Deal Evaluation Questions and Instructions

Please complete these questions along with the Seller Property Questionnaire and the comps and email completed forms
to deals@jeffkaller.com or fax to 877-755-3397. Please read this form in its entirety:

1. Obtain comps from a Realtor on the property (the comps should include the subject property
side by side with recently sold properties; please do not send individual MLS as part of the comps.
These are very time consuming to review). Have Realtor include a 60 day Market Price (what the
Realtor thinks the property will sell for quickly in 60 days). Comps have to come by PDF. Sofia does
not like using the links sent by Realtors because the links do not always open.
Your comps should be as follows:
3 low; include subject property to compare against the 3 comparables
3 high; include subject property to compare against the 3 comparables
60 ay Market sales price (what the property will sell for in 60 days)
The low and the high cannot be on the same comps. A qualified Realtor will know how to prepare that.
If you do not know how to convert a Realtor review the Expert Call March 2009 for conversion.
2. Are you confident about the 60 day sale price?

3. Is there a sale date (auction)? Extremely important that we know this. If there is and it’s within the next
3 weeks, please review the Expert Call July 2009 in Short Sale Protégé on how to do this. You will have
to stop the sale. _________________________________________________________________
4. Tell us how desirable the area is - is it a hot area easy for re-sale.

5. Is the Seller clear on the transaction; will the Seller have any problem recording a Deed? (A Deed will
not be prepared or requested from the Seller until the bank has sent us a Short Sale Approval letter).

7. Is the property currently listed? ____________ if yes, send us a scanned copy of the Listing
Agreement and MLS for review.

Once questions are answered, I will be able to fully evaluate the property. After we evaluate property you will be sent an
email with a link to gain access to Software. Please follow the instructions on the email to be able to view property file.
This email may go to spam make sure you check there also. If you cannot seem see your file let us know so we can
correct this right away. (This will be done after the file has been accepted you will be able to see it in Software and we
will email you that it has been accepted).

When replying include the property in question in the subject line as follows: abbreviated address, abbreviated State,
Homeowner last name, your last name is parenthesis
Ex: 123 Coin Height FL Homeowner’s last name here (Your Last Name here)
This is so helpful for us to keep track of the many properties we are working with on a daily basis. Only include questions
for the property in the subject line, if you have another property please send an email with that property address in the
subject line. We store all data on computer server by property.

You will receive an acceptance email and PDF documents emailed to you. Please read the instructions carefully in the
email on how to prepare the package for submission. It is your responsibility to communicate with the homeowner an
agent during this process; we will not communicate with via email or phone. Remember to collect updated documents
(bank statements and paystubs) each month and automatically send those into us.

Please be advised that if we do not get a response to questions above within fifteen (15) days of this email this file will be
closed and not accepted. We will no longer be using the ticket system to respond to deal questions. Use
deals@jeffkaller.com for questions and remember to review the notes section in Deal Profit Pro after the file has been
accepted.
