Know All Men By These Presents: This Contract, executed by and between the following parties, to wit: ANTONIO MAHUSAY, of legal age, single, Filipino citizen, and resident Brgy V, Daet, Camarines Norte, hereinafter referred to as the FIRST PARTY; and DELFIN MASAYA, of legal age, Filipino citizen, single, and a resident of Brgy. I, Daet, Camarines Norte, hereinafter referred to as the SECOND PARTY; Witnesseth: That the FIRST PARTY, is the registered owner of a parcel of land more particularly described as follows:

A parcel of land ( Lot 1413-F2-A of the subdivision survey Psd-05-022339, being portion of Lot 1413-F-2, psd-05-020911) situated in Barangay V, Municipality of Daet, Province of Camarines Norte, Island of Luzon. Bounded on the SW., along line 4-1 by Lot 1322, along line 1-2 by Lot 1412, all od Cad-238, Daet Cadastre; on the NW., along line 2-3 by Lot 1418-H, Psd-05-011975, Provincial Road (15.00m. wide); and on the NE., along line 3-4 by Lot 1413-F-2-B, Psd-05-022339. Containing an area of FOUR HUNDRED FIFTY FOUR (454) SQUARE METERS. Covered and embraced by Transfer Certificate of Title No. T-44444.
That the FIRST PARTY offers to sell and the SECOND PARTY agrees to buy the above-described parcel of land under the following terms and conditions, to wit: 1. That the total amount of the consideration is EIGHT HUNDRED SIXTY THOUSAND PESOS (Php860,000.00), Philippine Currency; 2. That upon signing of this instrument, the SECOND PARTY shall pay unto the FIRST PARTY the amount of TWO HUNDRED THOUSAND PESOS (Php200,000.00), Philippine currency as DOWN PAYMENT, while the remaining balance shall be paid in FOUR (4) monthly installment in the amount of ONE HUNDRED SIXTY FIVE THOUSAND (PhP165,000.00) by THE SECOND PARTY within FOUR (4) MONTHS from the execution of this instrument; 3. That the FIRST PARTY will execute a Deed of Absolute Sale upon payment of the remaining purchase price; 4. That upon signing of this instrument, the FIRST PARTY shall likewise deliver all the documents necessary for the registration and titling of the subject property in favor of the SECOND PARTY; 5. That the payment of the CAPITAL GAINS TAX and DOCUMENTARY STAMP TAX and all other fees or charges in the registration, transfer of ownership, and/or titling shall be paid for by the SECOND PARTY; IN WITNESS WHEREOF, both parties have hereunto set their hands this 3rd day of April, 2012, in Daet, Camarines Norte.

Municipality of DAET ) BEFORE ME, personally appeared on this 3rd day of April, 2012, in Daet, Camarines Norte, the parties who have satisfactorily proven their identities to me through their proofs of identity above stated; that they are the same persons who executed and voluntarily signed the foregoing contract to sell which they acknowledged before me as their own free and voluntary act and deed. This instrument refers to a Contract To Sell consisting of two pages including the page on which this acknowledgment was written, signed by both parties and their two instrumental witnesses on every page hereof.
