RESIDENTIAL REVIEW: Metro Portland, Oregon
December Residential Highlights
It would be hard to tell there was
a holiday season by comparing December 2002 with December 2001.
Rather than holding steady, all measures of market action grew (see table
below). Chief among them, the number of closed sales was up 21.2%.
Accepted offers were up 11.0%. New
listings also climbed, by 6.2%.
Fourth Quarter Report
December wrapped up the fourth
quarter of 2002 with a nice ribbon of
activity that was significantly higher
than the fourth quarter of 2001.
Closed sales rose to 6,589 from 6,044,
an increase of 9.0%. Pending sales
scaled slightly higher, outpacing quarter four of 2001 by 9.9% (6,178 v.
5,621). New listings grew, by a relatively modest amount of 1.1% (8,903
v. 8,808).

December 2002 Reporting Period

A Summary of 2002
Residential activity for 2002 is
summarized in the Year-to-Date row
of the table below. New listings rose
1.9%, regaining all of the ground lost
in 2001. Other categories pioneered
new territory. Closed sales are
higher than ever, and, compared to
2001 alone, increased by 3.2%. Pending sales showed the same trend, increasing by 2.2%. All of that closing
activity resulted in $5.8 billion of residential real estate activity, an increase of 6.9% over last year’s total
of $5.4 billion.
Aiding the increase in dollar volume was the increase in the area’s
average and median sales prices.
Average price for the twelve months
of 2002 climbed by 4.8% compared
to 2001. Median price climbed 4.1%
during the same period.

December Residential Highlights
No, we are not kidding. Compared to December 2001, the number of
closed sales in Clark County grew by 64.6%. You can see the numbers for
yourself in the table above. More than 200 additional listings were sold,
which, by the way, sets a dramatic new record for Clark County December
sales. Let’s not leave out the other activity, though. Pending sales were up
21.1% and new listings increased by 15.8%.
A Summary of 2002
With the Year-to-Date rows of the table above, we can compare 2002 to
2001. For the year, new listings rose a meager 0.9%. Pending sales, however, jumped 9.6%, and closed sales 14.4%. At the same time, average
sales price appreciated 1.3%. Median sales price was up 1.8%. Price appreciation along with the jump in the number of closed sales combined to
generate the area’s $1.2 billion in residential real estate sales (versus $995
million in 2001), breaking the $1 billion dollar mark for the first year ever.

December Residential Highlights
New listings certainly made a good showing.
December 2002 saw 17.5% more than December
2001 (see table above). Nevertheless, closed sales
were close behind, growing by 15.5%. Pending
sales also stayed in the picture, increasing by
10.1%.
With market action so close in all categories, the
area’s inventory held to the low levels of recent
months—and well below the 5.7-month inventory
of December 2001. The 1,320 active residential listings at the end of December would last 4.0 months
at December’s rate of sales.

A Summary of 2002
December’s jump in the number of new listings
could not make up for the rest of the year. Last year
saw 8.0% fewer new listings than 2001 (see Yearto-Date rows of table above). That wasn’t about to
stop other activities, however. Closed sales rose by
12.0% and pending sales rose by 9.2%.
While closing activity was rising, so were the average and median sales prices for the area. Average
sales price grew by 3.3%, while median sales price
rose 3.6%. The resulting dollar volume for the year
was $683 million, an increase of 13.8% over 2001
($589 million).

Douglas County December Residential Highlights
Pending sales climbed 53.1% when comparing
December 2002 to December 2001, and closed sales
rose by 46.3% (see table above). New listings was the
only category to decline—by 12.8% or 12 listings.

Coos County December Residential Highlights
Market action in Coos County showed fairly even
increases in December 2002. Compared to December 2001, new listings rose by 16.7%, pending sales
rose by 12.5%, and closed sales rose by 17.3%.

A Summary of 2002
Compared to 2001, new listings declined by 9.2%
in 2002. Pending and closed sales increased by 21.1%
and 17.5%, respectively. Residential activity
amounted to $159 million for the area.

A Summary of 2002
At the close of 2002, new listings were down 11.8%
from 2001. Pending and closed sales, however, were
up—by 17.1% and 27.4%, respectively. Residential
activity for Coos County reached $82 million.
