Examples of holistic access and maintenance
strategies for periodic facade cleaning and long term
maintenance

Building owners and tenants

are attracted to iconic
buildings but they have to be
kept clean and well
maintained. Maintainability is
one of the key aspects when
detailing the facade and
determines the budget
attributed to the faade
package.
From the visual perspective,
presence of any access systems
may not be aesthetically
appealing, it is an essential
requirement to gain safe access
to the faade for cleaning and
maintenance. Faade cleaning
and maintenance has
dramatically changed in terms
of systems adopted. Old
window cleaning practices are
long gone and the faade
access industry is expected to
deliver high standard bespoke
1/2
systems
blended within the

ever-demanding architectural
space.
Further, the permanently
installed access systems are
expected to provide faade,
glass replacement and plant
lifting during the building design
life.
Irrespective of the project scale,
the Ramboll Vertical
Transportation Faade Access
team offers unique independent
expertise in developing exterior
and interior access strategies,
beneficial to stakeholders and
the design team. From
embryonic phase to handover,
we offer Faade Access
Consultancy services as
standalone service or as part of
a Ramboll integrated project
scope.
Faade Access parameters are
essential during early design,
stages for interfacing with key

trades particularly structural

mechanical, faades and
landscape ensuring that the
permanently installed
equipments are compatible with
the building design. Our clear
understanding of codecomplaint efficient access
within specified cleaning cycle
coupled with upholding of
minimum faade warranties
determines true capital cost
towards building maintenance.
Using the latest visual and
simulation facilities, our team
can produce project-specific
design and tender documents
for new and existing
developments. In addition, we
also offer construction services
which include contractor bid
analysis; reviewing contractors
drawings risk assessment and
method statements; witnessing
factory tests and final
inspection and acceptance tests
on site.

Feasibility study for the refurbishment of the faade

Project Description
The project is a feasibility
study (RIBA Stage B) for the
refurbishment of the building
envelope of one of the main
building of London South Bank
University, which includes a
sport centre, lecture theatres
and offices.
Ramboll Faade Engineering
were involved in the project to
assess the condition of the
existing faade and supporting
structure and evaluate the
possible strategies related to
the improvements in terms of
comfort and sustainability of
the building.

The original faade is a

combination of curtain walling
and tiles on concrete support
and it has experienced many
issues, both from a
maintenance and replacement
and comfort point of view. The
alternative options have been
evaluated in order to improve
the thermal and acoustic
performances of the facade
and give a new identity to the
building in accordance with the
Architect and Client

TATE MODERN II
The 10-storey extension to London's iconic Tate Modern
is clad in perforated inclined brick walls and built over
buried oil tanks
Project Description
London's Tate Modern gallery
occupies a former oil-fired
power station on the south
bank of the River Thames,
opposite St Paul's Cathedral.
The huge brick building was
constructed 1947-63 and is a
Grade II listed structure.
Immediately to the south are
the switch house and three
very large underground oil
tanks, 8m deep and
constructed in concrete.
The gallery opened in 2000
expecting 1.8 million visitors a
year.

Instead, it now receives an

average of 4.5 million visitors,
making its planned extension
more than welcome. As part of
a wider project known as The
Tate Modern Project, we are
working with architect Herzog

extraordinary new building,
currently known as Tate
Modern II. The project
includes the redevelopment of
part of the switch house and

PORT BAKU TOWERS

Two towers linked with a retail podium at the seaside in
Baku

Project Description
This development by Chapman
Taylor Architects contains two
towers linked with a two storey
retail podium at the seaside in
Baku. The feature of both
towers includes curved south
facing unitised faades with a
height of up to 240m.
A key design driver is the high
wind loads that the faade is
subject to in this environment
at this height.
Modern LED light technology is
incorporated into the faade
units to illuminate this
extraordinary shape at night.

To achieve a grand opening

SIDWELL STREET, EXETER

Major refurbishment of 1960s shopping center to
accommodate a 110,000ft2 new John Lewis Store

Project Description
1-11 Sidwell Street is an eight
storey commercial building
with two basement levels
constructed in the 1960s.
Appointed to assess the
structural integrity of the
current faade, its support
structure and prolong its
service life for an additional 15
years, evolved into a partial
re-clad and over-clad scheme
designed to give the faade a
40 year life extension.
The existing windows and
some of the existing pre-cast
concrete panels were removed

to make way for new curtain

wall system and 4 storey
extension to the southeast.

LOCATION

In the other areas the

concrete was treated to
prevent further deterioration
and a retention system was
designed to hold back any
future spalling of the concrete.
These areas have been overclad with a rain-screen
system, with fixings going
through oversized holes in the
existing cladding to the
structure behind to avoid load
transfer onto the precast
panels.

As consultants, we need to be present

locally in order to understand the specific
needs of our customers. At the same
time, we must be able to draw on our
specialist knowledge across disciplines
and national borders. To be close to our
clients we have 10,000 people spread
across 200 offices spanning 22 countries,
with 850 people being based here in
the UK. Our scale and locations have
built a strong platform for delivering
projects of any size and complexity.
