Mrs. AB opening the Tender and introducing of The Alam KulKul Resort to
all Attendees and give authorization to AD to continue with tender
explanation.
B.

Administration

1.

Scope of work including, Bathroom of Java Villa 103; Java Villa 120; Resort
Standard and Resort Villa. Totally would have 22 luxurious Bathrooms in
architecture, interior including loose furniture, MEP and Hard Landscape.

2.

Construction period approximately 6 months, subject to guest conditions.


Defects liabilities and maintenance period is 4 months.

3.

Construction by blocking area and the Hotel still operating.

4.

Construction Contract is Lump sum fixed price and Bill of Quantity must be
corrected by contractor.

5.

Nominal Bid bond is Rp. 100,000,000.00 valid in 1 month from May 24,
2002 and surety bond is 5% of Contract Sum, issued by Bank.

6.

Down Payment will due amount 20% - 30% from total contract and should
be counter by Bank Guaranty.

7.

Next payment will be paid by monthly progress payment and will proceed
and paid by owner max 14 days after Certificate of Payment issued.

8.

Retention 5% from total contract.

9.

Construction All Risk (CAR) and Worker Insurance to be contractor


responsibilities.

10.

Working hour is 08.30 AM 19.00 PM. Any overtime must informed to


Hotel operator. and Supervisor for approval.

11.

Every worker must utilize nametag and not allowed across and walk
around in hotel area.

12.

Electrical, water and telephone for construction activities will coordinate by


owner and Hotel Management.

13.

Bill of Quantity wasnt bind and must be checked by contractor. Any change
of Bill of Quantity should be added in the end page of Bill of Quantity.

14.

Any change of work/variation order must approved by owner; if not decided


max 3 days after VO proposed, contractor will execute as on contract.

15.

Any damages caused of construction must repair as existing condition


except describe in drawing.

16.

Rubbish from demolition should carry out site by contractor and all old
sanitary, fittings, accessories and unused material belong to the owner.

17.

Contractor should prepare Workshop Drawing before start working, and


provide As Built Drawing, on 1st practical Completion and handling over.

18.

Penalty Rp. 1.000.000,- (one million) per item will due to contractor, if
Contractor failed or refuse to perform Site Instruction in writing (issued by
supervisor) over than 3 (three) times.

19.

Contractor queries should be addressed to C design and copy to


PT.Wietasha Putrindo Wisata by Tuesday, May 21, 2002; and will be
respond in writing on Wednesday, May 22, 2002 as particular of contract.

20.

Tender bid must submit & received before 15.00 AM on Friday, May 24,
2002 to PT. Wietasha Putrindo Wisata, 1 (one) set in Original & 2 (two)
copies including diskette.

21.

Tender bid must be attached the program of work, Staff and Organization
chart, Equipments list and Analyze of Unit Price ( Analisa Harga Satuan).

22.

Delay on completion of project will be penalty 0,1% ( 0,1 percent ) /day


from total contract upon he project complete.

Temporary fence using Seng painted.


Size of material should be fix; tolerance just for pergola; + 3 mm.

FF & E as describe in drawings & other tender documents are including in


scope of contractor job.

Plaster painted work is flat rough plaster coated by white glue (equal to fox
glue) and then end finished by Dulux Weathershield wall paint.

5.

Pebble Washed is similar to Water Bom type (batu kedele) with scored
lines.

6.

Tumbled marble and marble work including coating & polished with epoxy
on polished surface.

7.

AC wall mounted type including short ducting/plenum equal to Mc Quay or


National Brand.
Ceiling using calciboard/GRC 6 mm with timber frame.

Fixed Shower head using Caroma shower head industry type 20 cm (8)
level will be adjust on site. The shower head pipe must be covered by
stainless steel pipe.
Timber material must dry kiln with 11% moisture degree.

Tumbled marble to bathtub must be rounded at the corner (as vertical wall
against floor of bath tub).

Marmo marble wall installed in thickness facing out, similar to black


Singaraja slate stone installation.

Water proofing to roof deck & pool using Tremproof membrane coating,
and covered. Pond using cement base.

Green slate stone to plunge pool in 10x10 cm with no sharp and rough
surface.

15.

Pool pump, skimmer and sand filter equal to Hayward PK; and using salt
chlorinator equal to Clearwater.

16.

Each drain complete with long P-trap without any open able part.
Floor drain recommended is direct type equal to Sanwell Austindo.

17.

Shaver outlet using separate step down transformer ( capacity 500 W ) and
gravir lettering to outlet plate indicate 110 V and 220V.

Switches & Outlets use Legrand Mozaic 45.

19.

All pipe connection to water taps or valves control must be galvanized


thread fitting.

20.

Potable water pipe has to be tested in 8 kg/cm2 for 6 hours.

Clean out and vent pipe include to Plumbing work.

22.

Pump connection to pipe using flexible joint , and other equipments use
double thread.

23.

Lighting Fitting accessories equal to Artolite; in anodized or powder coating


finishes.

24.

Java Villa taps and faucets using Grohe.


Resort standard & Resort Villa using Toto Top Class.
Any changes of those type will be informed.

25.

Electrical Panel replace to new one equal to Legrand box and add the mini
circuit braker as necessary.
