Bluffton, SC now is home to the best hotel in the county! The Inn at Palmetto Bluff was given that honor just this week. This tiny gem of a town, on the southernmost point of the coast of South Carolina, presents a premiere opportunity to start a new mid-range resort concept in the same lovely town as Palmetto Bluff, within the confines of Buckwalter Place, a 94-acre knowledge-based, mixed-use, new town development located in Bluffton, SC, just west of Hilton Head Island. Bluffton’s unique location on the coast and close proximity to Hilton Head and Savannah, GA contribute to its continuing to be one of the fastest growing towns in South Carolina. The goal of Buckwalter Place is to expand the economic base of the Town of Bluffton and the region by attracting knowledge-based companies that produce primary, high quality jobs as well as quality retail, restaurant, finance, entertainment, integrated residential and other uses that complement the unique atmosphere envisioned for Buckwalter Place. According to Smith Travel Reports and other hospitality studies done for the Bluffton region, hospitality choices are limited in range. On one end of the spectrum are the limited service hotels on HWY 278 (Fairfield Inn, Hampton Inn, Holiday Inn Express, Candlewood Suites, Hilton Garden Inn, and Comfort Suites). On the other end of the spectrum is Palmetto Bluffton and its high-end inn run by Auberge Resorts, which caters to the ultra-wealthy. While these hotels each cater to their respective target market and consumers, a real opportunity exists to develop an integrated product that caters to the middle of this spectrum at Buckwalter Place. A product that includes a hotel with more than a cold continental breakfast, more choices and opportunities to engage in activities, is attractive for more than a one night stay. This type of product caters not only to visitors to the Hilton Head Island beaches, but also to the visitors interested in the history and culture of Savannah (same distance as Hilton Head) and Beaufort, SC. Bluffton is centrally located, has spectacular natural beauty, and is funky, artsy and full of southern character. It is time to capitalize on its uniqueness and proximity to these rich and world renowned regional amenities.

Why is the concept for a Buckwalter Place Resort a unique opportunity? This hotel opportunity is part of the region’s first integrated mixed use town center. A public- private partnership between the Town of Bluffton and Parcel 6, LLC, the developer of Buckwalter Place, this project is highlighted as the future major growth center for the Bluffton and greater Bluffton region. Today, there exists approximately $125mm of horizontal and vertical infrastructure at Buckwalter Place. This includes a high quality grocery store (Publix), an integrated family entertainment center and potential adjacent entertainment district, CareCore National (100k SF corporate headquarters), the Bluffton Law Enforcement Center, McDonald’s, Exxon and the Buckwalter Place Greenway trail surrounding the property. Additionally, the project is equipped with a multi county business and industrial park status. This status allows the project to potentially reinvest a portion of the property tax revenue stream back into the project via infrastructure, credits, etc. While these components are working very well together and will be a great complement to the Buckwalter Place Resort facility, the real opportunity lies with the adjacent Island West golf course owned by Brown Golf Management ( This connection is essential to providing an integrated resort experience within a vibrant atmosphere like Buckwalter Place. Not only has the golf course owner expressed his intention and desire of becoming a major part of the hospitality opportunity at Buckwalter Place, this partnership offers the chance to differentiate a Buckwalter Place resort from any existing product in Bluffton and Hilton Head. While Hilton Head has many resort hotels with adjacent golf courses, it cannot and does not offer walking distance availability to a family entertainment center, including bowling and arcade, a large, state of the art movie theater, restaurants for dining out, a high quality grocer, should you choose to dine in, miles of trails to bike and walk, and houses of worship virtually across the street.

Visibility and signage for the Buckwalter Place resort is better than any signage package in the Lowcountry. Not only does Island West front US 278, the project also has signage opportunities on HWY 170, Bluffton Parkway and Buckwalter Parkway. The owners of both Brown Golf Management and Buckwalter Place are possibly willing to provide equity to/for a hotel development partner at Buckwalter Place. This level of commitment will not only provide a high level of assurance as to how much opportunity exists but also help the potential partner develop and finance this project accordingly. The connection to Island West is critical to the overall success of the resort.
