OVERSUPPLY LOOMS.
Condominiums are now rising all over Metro Manila. With the demand waning, the market could see a significant oversupply when these projects are completed. FACT: Around 10,500 new residential condo units are expected to be completed within 2009 to 2010. This is on top of the more than 6,300 units that were completed in 2008. The investor market has long seen the potential of residential condominium developments as a high yielding investment option.

FACT: Visitor traffic has breached the 3 Million mark in 2007 and is seen to reach the 5 Million mark by 2010.

Ildefonso P. Santos
Landscape Architect for ACACIA GROVE HOTEL
PREVIOUS WORKS: Makati Commercial Center
Introduced the NEW concept of outdoor shopping w/ landscaped walks, fountains, and sculpture as accents --- a trend which is coming back now.

Loyola Memorial Gardens and Parks
The innovative landscape was primarily introduced by IP Santos where his work with the Puyats has set the standard for todays memorial gardens.

Paco Park and Rizal Park
His seminal public landscape work.

HOTELS
Santos’ landscape designs also graced the grounds of a string of modern hotels in Manila from the Hotel Intercontinental Manila in Makati in 1969 to the grand dame Manila hotel to five more hotels built for the 1975 IMF-World Bank meeting. This included the Manila Peninsula Hotel, the Manila Mandarin Hotel and the Hotel Nikko Manila, all in Makati, along with the Sheraton Manila and the Westin Philippine Plaza.

LEISURE PROPERTY DEVELOPMENTS
Santos also tackled even larger leisure projects exemplified by the immensely popular Tagaytay Highlands Resort, the well-laid out and picturesque Mt. Malarayat Golf and Country Club in Lipa, Batangas and the colourful Orchard Golf and Country Club in Imus, Cavite.

INVESTMENT ADVANTAGES.

Condominium Hotels vs.

CAPTURED MARKET Condotels
Condotels in other parts of the Metro primarily relies on the tourist market making their occupancy rates relatively low. Alabang has continuously enjoyed high hotel occupancy rates without solely relying on the tourist market. Hotels in Alabang cater to an already captured market: the elite market of the South along with the locators of the Industrial Parks in the CALABARZON area.

INCOME POTENTIAL Condotels

Condotel units will only provide rental revenues. Rate of return on this type of investment is from a low 8% to a high of only 11% per annum depending on the purchase price and terms of payment.

ACACIA GROVE HOTEL offers high revenue and potential earnings of up to 20% per annum or more. Shared revenues are not limited to lease income but will also include all other revenues of the hotel including Food and Beverage returns.

VALUE APPRECIATION Condotels

The locations for the other Condotel developments has already reached its peak in terms of valuation.

ACACIA GROVE HOTEL will rise on the most prime location of the Filinvest Corporate City, a fast-rising satellite city and business hub South of Manila. This ensures a high zonal and land appreciation. In addition, since hotel operations will be the forefront of this premier development, rate of appreciation is higher for this type of investment.

HASSLE-FREE OWNERSHIP Condotels

Maintaining a Condotel unit is no different from maintaining a Residential Condominium unit. Monthly expenses and other fees are shouldered by unit owners.

Units at ACACIA GROVE HOTEL are fully-fitted and furnished in Five-Star Hotel standards. Association Dues, Maintenance Fees, Insurance Premiums, Real Property Taxes as well as repair and renovation costs are already included in the Hotel Operation Expenses. A sinking fund covers these expenses and is deducted from monthly gross revenues.
