on Luxury Condominium
Sales in San Francisco

Greetings!
This past year proved to be an exceptionally robust one for the sellers of San Franciscos finest residential
real estate and Condominiums, Cooperative Apartments, Tenancies-In-Common and Lofts were no
exception.

During 2015, 14 single-family homes sold at $10,000,000 or above. During this same period, 19 condos sold
at prices $5,000,000 or greater. Overall, luxury condos, co-ops, lofts and TICs (closing over $1,500,000)
represented citywide sales of over $1.5 billion. The average sales price of luxury condos (closing over

$1,500,000) was $2,216,109. Similarly on the rise, sales of condos over $1,500,000 soared with 685 closings
32% more than last year. Over the last twelve months, three premium view condos shattered the citys

previous high watermark of $3,000/sf, and a Pacific Heights cooperative apartment sold for $30,000,000 or
$5,556/sf, a truly remarkable achievement, even as an outlier.

San Francisco continues to be one of the worlds most beloved and livable cities. Over the last five years,

74,000 people relocated here, however only 7,500 new housing units were built. Over the next 25 years, city
officials project 150,000 more denizens will arrive.

To add to this imbalance, aggressively seeking our best condos are a powerful group of newly minted
innovators of leading technology firms big and small, willing to commute several hours daily to their

Peninsula-based headquarters as well as a growing supply of safe-harbor-investment-seeking international


families. Add to the mix regional Empty-Nesters eager to return to their city, and were blessed with an
enviable pool of exceptionally motivated buyers.

As our real estate market operates in synch with our regional economy, its helpful to understand the outlook:
with Gross Domestic Product (GDP) of $785.5 billion, the Bay Area is the worlds 19th largest economy and
we enjoy the highest GDP per capita, highest worker productivity & highest job growth in the country. Our
technology exports are expected to reach $30 billion by 2017. And its not just technology: the Bay Area

has the sixth highest concentration of Fortune Global 500 companies in the world, after New York, London,
Tokyo, Seoul, and Beijing.[1]

San Franciscos luxury housing market remains one of the most supply-constrained regions anywhere, a

story that has been well chronicled in the global media. Its no surprise that when the few well-renovated or
best newly constructed view condos become available, sales negotiations favor the sellers.

To help resolve the imbalance, luxury developers are rushing to market newly constructed (or, in some cases
completely renovated) condos witness the evolution of PARK LANE (33 TICs at a landmark intersection

on Nob Hill), 400 GROVE and FULTON 555 (30 and 122 condos, respectively, in Hayes Valley), ROCKWELL
(122 condos off the Van Ness corridor) and SEVENTY2 TOWNSEND (66 condos in South Beach). Just one

block from The Embarcadero, Tishman Speyers LUMINA SF reports over 60% of 650+ units in contract, with
over 150 closed with new residents already moving in. Highly anticipated arrivals over the next two years will
be Jay Pauls 181 FREMONT, 55 residences on the highest floors of a 70-story tower adjacent to Millennium

Tower, Salesforce Tower & the emerging Transbay Terminal; THE HARRISON, Maximus 49-story tower with

298 condos atop Rincon Hill; Millennium Partners 706 MISSION (a 40-story hi-rise nestled between the Four
Seasons & St. Regis Hotels); and Trumark Urbans THE PACIFIC (77 condos re-borne from the UoP Dental

School at Webster & Sacramento in Pacific Heights). As of the publication of this Report none of these last
four developments have announced pricing, however the market is expecting premium view condos to be
offered in the $2,500 - $3,000/sf range.
Whats on The Horizon for 2015?
Resourceful Buyers: If youre a local buyer you may find yourself competing with tech innovators,

seasoned finance or technology executives relocating to the Bay Area, global families seeking safe
harbor investments, or Empty-Nesters returning to the city.

Increase in Sales Prices: When limited luxury inventory meets buyers committed to owning the best
condos, sales prices often rise.

Whisper Listings/Private Sales: The growth of San Franciscos whisper inventory has benefited

owners desiring to sell, however preferring to market their property discreetly to a select group of top
agents with the most qualified buyers. Expect this insiders-only ecology to flourish.

Given this infrastructure, 2016 may the best opportunity in years for homeowners to consider the sale of one
the greatest works of art their home!

73 luxury units sold in Pacific Heights in 2015; the average sales price was $2,984,243 representing a 7.8% increase from
2014. Of the 73 sold, 62 sold at or above the asking price. These luxury units spent an average of 18 days on the market in
2015, compared to 34 days in 2014.
