Surveying Services for Southern Services Area Transmission Line
Improvements (Town Center Blvd and Orange Ave)
PROJECT SCOPE AND LOCATION
From July 14, 2010 thru January 30, 2011 (Company Name) performed a Topographic
Survey for the Southern Services Area Transmission Line Improvements. The limits of
the Topographic Survey extend 50 feet each side of the construction baseline starting at
the Intersection of Town Center Blvd and Town Loop Blvd; thence east along Town
Center Blvd for approximately 6900 LF to the intersection of Balcombe Road; thence
north along Balcombe road for approximately 2500 LF to its intersection with a Florida
power Transmission Line; thence east along the Florida transmission line for
approximately 3800 LF. Also, starting at the Intersection of Town Center Blvd and
Orange Avenue (County Road 527); thence northeast along Orange Avenue for
approximately 3000 LF, lying with in Orange County, Florida.

THE RELATIVE POSITIONAL ACCURACY OF MEASUREMENTS:
The relative positional accuracy of the lines and corners of this survey due to
measurements is within the specifications for suburban survey, which is a maximum of: 1
foot in 10,000 feet.
FLOOD STATEMENT:
By graphic plotting only, this property is located in Zone(s) “X” and “A” of the Flood
Insurance Rate Map, Community Panel No. 120179 06100 F, which bears an effective
date of 9/25/2009 and is partially in a Special Flood Hazard Area.
SUBSURFACE UTILITY LOCATES
The locations of underground and above ground utilities are based on above ground
structures, marking paint provided by Southeastern Surveying and Mapping (SESM)
from November 1, 2010 – January 13, 2011, using Ground Penetrating Radar (GPR),
Electronic Line Locating Equipment and Vacuum Excavation methods.
HORIZONTAL AND VERTICAL CONTROL:
The horizontal survey data shown is based on control points established by the Orange
County GIS Program having a local ground coordinate system based on the Florida
State Plane Coordinate System, East Zone, North American Datum 1983/1990
adjustment and based on GIS 0462 reset control point, being a brass disk set in a
Concrete Monument and having a published coordinate of Northing: 1475533.56,
Easting: 524,758.83.The control point was verified using NGS Online Positioning User
Service (OPUS).
Vertical Datum is based on North American Vertical Datum NAVD 88, as provided by
Orange County Survey Department and based on Benchmarks L-715-014 having an
elevation of 89.01 - C-1160-071 having an elevation of 92.887 – A-1209-027 and having
a published elevation of 89.27.
OWNERSHIP AND ENCUMBRANCES (O&E):
O&E reports were provided by Zimmerman, Kiser & Sutcliffe, P.A. for areas surveyed
outside existing platted right-of-way within the Hunters Creek Community Golf Course
know as Lots 1, 2, and Tracts H and I, Hunter's Creek Golf Course, according to the Plat
thereof, as recorded in Plat Book 30, Pages 21 through 24, inclusive, Public Records of
Orange County, Florida.
JURISDICTIONAL WETLAND BOUNDARIES:
Jurisdictional wetland boundaries were flagged by (Company Name) on October 19,
2010 and located by (Company Name) on October 21, 2010.
