Interest rates lower than predicted

Buying a home this summer is easier and cheap-

er than Wall Street experts expected it to be. Con-

sumers interested in purchasing homes or refi nanc- ing are likely to save plenty of cash if they take action now and take advantage of low rates. During the week of July 10, 30-year national mort-

gage rates averaged out to 4.15 percent, while 15- year national mortgage rates averaged out to 3.24 percent, according to Freddie Mac and the Associ- ated Press. The 5.5 percent mortgage rate prediction given by

economists and industry analysts, including the Na-

tional Association of Realtors, seems to have been offset by a slow home buying season, brought about by the weak U.S. economic recovery. Thirty-year rates started at 4.52 percent Jan. 2, went down to 4.41 percent April 3, and continued

falling to 4.12 percent July 3.

While there have been ups and downs over the

past six months, the overall trend downward has been steady, making affordability within reach of more home buyers. With mortgage rates down, meeting loan require- ments set by the FHA and VA has become easier. Mortgage applicants willing to pay a full discount point or more can help lower their mortgage rates even more, sometimes below 4 percent, experts say. And the time it takes for processing and approving loan applications has gotten faster, going from the 2013 average of 46 days, to an average of 40 days. When purchasing a home, one simple way to save money is to have good credit. Buyers with good credit could pay between a quarter and half a point less than the average interest rate. Building up good credit, knowing what you can af- ford, and taking advantage of current rates can lead to thousands in savings in the long run. But 2014 continues to surprise analysts, so don’t expect rates to stay comfy forever.
