following are nancing op5ons available for both private schools and public charter schools to
support new school starts or expansions through Landmarks network of nancing partners and
real estate developers:

1. EPR + Real Estate Developer REIT (Available now with $500 million/year capacity)

School Growth Financing Op5ons

EPR Proper5es (NYSE: EPR) is a publicly traded real estate investment trust that Landmark
brought into the educa5on space. Together with a few real estate developers, EPR provides long-
term nancing for educa5on proper5es.
Up to 100% nancing on property for new and established schools as single nancing through
all phases from property acquisi5on and construc5on to permanent. No equity required.
Credit established through opera5ng cash ows.
Structured either as a 20 year triple-net lease or a mortgage (with similar economics) with
school-driven buy-out op5ons and automa5c renewals.
Can be setup as a program with school operator for phased build out and mul5ple campuses.
Investor opportunity to provide equity with pro-rata lease rate returns plus poten5al spread
between the master lease and sublease.

2. EB-5 OperaGng and Real Estate Capital (Available Q2 2015)
Leverages immigrant investor funding through regional centers in certain geographies.
$500,000 to $5,000,000 nancing ($500,000 to $1.5 million in opera5ng/startup capital plus
balance in real estate equity capital to work in conjunc5on with EPR) structured as a 5 to 7
year debt.
Interest only in years 0-3 and amor5za5on between years 4-7.
Immediate capital availability when combined with bridge nancing against an EB-5 escrow
account and backed by le_er of credit (provided by third party or school.)

3. SFFC operaGng and real estate capital (Available Q2 2015)
$500,000 to $5,000,000 nancing ($500,000 to $1.5 million in opera5ng/startup capital plus
balance in real estate equity capital to work in conjunc5on with EPR) structured as a 5 to 7
year debt.
Interest only years 0-3 and amor5za5on between years 4-7.
4. California Non-Prot Loans (Available Now)
$500,000 to $7,500,000 nancing for opera5ng and/or real estate.
Must be California non-prot en5ty to receive loans.
Low interest 5 year debt.
