Hurricane Season Is Here!
June 1st ushered in another hurricane season for Southwest Florida. Please remember to stock up on non-perishables, batteries and water in case we have the misfortune of a storm. Also, please remove any outdoor items that can blow about. Last year we did have quite a few people who ignored this issue, so this year we will be doing a property sweep and any items left out will be disposed of , without question. For those of you who have not experienced a tropical storm or hurricane, the most innocuous item (such as a ﬂower pot) can become a missile in such a storm. If you are not currently in Naples, contact whomever is watching your property and ask them to remove all items currently outside, when a severe storm is threatening.

Parkinson’s Meeting in Clubhouse
We are fortunate to have one of the very few independent Parkinson Associations here in Naples--the Parkinson’s Association of Southwest Florida. The organization was begun fourteen years ago and still flourishes today as one of the most outstanding non-profit organization in Florida with over 1,600 members My father, Glenn Swanson, had Parkinson's disease and my mother was one of the original Board members who, along with several other people, saw the need in Collier County for a local organization to offer education and exercise classes for Parkinson’s patients and their caregivers. They are both gone now, but I have been and continue to be a part of this organization, serving as a volunteer, Chair of the Public Relations Committee, a member of the Executive Board and now Co-chair of the Advisory Council. In September, the Advisory Council will be holding its quarterly meeting at the Key Royal Clubhouse. We will also hold an open discussion for anyone who has Parkinson’s disease, their caregivers, children, grandchildren or anyone interested in hearing about the works of this great organization. Water Meter Inspections We are making our way, slowly but surely, through various units in order to double-check the accuracy of the meters, to ensure that your bills are correct. If contacted by the Ofﬁce to schedule a visit, please work with Susan to facilitate this 5 minute check.
Pool and Spa Rules The rules that apply to the use of the Pool and Spa have been updated and conform to the new requirement set forth by the State of Florida. Additionally, the number of guests that a unit may have has been increased to four from the previous limit of two. Please set up a time to pick up two additional pool passes for your unit. Clubhouse The clubhouse rental fee has been reinstated The refundable deposit remains the same. These fees are $50. for rentals and a separate check for $100 for a refundable deposit. Governing Documents The Declaration of Condominium, Articles of Incorporation, By-Laws and General Rules and Regulations governing use of the community amenities can be found on our website at http://www.keyroyalcondos.com under the “documents” tab. This listing will give you a general idea of what is considered acceptable conduct for residents and guests.

Interior Fire Sprinkler Inspection We recently made our way through the community, accompanied by Fire Department inspectors, to check the interior ﬁre sprinklers. We are glad to report that, with very few exceptions, our community passed with ﬂying colors. Please remember: do not obstruct, paint or tamper with the sprinkler mechanisms in your unit. It’s important to the safety of all of us.
Something New in the Community
We will soon have a new Bicycle Rack. It will be installed next to the garage and adjacent to the pool area. Remember--Bike storage is currently available under the stairwells. We ask that you report any abandoned bikes so that management may remove/secure them elsewhere.

Labor Day Holiday
With the Labor Day Holiday fast approaching, please remember to be safe. Keep in mind that Grilling may only be done on the property in the permanent charcoal grills situated between the buildings. Due to the ﬁre code, you cannot use any other electric, gas or charcoal grills or open of any type on the property. This includes lanais, breezeways, patios, etc. There are always special events going on in Collier County on Labor Day Weekend. Please remember to always lock you vehicle and never leave personal items overnight in your vehicle. Report any suspicious activity to the Ofﬁce or the Security Guard.. If it is urgent, call the Sheriff. Be careful with your gate code. We live in a gated community because of the additional safety it provides. Your gate code is for your personal use only and not to be given out to anyone else. Rather than giving your code to anyone else, simply make sure that you telephone number is on the gate directory. That way, visitors can ring your unit, you can see who is calling on the TV (Channel 95) and you can buzz them in simply by pressing “9” on your phone. All you need is a phone (cell or land line) with a 239 area code. Let’s all work together to stay safe.
A Word About Occupancy
The only people who should be occupying a unit are those who have been approved and are registered with the association. No one is permitted to live in a unit without such approval. Those who do, are subject to eviction and/or other legal action.
Are you aware of the important requirement related you leasing your unit? Before taking the ﬁrst steps toward leasing, you should review those requirements. • All prospective tenants must complete an application with all requested information. • An incomplete application will simply delay the process. • Tenants must provide copies of requested documentation with a check for $100 made out to Key Royal Condominium Association, before processing of their application will begin. • Per our documents, it can take up to 20 calendar days for processing. This means that no tenant should be scheduled to move in until you have approval from the Association; • It is the responsibility of the owner (or the owner’s representative) to see that all keys are delivered to the tenant after they have been approved by the Association. • Any tenant who moves in prior to approval may be rejected and evicted and your leasing privileges will be revoked.

Plan to install a new floor?
There are some recent updates to the speciﬁcations for interior ﬂooring to provide for proper sound and impact ratings throughout the community. When you decide to make a change in the ﬂooring in your unit, you will need to review the new speciﬁcations with your licensed ﬂooring contractor and they will be required to provide a sample of the approved underlayment with the application. All applications are reviewed by the Key Royal Architectural Review Committee before installation to ensure that soundprooﬁng guidelines are conﬁrmed and followed. You may pick up a copy of the new speciﬁcations and application in the ofﬁce or access them on-line at http://www.keyroyalcondos.com Also, please remember that only contractors who are licensed and insured can be used.
Aren’t we fortunate to have the Valet Waste Service! However, there have been a couple of recent changes to that service. Trash pickups are now scheduled for Sunday, Monday, Wednesday and Thursday after 8 pm. And, of course, be sure to bring the rubbermaid container in before 9 am the next day. Tuesday is Recycling Day. Simply put your recyclables in the blue bags (available in the ofﬁce at no cost) and place the bags outside your door by 8pm. How easy can it be! Of course, you can always take your trash to the compactor if you happen to miss the pickup days. And remember, any large items, such as furniture, appliances, etc. should not be put in the compactor. It is your responsibility to arrange for such items to be picked up. Our property manager, Susan, has the names of such service providers.
