The Madrona Marsh Nature Preserve, located just east of Del Amo Fashion Center and bounded on the north and south by Plaza del Amo and Sepulveda Boulevard, and on the east and west by Maple and Madrona avenues, is considered to be the last remaining vernal marsh in Los Angeles County. Vernal marshes are found in low-lying areas where rainfall runoff accumulates. The Marsh preserve is a remnant of once extensive natural systems that existed along the coastal plain and coastal terraces of Southern California. The preserve is situated on land that has been in oil production since 1924. This is why it was never initially developed for commercial or residential uses. In the early 1960s, this area had been included as a proposed site for a new state college, that eventually became Cal State Dominguez Hills. In 1964, this area was then proposed for a Torrance Municipal golf course, but was never pursued due to high cost estimates to acquire the land. In 1972, Torrance Investment Co., a ﬁrm consisting of developers Ray Watt, Guilford Glazer and Shurl Curci proposed developing the whole parcel for homes, condominiums and ofﬁce space. The group, Friends of the Madrona Marsh was formed in 1972, and together with another group, STOP, Stop Torrance Overdevelopment Plans, opposed the development proposals. Negotiations with environmentalists, debates and environmental impact reports continued throughout the 1970s. In 1980, the developers offered 15 acres for preservation. In 1983, they came up with an offer which eventually would be accepted: 34.4 acres would be deeded to the city, with another 8.5 acres made available for sale. The developers used the land to develop the Park del Amo condominium project. In 1984, Torrance was given a deed to the marsh, but it would be two more years until the arrangement would become formalized. The city ﬁnally won clear title to the land on September 16, 1986. Over the years, the marsh began to take shape as a nature preserve. Tons of truckloads of trash and other dumped debris were hauled away in 1989, and in 1994, 200 tons of inactive oil drilling pipes on the property were dug up and removed. The 8,000-square-foot Madrona Marsh Nature Center located across from the marsh at 3201 Plaza del Amo, opened on Saturday, April 28, 2001. The $1.8 million project was a joint venture of the Friends of the Madrona Marsh and the City of Torrance, using funds from Proposition A, which passed in 1996. Activities include bird and nature walks, natural history classes and workshops, habitat restoration, science and astronomy programs, art exhibits, and children’s nature programs.

Courtney Self, the broker/owner of Hunter Mason Realty, is a funny and likable person with a bold new vision for her real estate brokerage. Hunter Mason’s theme for 2014 is to add not just more agents, but quality agents to their brokerage, making sure that they have top-notch services. “Quality, not quantity,” Self reafﬁrms. A “quality agent” is not just someone who closes a lot of deals; they’re an agent that works well in the progressive, casual environment of Hunter Mason, and who is invested in the local community through charity. They’re someone who “gives back” to the neighborhoods in which they do business. Relying solely on word-of-mouth to acquire new agents on her team, Self herself sets an example by donating to the Peninsula Education Foundation, actively leading cub scout meetings, and devoting the past two years to acting as president of Women’s Council of Realtors. As for clients, Hunter Mason is looking for people that want something good for their money and who are willing to pay for it. Because they sell primarily in the $750,000–$2 million range, Hunter Mason agents have a lot of business and, according to Self, “are readily available, which sets us apart from other companies. It’s also something I want to retain as we grow. I don’t want us to get so big that no one can answer our clients’ questions; I want to make sure clients have easy access and do not have to leave a voicemail and hope someone gets back to them in a day or two.” Originally opened in 2010 in Malaga Cove on the Peninsula, Hunter Mason was ﬁrst named Malaga Realty. Self soon decided to change the name to Hunter Mason — both of her sons’ ﬁrst names. “I just didn’t like the name Malaga Realty,” confesses Self. “Our intent has always been to make it a bigger company regionally. I kept thinking that ‘Malaga Realty’ was really limiting. So, now the joke is I that can’t have any more kids. If I had a girl I’d have to name her ‘Realty’.” After adding new agents, Hunter Mason eventually moved to the Hollywood Riviera. “I think it’s a great location because you’re at the base of the hill but you’re central to all the beach cities and central to Torrance,” says Self. “When we ﬁrst moved here a year and a half ago we had about 25 agents. Now we’re 40 agents with plans to continue to add.” Self has focused mainly on Redondo Beach townhomes and the Silver Spur neighborhood in Palos Verdes (where her own family lives). She’s not tied down by geography, however. Because her clients ﬁnd her 100% through referrals, she goes where her clients are. It surprises Self that people say that the real estate market has ‘gotten better.’ “It’s actually been really good for about the past 18 months or so,” she says. “We had a fabulous year-end, and then all through the spring. In the summer, it just kind of stopped dead. Interest rates went up. It still has maintained a nice steady ﬂow. It still is hard to purchase a property, in certain price ranges, there’s just not that much to buy! Right now, we’re running into people who want to wait until after the holidays to sell, and right now is actually a great time to sell because there are buyers out there. They hear, ‘You can’t sell your home over the holidays,’ and that’s just not true!”

Gavin Hampson was burnt out from his job in the ﬁlm industry as a freelance scenic artist. So, he decided to switch career paths and open Grot at 205 S. Paciﬁc Coast Hwy in Redondo Beach in 1995. “I was getting into my mid-30s then and was working on my knees for 16 to 18 hours a day,” Hampson said. “This shop was a way for me to use a lot of the techniques I had learned and apply it to furniture.” Offering mostly mid-century modern Danish and American furniture, Hampson said most of the pieces in the store right now are from the 1950s and 1960s. His favorite piece at the moment is a Sven Engstrom black arch chair. One can also ﬁnd things like Eero Saarinen tulip chairs, a Nelson bubble lamp and a Tove & Edvard Kindt-Larsen coffee table. Keeping things at a relatively reasonable price, Hampson makes sure customers can ﬁnd items for as little as $50 and nothing higher than $2,500. “This is a place where someone can get a well designed piece of furniture for a reasonable price.
