◦  AQUIRE THE LAND: Our team of experts seek out prime land in the direct path of future development
through due diligence and evaluation.
◦  SYNDICATE THE LAND: We sell interest in raw land to individual investors.

  Investors are able to purchase 1 acre or more by way of cash or financing options.

  Investors receive a Certified Copy of Certificate of Title which reflects their interest in land purchased
by them

  Investors have a major say in every pre-development stage including the final sale of the whole
property, by way of a private vote in person or by proxy (mailed vote)

◦  DEVELOP THE CONCEPT PLAN: We work with planners and engineers to obtain development approvals
and bring each property to the development stage.

◦  INITIATE THE DEVELOPMENT PHASE: Upon approval of the Concept plan, the land is either sold to local
developers, or a joint venture agreement or management agreement is made with a local developer.

If at any time during the any of these stages a vote is required and 60% or more of the investors vote to
sell, all owners receive the same profits based on the quantity of units each individual purchased.

BALZAC WEST LAND INVESTMENT
Description:

 Balzac West is in the Municipal District of Rockyview and encompasses approximately 13 square miles between the
city limits of Calgary and Airdrie.

Proximity to Development:

 The land directly across from HWY 2 from Balzac West is currently being developed. The project is one of Canada’s
biggest retail and entertainment developments that include a Mega Mall, Racetrack, Hotel, and Casino. (see
page 9 - Cross Mills Development)

 Walmart announced development project in Balzac West worth $115 million dollars, a distribution center of fresh
food to Walmart stores in Western Canada. It is expected to generate 800 construction jobs, and then 600 jobs
when it is fully operational in late 2010

Summer 2009 – Cross Iron Mills Development
The United Horsemen of Alberta and Ivanhoe Cambridge have teamed upon a $1.5 Billion retail,
entertainment and commercial real estate project in Balzac East on the northern outskirts of
Calgary. When completed it will be the biggest mall in Canada.

Winter 2010 - Walmart Distribution Center

Among the largest refrigerated buildings in Canada, the centre will be 400,000 square feet and serve
as a distribution hub for fresh food to support the company's expansion of its full grocery Supercentre
format. The facility will generate 1,400 jobs.

It will be located just east and north of the massive CrossIron Mills shopping centre being constructed
off of Queen Elizabeth 2 Highway and Highway 566 East.

Construction of the Balzac distribution centre will begin immediately and will be con-ducted by
Calgary-based development firm Stuart Olson.
