Fourth Tier Investors, LLC (2000 -present)
Managing Member of real estate investment entity formed to purchase, manage, and create
additional financial value in multi-family properties in commercial markets throughout the
USA.
Asset manager supervise local property managers overseeing the management and
redevelopment of 200 multifamily units in 3 properties. Initial property acquisition
analyses and disposition analyses.
Oversee and manage all operations of the properties (renovation, tenant relations,
government subsidy programs, make ready, inventory purchasing , marketing
campaigns, and all asset financial decisions. Managed $1 M re-positioning and
renovation of Class C apartment complex with 128 units on 10 acre parcel.
Completed full market analysis and competitive property analyses. Prepared annual
properties financial reporting (Historical Income and Expense Excel Spreadsheets);
Forecast all annual budgets and handle all required reporting with lenders.
Analyze all potential new acquisitions, negotiated new purchases/transactions with
sellers, brokers and attorneys. Oversee local property managers including rent
collections/make ready/value add/sign-off and approve all payments on operating
expenses. Increased rent collections from $35,000 per month on acquisition to over
$55,000 per month prior to sale.
Acquired 128 unit complex below replacement cost ($2M acquisition) after refinance
and complete renovations, sold property to California real estate investment group at

$3.3M price. (Profit to investors approximately $1M).

Marchitelli-Barnes Real Estate Appraisal (1996 2000)


Hired as commercial appraiser for Manhattan based valuation firm. Responsibilities included
appraisal value conclusions for shopping centers, apartment buildings, development sites,
for institutions and banks.

Completed appraisal of large new luxury residential apartment complex on


Upper East Side of Manhattan. Valuation allowed developer/owner over $40M+
proceeds in refinance.
Traveled nationally to value newly built regional mall in Alpharetta, Georgia.
Oversaw final production and quality control of appraisal reports prior to
delivery of clients.

Trahan & Partners (1994 - 1996)


One of only two NYU graduates with M.S. in Real Estate hired by Texas based national real estate
appraisal and consulting firm to work in newly opened Manhattan office. Completed valuation reports
for institutional and bank clients, including complex regional shopping centers, large residential
developments, and high rise office buildings.

Extensive valuation analysis using PROJECT and EXCEL.


Market and valuation analysis for development of new regional mall located in fast
growing city northeast of Atlanta, Georgia.
Helped to grow valuation department into profitable business for employer, with
company valuation fees earned growing over 100% over same time frame.

Chesterton International (1992 1994)


Hired to manage and build fee paid real estate investment brokerage division newly opened in
Manhattan, by London based institutional real estate company, that previously specialized in
providing both debt and equity capital to U.S. based property developers. Extensive travel
throughout the continental U.S. to inspect for sale properties, handle all aspects of purchase
and sale negotiations and earned significant brokerage fees for company.

As head investment counselor and sales manager, closed sale of a communitysized shopping center located in Santa Fe, New Mexico to Manhattan based
real estate investment group.
Closed sale of neighborhood-sized shopping center anchored by Hy-Vee foods
to Manhattan based investment group.
Closed with brokerage team multimillion dollar sale of development site in
Seattle, Washington.

L. B. Kaye Associates LTD. (1983 1990)


Hired as investment sales broker for large, commercial brokerage division of major Manhattan real
estate brokerage firm. Responsibilities included sourcing listings and closing transactions of
commercial properties throughout Manhattan and US.

Brokered and also took an equity position in development site on Upper East
Side of Manhattan. Partners were able to re-sell contract of sale for large profit
and final end user received multi-million dollar payment from adjoining

developer for air rights above property.


As investment broker achieved multi-million dollars in sales every year at firm
and finished in top 3 in gross sales each year with company.
Over course of career at firm, brought in several million dollars in sales
commissions to firm.
