Make THE MOST Of Your Home Appraisal

HICKORY, NC When homeowners think
about renovating their properties, many
rst need to secure some funding to nance such projects. Some may tap into
the equity of their homes by renancing an
existing mortgage, while others may apply
for home equity loans. Taking the latter approach may require certain steps, including
an assessment of how much the home and
property is worth.
Home appraisals compare your home to
neighboring properties to determine your
homes current market value. Homeowners
can facilitate the process by having certain
information readily available for the appraiser. When preparing for appraisers, homeowners should consider and collect the
following information:
If your home was built on the largest
lot in the community.
If you have made significant upgrades
since it was last appraised, such as
installing a new roof or siding. Do
not overlook smaller renovations,
like extra insulation added or sealing
drafty windows, which can increase a

homes value.
Proof that you have used sustainable
resources or if you participated in any
energy-savings programs.
Naturally, any expansion projects, such
as adding another bedroom or extending
the footprint of the home, should be mentioned.
A real estate appraiser is a certied,
licensed professional who will do his or
her best to determine the value of your
home. The appraisal provides banks with
information that can tell loan ofcers if the
house is worth the loan amount. Expect to
pay a fee for the appraisal, which is generally included in your closing costs.
The appraiser gathers information for the
appraisal report from a number of sources,
but the process often begins with a physical inspection of the property, both inside
and out. He or she also will compare your
home against a few others in the neighborhood, which are known as comparables, or
comps. Appraisals will be based on recent
prices of comparable properties as well as

other factors.
Apart from the improvements done to
the home, there are other ways to get a
higher appraisal amount. The appraiser
may consider the overall maintenance of
the home and property. It is wise to consider curb appeal and ensure the home is
clean and maintained when the appraiser
arrives. Minor repairs or common maintenance can impress the appraiser. Removing
clutter and cleaning up the homes interior
can make the home appear larger, possibly
increasing its value as a result.
It may be worth it to invest some more
money into the property before having an
appraisal done. A study sponsored by the
National Association of Realtors says wood
oors, landscaping and an enclosed garage
can lead to a more favorable appraisal.
An appraiser will spend roughly 30
minutes in a home. Try to give that person
space to do his or her job. Following the
appraiser around during an inspection can
raise a red ag that something is wrong
with the house that you do not want to be
seen. Turn lights on throughout the house,

make sure the heating or cooling system is

functioning at full capacity and keep pets
locked away. Move items that can impede
access to basements or attics.
An accurate assessment of the value of
your home will give banks the information they need to determine loan amounts
for future renovation projects. Providing
background information on the home and
having a well-maintained property can improve the chances of a favorable appraisal.

Is it Time to Add a Half-Bathroom?

When it comes to renovating a home,
homeowners expect to spend money. No home
renovation or home improvement project is free,
but some are less costly than others.
The addition of a half-bathroom is a
popular project among homeowners, and it
wont necessarily break the bank. If converting
existing oor space into
a half-bathroom, such a
renovation can cost as little
as a few thousand dollars,
making the addition of a
powder room one of the
few home improvement
projects where the value
added to the home exceeds
the cost of the renovation.
Before deciding to add a
half-bathroom, it helps to
consider some of the pros
and cons of the project.

Pros

Convenience: A halfbathroom is often added

on the homes main oor or in the basement or
attic. This makes it more convenient for guests
to use the restroom during a dinner party or
when coming over to watch the big game in a
basement home-theater area.
Problem-free: Half-bathrooms are smaller
because they dont have a shower or bathtub.
That means common bathroom problems like
mold and mildew are not as big a concern as
they are for full bathrooms.
More choices: Because mold and mildew
arent likely to present a problem in a half-

bathroom, homeowners have more options

at their disposal when choosing oors and
countertops.

Cons

Space: As their name implies, half-bathrooms

are much smaller than full bathrooms. As a
result, they tend to feel cramped.
Value:
V
Though an inexpensive
half-bathroom addition might
recoup its value and then some
at resale, the project wont add
as much resale value to a home
as a full bathroom addition
might.
Loss of storage: If storage
around the house is sparse,
homeowners might be better off
keeping the area designated for
the half-bathroom as a storage
closet instead of a bathroom.
Once the pros and
cons have been weighed,
homeowners who want to
go forward with the project
should then check with their local municipality
to ensure the codes and requirements
wont restrict their project. Size or window
restrictions might curtail the project or limit what
homeowners can do, which might change their
minds on the project altogether.
The addition of a half-bathroom often
makes practical and nancial sense. But before
making any addition, homeowners must weight
the pros and cons to make the best decision
possible.

retreat. Pool parties, dinners on the patio

or barbecues with neighbors become even
more memorable when outdoor lighting is
added or improved. But homeowners who
want to install or upgrade their outdoor
lighting should consider the following tips,
courtesy of ALA.

Tis the season for making changes

* Improve navigation. Lighting is typically

layered into a room or outdoor space in
three ways: overhead, task and ambient.
Even outdoors, where there are no typical
boundaries and borders, those three
layers are necessary. Outdoor overhead
lighting should improve visibility on steps,
paths and walking surfaces, especially
where theres a bend or an intersection.
T
Task
lighting can be used around cooking
or gardening areas. Ambient light will cast
a comforting glow around any outdoor
space.

According to the American Lighting

Association, with a few updates to outside
lighting, families can make even better use
of their homes at night. Adding outdoor
lighting is easier and less expensive than
many homeowners may know, allowing
them to transform an existing patio, deck
or pool area into an enjoyable nighttime

Q: I hear a lot about pre-qualifying for a home loan how do I even start that process? Also, Ive heard that one should shop around for
the best rate, but does that mean anything other than just calling banks/credit unions and asking what their home loan rates are?
A: Great question! The very rst thing you should do is assess your nancial situation. How much do you have saved for a
downpayment or do you need/want a 100% loan, what monthly payment are you comfortable with? Start reading about the different
kinds of loans available (VA,
V FHA, USDA, conventional, for instance). Each of these carry different requirements not only in your nancial
status, but also in the kind of home you can buy.
Once you have a handle on that, getting a pre-approval letter for a loan is the next step in your home buying process. Note here:
getting pre-qualied is merely a quick assessment by a mortgage banker or broker saying that based on what you have told them, they
think you can buy a home in this price range. But since the nancial crisis of 2008, lending standards have tightened up dramatically,
and most sellers wont consider an offer without a pre-approval letter.r This is given by a lender after verication of assets, credit, and
income. They will determine your debt-to-income ratio and approve you for a specied amount at a specied rate.
So, you will want to get that pre-approval letter rst. A good place to begin is with your bank. But you should also speak to a local
trusted Realtor who can give you more information about which lenders perform well, and which ones dont. That means, are they
attentive to the process? Do they offer the kind of loan that would be best for you? Do they close on time? And, yes, you should shop
for rates but be aware that published rates are usually for the best qualied customers and your rate will probably vary. So you really
wont know what your rate will be until you have actually been pre-approved by a lender.r We suggest you talk to three lenders, and
then pick one that appears to value your business, and has a good reputation in the Realtor community for good customer service.
Then you can start looking for your home!
One quick note: Once youve been pre-approved for a loan, dont do anything that will change your nancial situation. Even if you are
surprised that you are qualied for a home of a much higher price than you actually want to buy. Dont go buy furniture on time, dont
quit your job or even change jobs if you can help it and for goodness sake, dont go buy a new car! This will change your debt to
income ratio and you may not be able to get the loan.

Lighting Sets
The Stage For
Outdoor Fun
in and around the home. The arrival of
warmer weather renews homeowners
vigor for various home improvement
projects, and many have grand plans for
interior and exterior renovations as they
prep their living spaces for comfort, beauty
and entertaining opportunities. While
there are many worthy projects to pursue,
adding outdoor lighting to a home can help
increase its value and make the home
safer and more attractive in the evening
hours.

ASK-A-REALTOR

* Enhance security.
y To improve visibility
and security,
y combine a motion detector
with a sconce to illuminate dark corners
or entryways. Be sure to aim lights away
from the door to improve visibility.
y Lanterns
on either side of the door can give a home
a warm, welcoming appearance and
improve the safety of entryways.
* Create outdoor rooms. Outdoor lighting

at the borders of a space is a great

way to create barriers, both vertically
and horizontally.
y Lights in a tree create
something akin to a chandelier hung in the
middle of the sky,
y and even accent lights
in the general area of the edge of a patio,
deck or porch will shine across the space
and provide enough of a comfort level for
people to understand where things are.
* Reduce glare. Outdoor lighting that casts
a glare can be blinding, as can light thats
too bright. Lighting along paths should
be cast downward, with xtures that
are hooded. A variety of lighting options
will create layers, allowing you to add
or subtract as necessary. Exterior-safe
dimmers also can provide exible control
over the level of light, as can movable
xtures added to a patio or porch.
* Add decorative elements. Just as
arbors, pergolas, patios and other outdoor
elements help to enhance the style of
an outdoor space, so, too, can lighting
contribute to a well-designed landscape.
Lighting should play up decorative features
of a yard and add the ambience that
homeowners desire. Step lights make
passage safe while also highlighting
molding or trim details. An outdoor

chandelier can make for a wonderful

accent during dinnertime on the deck
or under a pergola. Patio lights provide
atmosphere as well as illumination for
cooking outside.
* Enhance views from inside. Outdoor
lighting can make the view from inside
pleasant and enjoyable. Use a variety of
lights, including spotlights on trees, lights
dotted along pathways and accent lights
on unique landscape features, to create
an idyllic landscape visible from inside the
home.
Outdoor lighting enhances functionality of
yards and landscapes while making such
areas safer for homeowners and their
guests once the sun has gone down.

Outdoor lighting can play up the more

How T
To Choose A Builder
Whether the kids have all grown up and moved out
or if the kids are on the way and its time to expand a
living area, building a new home is an exciting, yet often
agonizing, experience. The reasons for building a new
home are many,
y but regardless of the reason, the process
of choosing a builder should remain the same.
Andrew Nadalin, president of Pace 2000 Inc. and a
fourth generation builder and craftsmen, offers the
following advice to prospective homeowners with their
eyes set on building a dream home to call their own.

on ensuring your home becomes the dream home you

envision it to be.
* Dont build on the cheap. Buyers who plan to build
their own home are in the unique position to ensure
their home is as safe and high-quality as possible. This
isnt always the case when buying a resale, so make the
most of your opportunity and use only top-of-the-line
construction materials and features and choose a builder
with experience in working with such materials and
features. Building on the cheap could prove disastrous
in the not too distant future, so dont sacrice on quality
when building a new home.

* Look for a builder with a solid reputation. A builders

reputation speaks volumes, but it doesnt have to speak
for istself. Thats because a builder who has spent years
providing personal service, innovative design and quality
workmanship will no doubt have a host of happy former
customers ready and willing to offer their input. If during
the interview process a builder appears reticent to share
his work or experiences with previous customers, this
should be a red ag. Reputable builders will be proud of
their work and more than willing to show it off.
* Find a builder who is exible. YYou will be paying to
build your home, not the builders home. A builder should
be exible and ready and willing to meet your needs, no
matter how unique they might be.
* Look for a builder who does more than build. A good
builder should do more than just build. A builder should
provide a network of qualied professionals to make
the process go more smoothly.
y This network should
include real estate and building consultants, interior
designers, architects and engineers. Such connections
can provide peace of mind and will also illustrate that a
builder is both respected in the community and is intent

Home additions: Up or out?

Homeowners hoping to expand their homes are faced with
a number of choices. One of the rst they will have to make
is which direction to take their expansion. Homeowners can
choose to expand horizontally, increasing the footprint of
their homes, or vertically.
Professionals urge prospective remodelers to consider
the pros and cons to each expansion option, including which
direction to build.
One of the rst considerations is land space. Building horizontally will cut into yard
space that you may have already earmarked for a pool, shed or another feature. Proximity
to neighbors and the dimensions of your property will also help to determine if expanding
horizontally is a good idea.
Building codes and neighborhood requirements also must be considered before making
any renovations. Some municipalities may have rules in place that govern renovations.
Add-ons may not be allowed to exceed certain height limits, nor may structures be built
within a certain number of feet of property lines.
Homeowners who choose to build upward will have to contend with work crews and
other staff being in their homes. Raising the roof may require vacating the premises
at a certain point. Also, extensive renovation work will be needed on the lower level of
the home, whether its to shore up the structure, clean up after the renovation or repair
ceilings, drywall and other components where levels meet.
It may seem easier to expand outward, but this requires laying additional foundation
for the new building structure. Bringing in digging equipment and masons can be costly.
When you build vertically, such foundation work may not be necessary if your home is
structurally sound and can bear the weight of the addition.
Building out typically involves the least disruption to your life and the existing space.
Homeowners should keep in mind that any renovation will require permits or variances. In
addition, if the project increases the value of the home, home insurance costs and property
taxes may rise. Only after all considerations have been weighed should a project begin.

How to Lessen a Pool's Impact on the Environment

Few things bring more relief than a swim on a hot day.
The cool water of a pool can revive tired muscles and
make a sticky
k body more comfortable. Spending time
poolside is one of the more popular warm-weather
recreational activities.
To maintain a safe swimming environment,
n
pool water
and equipment needs to be sanitary. This necessitates
the use of various chemicals to ensure the water is
free from bacteria, algae and other contaminants.
Pool chemicals and the natural environment
n
are not
always a good mix. However, there are ways to reduce
the chances a backyard
k
pool will have a signicant
negative effect
f
on the environment.
n

Maintain Proper Upkeep

Chlorine derivatives are the primary sanitizing agent
used to keep pool water sparkling clean. According
to the Centers for Disease Control and Prevention,
chlorine is one of the most commonly manufactured
chemicals in the United States. Chlorine is used in
cleaning products to kill harmful bacteria as well as
in the sanitation for industrial waste and sewage. In
high amounts, chlorine can be poisonous. Burning
and irritation can occur when the skin is exposed to
liquid chlorine. According to the U.S. Environmental
n
Protection Agency, chlorine can be very harmful
to any living organism in the soil or water that is
contaminated by it. Chlorine in the atmosphere can
contribute to the destruction of the ozone layer.

The best way to keep chlorine use under control is

to carefully stay on top of pool maintenance. Algae
blooms or dirty water will require concentrated
treatment with chlorine. In contrast, pool water that
is maintained will necessitate only marginal levels of
chlorine to maintain cleanliness. Routinely test water
levels to ensure everything is in order. It can only take
a day or two for pool water condition to spiral out of
control.

Consider Newer Alternatives

Ozone and ultraviolet light are two other methods
recognized by the EPA
P for sanitizing water.
Homeowners considering the installation of a new
pool can look into these alternative ltration systems.
Another option is a saltwater ltration system. Salt
naturally contains chlorine, and through a chemical
process, salt in the lter will conv
n ert into chlorine,
eliminating the need to handle dangerous chemicals.

Reduce Evaporation
Depending on the size of a pool, it will require several
thousands of gallons of water to ll. Water
W
is an
expensive commodity and not one to be wasted. Yet,
Y
leaving a pool exposed to the sun will result in water
evaporation. A solar cover or pool blanket can help
keep water from evaporating. Some estimates say that
covering the pool can reduce evaporation by 90 to 95
percent. Not only will a cover keep water in, but it will

also slow down the degradation of chlorine and other

chemicals sanitizing the water. Chlorine breaks down
more quickly in sunlight.

Minimize Energy Costs

Running a pool requires increased energy
consumption. Filters and cleaning systems can drive
up electric bills. Plus, those who heat their pools often
nd that the venture is quite costly. Energy bills rise
dramatically to fuel electrical pool heating systems.
Pool lters should run a certain number of hours each
day, usually between 10 and 12 hours. They should
not be running constantly unless there is a serious
issue that needs cleaning or the system is designed for
constant ltration. Energy rates tend to decrease in the
evening, so this may be a smarter time to run the lter.
A solar cover does more than just prevent evaporation.
It is an inexpensive and environmentally
n
powered
method of heating pool water. The cover will intensify
the rays of the sun and transfer the added warmth to
the water. It will also help lock in the heat and may
prevent a certain measure of debris from entering the
water, thus cutting down on ltering needs.
Backyard
k
pools are popular and in high demand when
temperatures soar. Certain measures can make pool
operation safer for swimmers and the environment.
