SELF-ADJUDICATION WITH SALE

OF A PORTION OF AGRICULTURAL LAND

KNOW ALL MEN BY THESE PRESENTS:

I, PRIMA LACANDULA, senior citizen, Filipino, widow and a resident of Brgy.
Balocawehay, Abuyog, Leyte, for and in consideration of the sum of TWENTY-FIVE
THOUSAND PESOS (P25,000.00) Philippine Currency, received to my entire satisfaction from
NENITA A. VALIDA, of legal age, Filipino, widow and a resident of Brgy. Balocawehay,
Abuyog, Leyte, do by these presents hereby SELL, CONVEY, CEDE and TRANSFER by way
of absolute sale unto NENITA A. VALIDA, her heirs and assigns the one-seventh (1/7) portion of
an agricultural land adjudicated to me, more or less described and bounded as follows:
ONE-SEVENTH (1/7) portion of an agricultural land situated at Brgy.
Balocawehay, Abuyog, Leyte, covered by Original/Transfer Certificate of Title
No. ________ and Tax Decl. No. ____________both in the name of Bruno
Lacandula, containing one-seventh (1/7) of the whole area and adjacent to the
land of Jaime Valida, more or less bounded on the N by the remaining portion of
the same land share of the other co-heirs; S by remaining portion share of another
co-heir; E, Lot No. 3890 Jaime Valida; and W by remaining portion share of coheir. Said area can be determined upon the actual partition of the whole parcel of
land among the seven (7) heirs.
I HEREBY DECLARE that I am the owner of the one-seventh (1/7) portion of an
undetermined area described above, having adjudicated the same as my exclusive share from the
property of my deceased father Bruno Lacandula, who died on June 15, 1951 in Abuyog, Leyte as
one of the seven heirs; and as such, I adjudicate the same portion of land as my exclusive share,
free from all liens and encumbrances of whatever nature; that I hereby warrant the peaceful
possession and ownership thereof against any person(s) whomsoever lawfully claiming the same.
This Deed supersedes any instrument that I executed in favor of any Valida family member, as the
consideration was actually paid by herein buyer.
