vacation. He sold, traded, switched so many phones for us, and sent a new one when one stopped working. Later I found out he did win the trip. Upon canceling service to get the AT&T I-Phone, I found out that one Verizon phone was put on a new 2 year plan and I was charged an early cancellation fee that they would not reverse even though all other lines were past their 2 year contract. No one told me upon canceling that 1 of the lines would be subject to early cancellation. BEWARE and read their fine print! You, too, could get caught in this trick.
