Regardless of the method of delivery, the RFB document must be received within the time period
mentioned above. Any bids received before or after that time will not be considered for the 2009
Landscaping contract.
We will attempt to notify all companies of the PSFHOA Board's decision no later than October 17, 2008.

FORMAT OF BID RESPONSE: Bidding companies do not have to use this document to respond. However, if using a different format,
you must include all elements below this section to ensure that your bid can be competitively compared
to other bids received. If any items are missing, your bid may be immediately rejected. Commercial
references are requested at the end of this document. Also requested are photos of seasonal color
installs that have completed by the bidding company (if available).

Definition of Common Areas: 1. Entrances to both Saddlebrook Farms and Steeplechase Subdivisions - including frontage areas
beyond the entrances along Old Cartersville Road to the end of the subdivision front boundary. This
area is approximately 4'-5' in depth from the road edge.
2. Area around and behind the Gazebo/Bus Stop at the Saddlebrook Farms entrance. This coverage
area boundaries are a brick/block wall to the west, tree line to the south and east, and sidewalk to the
north.
3. Court islands (2) on Stallion Run.
4. Inside Fenced Pool Area.
5. Walking Trail in the Pool/Tennis Area.
6. Both children's playgounds (not including mulch replacement)
7. Lawn area at entrance to pool driveway and south/west border across from the pool driveway.
8. Ditch area across from the pool driveway entrance on the corner of Saddle Brooke Drive and Bridle
Court.
9. Area in front of graveyard on Brooks Road.

Common Area Maintenance - A) Mowing/Trimming/Blowing of Sidewalks of all common areas and sidewalks will be done in
Mowing/Trimming/Blowing Sidewalks/Fertilizer and accordance with the Warm Season Turf Service Calendar provided.
Weed Control/Trash Disposal:
B) Fertilizer - To be administered according to the Wam Season Turf Service Calendar provided.
C) Weed Control Pre- and Post-Emergent - Will be applied according to the WarmSeason Turf Service
Calendar provided.
D) Spraying of weed killer on all mulch and pine straw beds as needed to control growth. Inspection and
treatment should be based on the Bed Areas Service Calendar provided.
E) Trash Disposal - Trash cans located around the walking trails, basketball court and playground (total
of 6) should be emptied on each service visit (including service visits that don't have mowing/edging) and
bags replaced. Trash should be placed in larger trash cans located at the entrance of the pool area.

Maintenance of all Beds (mulch, pine, flower): A) Seasonal color will be planted twice a year in the existing beds located at both front entrances to the
subdivisions. Two beds are located at the front entrance to Saddlebrook Farms and one bed is located
at the front entrance of Steeplechase. The ACC will approve the proposed design and selection of
plants/flowers two weeks prior to the installation. Provide a $/flat (18-4" pots) charge for plants/flowers
including installation and other materials (soil conditioner, fertilizer, mulch, etc.) at the space provided
near the end of this document.
B) Edging of turf borders and flowerbeds will be performed according to the Bed Areas Service Calendar
provided for definition during the growing season and throughout the year.
C) Flowerbed trenching will be performed twice a year according to the Service Calendar.
D) Weeds will be sprayed according to the Service Calendar.
E) Shrubs and decorative trees in the defined common areas will be trimmed and prined as needed to
maintain an elegant appearance.
F) Removal of minor natural/manmade debris according to the Service Calendar.
G) Removal of dead shrubs as needed. Replacement of shrubs and/or trees will be performed at an
additional expense to be approved by the ACC and HOA Board.
H) Leaf removal to be performed in the fall until natural defliation cycle has been completed.
I) Power blowing of all hard-scape surfaces to be performed according to the Service Calendar.
J) Core aeration to be performed once per year based on the Warm/Cool Season Turf Service Calendar.

K) Ant control applied as needed.

Installation of Pine Straw to Common Areas: A) Three times a year, pinestraw will be installed as an additional expense. Approximately 400 bales of
pinestraw is needed to cover all common areas in the Fall (after the majority of leaves have fallen). In
the Spring only refresh of pinestraw at entrances and around the common area is needed and smaller
number of bales will be expected. Please provide a $/bale installed charge in the space provided near
the end of this document. If another vendor provides lower $/bale installed cost, the PSFHOA reserves
the right to use the other vendor if the contracted vendor cannot meet that price.
Installation of pine mulch to Bullet islands on A) Twice a year, mulch will be installed on the court islands on Stallion Run as an additional expense.
Stallion Run: Approximately 12 bags/island are needed to cover the beds on the islands. Please provide a $/bag
installed charge in the space provided near the end of this document.
Abatement Service: A) Provide abatement service (cut front and/or back yard, edge, blow, cut down weeds) for various
residential properties within the subdivision when requested by any HOA Board Member. Please provide
$/yard in space provided near the end of this document.

Drainage Ditch (across from pool driveway): A) Sprayed with foilage killer twice per year.
B) Cleared of all trash at the time of treatment.
C) Removal of dead foilage following treatment.
