Why am I struggling to
find a property to rent?
With property buying and selling more
buoyant than it has been for some time
thanks to the recovering economy, it
seems many have forgotten about the
individuals looking to rent a property.
Whether you are a young person look-
ing for a property stop-gap or a family
looking for an affordable place to call
home, we receive hundreds of enquir-
ies from people who are struggling to
find suitable rental accommodation.
Here I answer the all-important ques-
tions on every prospective tenant’s list.
What has happened
to the rental market?
During the depth of the reces-
sion many homeowners put their
properties on the rental market
reluctantly after failing to secure
a buyer.
Now that serious buyers have
returned to the market the result
is more sales but this is not good
news for thosefamilies – andthere
are still many - looking to rent.
Unlike the market in rental flats,
there are no investors buying up
family homes for rent to replace
the stock that is now being sold
off with increasing regularity.
Buy-to-let landlords are also tak-
ing advantage and leaving the
market, leaving tenants without
properties in favour of selling up.
What is the government do-
ing about the rental crisis?
Whilst serious and first time buy-
ers are bolstered by government
schemes like Help to Buy, which
increases the credit that people
can apply for, the government
has not built enough homes to
keep up with demand. The situa-
tion is also worsened by the fact
that the government does not
own much social housing as these
have been sold to housing asso-
ciations and private landlords.
What does the increased demand
mean for those looking to rent?
Demand for rental properties
across the UKincreased by 18%in
July and by 7% since June, whilst
supply fell by 19% and 1% respec-
tively, according to Sequence in
a report where hundreds of let-
tings were carefully analysed.
The increased demand means
a price rise so even if a place is
available some people can of-
ten get priced out, and across
the UK those looking to rent a
property face paying costs 14%
higher than buying a home.
What does the future hold
for the rental market?
Whilst the rental crisis is cur-
rently in full swing, market con-
ditions are set to ease over the
coming months. The increased
number of buy-to-let mortgage
products available from lenders
will also resolve the shortage fur-
ther, introducing new landlords
back into the market.
