RE: Quotation , Swan Gardens and Swansea Mosque –Party Wall
We acknowledge receipt of your enquiry in respect of the above, and now have
pleasure in submitting our quotation as follows: constructed of 100mm dense concrete
blockwork tied back to existing timber frame of Swan Gardens generally in
accordance with your drawing numbers: Architect DETAILED DESIGN: Party Wall
Details Revisions, A - General amendments . 20/11/09, and Structural engineer’s
Sheet No SK11C 11/09
Price: £23,375.00 excluding VAT
We have taken into consideration the following in compiling this quotation:
1. Proposed wall to be constructed of 100mm dense concrete blockwork tied back to existing
timber frame of Swan Gardens with DD140 timber frame wall ties at 4.4 ties/m2, i.e. 375mm
vertical centres for studs at 600mm centres and 525mm centres for studs at 400mm centres.
2. Masonry wall ties to be installed at a maximum of 450mm centres vertically and 750mm
centres horizontally to suit a cavity width of 110mm ready for proposed inner skin of new
extension, BBA-approved wall ties & clips to be used.
3. Existing roof to be extended over proposed outer skin prior to commencement of proposed
extension.
4. Existing brickwork cladding of Swan Gardens to be extended to meet proposed outer leaf,
proposed brickwork to be carefully toothed into the existing courses to match existing bond,
colour & texture.
7. Exposed sheathing board to be covered with new Tyvek Housewrap breather membrane or
similar approved.
8. Existing & proposed breather membrane laps to be firmly fixed back to the timber frame to
prevent damage with stainless steel staples. Laps in breather membrane to be 150mm vertical
lap and 100mm horizontal lap minimum.
9. Flexible cavity barriers to be provided at all wall / party floor junctions, Isover cavity
barriers or similar approved.
10. Grouting beneath the raft foundation by the following method:-
1. Drive a series of grout probes along the boundary to a depth of 1m horizontally.
2. Shutter and cast a concrete dwarf wall to seal the face of the fill material.
3. Insert a grout lance and pneumatic packer in to each probe hole and inject
cementitious grout into the loose granular material.
