ABSTRACT

The successful completion of this project was a unique experience for me because
by Preparing financial budgets for the new co prex centers and thus in turn helping
them to build their companys forecast and interacting with various persons, I
achieved a better knowledge about the activities .The experience, which I gained
by doing this project, was essential at this turning point of my career. This project
is being submitted which contains detailed analysis of the research undertaken by
me.

INTRODUCTION

1. COMPANYS PROFILE:

IREF (Institute of Real Estate and Finance) is IREF (Institute of Real Estate
and Finance) is one of the first few Real Estate Institutes in India , Established
in 2010, which offers Real Estate Education & Training through its autonomous
Professional Courses in Real estate & Home Loan with onsite training in
collaboration with leading industry players.

IREF provides increased employability and holistic value addition by means of


its certificate courses.

The Programs faculty comes from across India with in depth Real Estate
knowledge to create a unique interdisciplinary structure.

IREF focuses on industry ready course to IREFs students so that they adapt to
the new marketing techniques easily, have broad exposure to the real estate
development, and hence has a better understanding of the consumer
behavior thus making the preferred choice of the organization.

IREF instigates individuals ability to analyze, understand and deliver the best
to the industry along with channelizing the path to their career growth.

IREF offers instant placement opportunities for trainees within group


companies and various leading Real Estate companies across India.

Insights and expert opinions will be provided by those working in the real estate
industry and experts in their respective fields.

3. OVERVIEW OF A PROJECT PRIVATE


EMPLOYMENT EXCHANGE (PREX):

Private Employment Exchange is a network of education, Entrepreneur and


training institute which help student, job seekers for placement, training and
admissions, locally and also on national level. It Started in 2015. Right now in
Pune there are 5 private employment exchanges and 4 private employment
exchange in Jharkhand and upcoming in Mumbai, Nagpur, Bhopal, Indore, Delhi,
Kolhapur, Bangalore, Nashik, Hyderabad. It is an unbiased touch point for students
all their professional needs and also support to start-up.

Gathering client data and determining goals and expectations


The financial planner asks about the clients financial situation, personal and
financial goals and attitude about risk. The planner gathers all necessary
documents at this stage before giving advice.

Analyzing and evaluating the clients financial status


The financial planner analyzes client information to assess his or her current
situation and determine what must be done to achieve the clients goals.
Depending on the services requested, this assessment could include analyzing
the clients assets, liabilities and cash flow, current insurance coverage,
investments or tax strategies.

Developing and presenting the financial planning


recommendations
The financial planner offers financial planning recommendations that address
the clients goals, based on the information the client provided. The planner
reviews the recommendations with the client to allow the client to make
informed decisions. The planner listens to client concerns and revises
recommendations as appropriate.

Implementing the financial planning recommendations


The financial planner and client agree on how recommendations will be carried
out. The planner may carry out the recommendations for the client or serve as a
coach, coordinating the process with the client and other professionals such as
attorneys or stockbrokers.

Monitoring the financial planning recommendations

The client and financial planner agree upon who will monitor the clients progress
toward goals. If the planner is involved, he or she should report to the client
periodically to review the situation and adjust recommendations as needed.

SIP DETAILS

1. MY ROLE IN INTERNSHIP:
As my first part of the sip is to increase the brand awareness. Like right now
our plan to open 50 private employment exchanges centre in Maharashtra as
well as in other states also. My role is to develop a financial model for new
private employment exchange. For that I follow a financial planning method.
Financial planning process is as follows:

1) Understand the element used in previous models. Understand the effort


behind fulfilment of company objective through Different methods of
finance. Also i study the finance feasibility for PREX at various
locations.
2) According to the location I prepare a flow of income, expenses and profit
and loss statement. Detailed projected plan of both long and short term
expenses and income of a company.
Maintenance of data of currently prex centres which includes cost, incomes
and expenses and preparing balance sheet based on these data.
After making a balance sheet prepares a profit and loss statement.

5. METHODOLOGY ADOPTED:
Most of the conclusion drawn during the study was gathered with the help of
primary data which was provided by the customers and the experience they shared
was the major source of learning as it was helpful in understanding of how and
which ways can be best suited for creating brand awareness and assessent of profit
and loss. For accomplishing this internship, till now I had used methodologies.
Attending the meetings with Senior Recruitment Executive. Note down the
key elements of their presentations.
Developing certain questions to be asked to them during the meetings which
may help me in my research process.
Gathering all the information about the project available with the
organization.
Collection of the published information from the senior recruitment
executives and other websites, Training Centers, from journals etc.

FINDINGS AND CONCLUSION

The study brings out following process followed:

For increase the brand awareness Importance of Financial model of opening of


private employment exchange.
The minimum balance criteria which has to be maintained.
Verification process of all locations for finance feasibility.
Good support from peers, subordinates, supervisor and from different
organization
Relatively new company in the market and having high competition
And the end of the study it was understood that customers mostly demand for
quick and easy access of all the resources from the PREX but there are certain
steps which are to be followed which makes the system slow and the customer
major reason for understand the model.

RECOMMENDATIONS

After the successful completion of the study certain aspects are needed to be
looked forward in the Private employment exchange. Some points of suggestion
are as follows:

It is important to design and develop new financial forecasting and


budgeting which can help for creating brand awareness.
Assessing the cost of providing the service charge for co prex centers and
calculating the rate at which service charge are to be levied and minimum
balances must be maintained to make more profitable.
All the irregularities observed by the auditors should be thoroughly
followed.
The software version must be upgraded.
Some more R & D should be carried out so it should be made to give make
more services than what it actually does.

LIMITATIONS

Every study has got some limitation during the project Financial business model
of private employment exchange I have also faced some constraints and
limitations. They have been listed as follows:
IREF being completely new in the marketing field lacks in training.
Data published on the websites sometimes vary to a great extent.
Lack of awareness of PREX among people demands more effective and
distinctive strategies and thus more time and more budgets in comparison
with its competitors.

The problems with using paid tools for relevant data..
Time of campaigns for some client is more than three months.
Clients are unaware of many business of IREF
