THREE (3) DAY NOTICE TO VACATE PREMISES

[PURSUANT TO CALIFORNIA CODE OF CIVIL PROCEDURE 1161(4)]

AND ALL RESIDENTS, TENANTS AND SUB-TENANTS IN POSSESSION OF THE
RESIDENTIAL PREMISES LOCATED AT: 3021 MAISON WAY, SACRAMENTO, CA 95864,
COUNTY OF SACRAMENTO.
PLEASE TAKE NOTICE you are hereby notified that pursuant to the rental agreement under which you
hold the possession of the premises described in this notice, you are requested to quit and deliver
possession to the undersigned Landlord/Agent at the expiration of THREE (3) DAYS after service of this
notice upon you.
You are being served with this notice based on the fact that you have breached certain covenants contained
in your rental agreement. This being that you are committing, permitting to exist, or engaging in illegal
conduct which constitutes a Nuisance as defined by California Civil Code Section 3479. This Nuisance is
jeopardizing the safety and creating an unreasonable interference with the comfort and enjoyment of other
residents and the general public.
The following incidents/reports have been documented by the Sacramento Sheriffs Department,
Problem Orientated Policing Detail (POP), in addition to, other residents in the local area:
1) On 08/26/2014 the POP detail arrived at the residence due to local residents complaints of
drug trafficking and the coming/going of individuals at all hours of the day/night. An arrest
was made of a non-resident individual that was wanted for a felony drug warrant.
2) On 09/16/2014 the POP detail arrived at the residence to follow up on the prior incident of
08/26/2014. A felony arrest was made of a non-resident individual that was in possession of a
controlled substance at/in the residence.
3) On 09/30/2014 the POP detail arrived at the residence to inquire/search for a non-resident
individual that was known to frequent the residence and wanted for a felony warrant.
PLEASE TAKE FURTHER NOTICE that unless you vacate the premises WITHIN THREE (3) DAYS
as required by this notice, the undersigned does hereby elect to declare a forfeiture of the rental agreement
and will institute legal proceedings against you to recover possession of the premises plus court costs,
attorney fees, and for such further relief as the Court may deem proper.
