LEASE AGREEMENT

This Lease Agreement is made executed on this 15th day of


November, 2008 at Hyderabad, by and between:-

A Sridhar S/o A.Kankaiah, Flat No.102, Jyothi Mahal, Plot


No.62, Srinagar Colony, Hyderabad – 500 073, A.P.,
(Represented by its GPA Holder Mr.C.R.Chandra Mohan
Flat No.102, Jyothi Mahal, Plot No.62, Srinagar Colony,
Hyderabad – 500 073, A.P – Father – in – law of S.Sridhar).

(Herein–after called the “LESSOR” which expression shall


mean and include all his heir, executors, administrators &
assigns).
AND
M/S SONOPIX PRODUCTIONS PVT. LTD. Represented
by its Managing Director Mr.A.PRASADA RAO S/o.
Late A.SATYANARAYANA, B-53, Journalist Colony,
Jubliee Hills, Hyderabad, A.P., (herenafter Called the
“LESSEE” which expression shall mean and include all
his heirs, executors, administrators & assigns).

Whereas the lessor is the sole and absolute owner of the H.NO.8-2-
268/1/A/4 (Plot No.4) Aurora Colony II, Road No.3, Banjarahills,
Hyderabad-34 A.P.

The tenant / lessee has approached the lessor to let-out the said
premises on monthly basis, for which the lessor has agreed on the
following. Terms and conditions.

NOW THIS LEASE AGREEMENT WITNESSTH AS UNDER

1. The lessee has obtained the said Premises from lessor on


monthly rent of Rs.10, 000/- (Rupees in words Ten
Thousand only) per month.

2. The Lessee has deposited a sum of Rs.50, 000/- (Rupees In


words Fifty Thousand only By way of barer cheque bearing
no .329759 drawn on Axis Bank Dated 17/11/2008 which
will be refunded on vacation the premises.

This tenancy commences from 15th day of November, 2008, and


shall be for a period of 11 months from the date of commencing.

3. The lessee shall not make any additions/alterations to the


concerned premises without the written consent of lessor.

4. The lessee shall not sub-let either whole or any portion of


the said premises to any person/s without the written
consent of landlord.

5. The lessee shall allow the lessor or his agent to inspect the
premises at all reasonable hour.

6. IN WITNESSES WHEROF the lessor and lessee have


subscribed their signatures unto this Rental Agreement on
the day, month and year first above mentioned.

7. The Lease is terminable on two months notice in writing on


either side provided that the lessee may pay two months
rent in lieu of two months notice.

8. If the Lessee is allowed to continue in the schedule


premises after expiry of the lease period the lease shall be
renewed for further period of 11 months. Thereafter the
tenancy Shall be continued on revised rent by enhancing the
monthly rent @ 10% on fresh terms and conditions.
