Both parties agreed to make this agreement with the following terms :
Clause 1
1.

This lease agreement is for a period of 9 months and effect from 27


May 2014 until 27 February 2015. This agreement may be extended with
the terms agreed by both parties.

The termination of the contract before the expiration of clause 1.1 then
LESSOR does not return the remaining money and LESSEE do not sue
LESSOR.
Clause 2

1.

House for rent payments Rp. 90.000.000,- / 9 bulan paid to the


method of :
a. 50% down payment is paid when the agreement is signed.
b. Repayment is paid when the key handover / or the house will be occupied
by LESSEE / at the latest 27 May 2014.

This letter agreement also serves as a receipt of 50% down payment
from LESSEE to LESSOR in amount of Rp. 45.000.000,-. (Clause 2.1.a)
Clause 3
1.

LESSOR handed the house to LESSEE along with their furnishings item
in good conditions that can be used by LESSEE.
2.
Upon the termination of this agreement, LESSEE have to hand back the
house and furnitures in good conditions to LESSOR.
3.
All minor and major damage borne by LESSEE unless the damage was
not caused by LESSEE (force majuer) will be borne joinly by LESSOR and
LESSEE.
Clause 4
1.

LESSEE are willing to use the house as a residence and not perform the
activities that violate Indonesia law / provisions of state law / religious law
applicable during stay in the house.
2.
LESSE not allowed to change the building or move rented to another
party, unless there is written permission from LESSOR.
3.
Costs arising from the increase of electric power and restore back be
borne by LESSEE.
Clause 5
1.

During the rent, LESSEE required to provide a deposit Rp. 3.000.000,in cash to LESSOR.
2.
The Deposit will be return in cash to LESSEE, after all billing (electricity
PLN, water PDAM, telephone TELKOM, internet SPEEDY, TV Cable
INDOVISION & Security System) during the rent are Paid.
Clause 6
All dues or donations residents and property tax dependents LESSOR during
the ongoing agreement.
Clause 7
All provisions are not stipulated in this agreement will be set later in the
addendum are an integral part of this agreement and will be decided together.

Clause 8
In the event of a dispute over the content and implementation of this
agreement, both parties will resolve it amicably.
2.
If settlement is not successful deliberation, then both parties agree to
resolve through the Law.

Similarly, the agreement was made and approved and signed by both parties in
the presence of witnesses known by both parties and made in duplicate duty
stamp enough that each has the same legal force.
