RESIDENTIAL REVIEW: Metro Portland, Oregon
December Residential Highlights
Activity for the holiday season in
the Portland metro area held relatively
steady when comparing December
2001 to December 2000. The number
of new listings increased only 0.3%.
Closed sales increased by a slightly
greater 0.8%. Pending sales show the
greatest amount of growth, up by
1.13%.
Fourth Quarter Report
The fourth quarter of 2001 brought
moderate increases to the numbers of
new listings, accepted offers, and
closed sales reported to RMLS™. New
listings grew by 0.3% (8,357 vs. 8,333),
and closed sales by 0.4% (6,193 vs.
6,166). Pending sales showed the
greatest amount of growth (4.0%), up
to 5, 590 for the fourth quarter of 2001
compared to 5,377 for the fourth quarter of 2000.

December 2001 Reporting Period

A Summary of 2001
The year 2001 saw $5.40 billion
in residential real estate sales for
the Portland metro area, up $500
million from the volume for 2000.
Strong growth in the number of
closed sales made 2001 a record
year. The 26,845 reported sales
represent growth of 8.9% from
2000 and more sales than any previous year. Pending sales grew by
a similar margin, up 9.1%. New
listings, however, fell 1.6%. The
number of new listings entered into
RMLS™ (45,298), has not been so
low since 1996.
Comparing 2001 to 2000, average sales price appreciated 1.2% to
$201,000—the first time it has
grown past $200,000. Median
sales price has appreciated 2.3%,
to $169,900.

December Residential Highlights
The Clark County area exhibited exceptional growth in the number of
pending sales (up 14.5%) reported to RMLS™ when comparing December
2001 to December 2000. New listings and closed sales both fell slightly,
however, dropping 1.3% and 0.3% respectively.
A Summary of 2001
Residential sales volume for the twelve months of 2001 grew to $995
million, up 9.0% from the total volume in 2000. The year showed growth
across the board in other categories. New listings increased by 3.1% (10,500
vs. 10,181). Closed sales grew to 5,523 from 5,168 (up 6.9%). Pending
sales shifted up 11.6% (6,157 vs. 5,515).
Average sales price in the area also showed growth during 2001. For
2000, the average price reached $175,400, but climbed 2.7% to $180,200
for 2001. Median sales price, while lower, grew as well. The $151,500
median price for 2000 increased 3.6%, to $156,900, in 2001.

749). Closed sales grew 9.5% (927 vs. 847). Yet,
new listings fell by 3.5% (1,225 vs. 1,270).

December Residential Highlights
Activity for the Lane County area varied considerably when comparing December 2001 to December 2000. New listings dropped 22.5%. At
the same time, pending sales grew by 18.1% and
closed sales grew by 11.4%. Combined, these developments have led the inventory of active residential listings for the area to fall to 5.7 (in months).

A Summary of 2001
Lane County saw $589 million worth of residential sales in 2001. In fact, closed sales grew by 5.4%
compared to 2000 (3,817 vs. 3,621). At the same
time, the average sales price appreciated by 3.14%
to $154,200. Median sales price for the area grew
by a smaller degree, up 2.4% ($131,800 vs. $135,000).
Still comparing 2001 to 2000, pending sales grew
by 11.6% while new listings fell 0.8%.

Fourth Quarter Report

Douglas County December Residential Highlights
The Douglas County area’s biggest change, comparing December 2001 to December 2000, was the drop
in pending sales (down 23.4%). New listings and closed
sales, though, grew by 2.2% and 3.8% respectively.
Coos County December Residential Highlights
Comparing December 2001 to December 2000 for
the Coos County area shows dramatic growth in pending sales (up 110.5%) and closed sales (up 57.6%). Meanwhile, new listings dropped 27.6%.

For Douglas and Coos Counties combined, residential sales volume in 2001 reached $198 million,
up 3.0% from 2000’s $192 million. The average sales
price for both areas appreciated. Douglas County’s
average price reached $131,500, up 2.3% from
$128,500 in 2000. Coos County’s reached $106,300,
up 2.9% from $103,300 in 2000. The median sales
price reported in both areas also grew, up 3.6% (to
$114,000) in Douglas County and 6.9% (to $93,500)
in Coos County.
