In my house, we are constantly questioning what is normal. This usually happens when
we have been somewhere or done something that is not in our usual rotation as a family...
not the norm. It could be as simple as spending time with new friends. You quickly realize
every family has its own routine and habitsgood, bad and in between. You go with what
works, and what works for one group certainly wont work (exactly) for another. In fact, there
are new norms all the time in our house, as the kids grow up, we adjust to being parents of
young people rather than babies, and go with the flow and evolution that is daily life.
We have come to the conclusion (after much laughing at
ourselves and our habits), that normal probably doesnt really
exist. Most people would agree. This is true for just about every
facet and aspect of our world. There are many versions of normal,
and luxury real estate professionals, homebuyers and sellers know
this quite well after witnessing the ups, downs and in betweens
of the last decade or so. Now, we find ourselves in what many are
calling the new norm, or is it? Just what does that mean? We kick
off our 2015 editorial series by examining that notion with our
mid-decade Outlook for Luxury Real Estate (page 50). This first
report is aptly named Are We Chasing The New Normal? and
top experts give their insights on this to start our year-long look
at the who, what, where, why and how on luxury. Not only have
the perspectives on the high end changed, but we are a truly global community now and that is
reflected in both who is buying and where they are looking to buy.
Our Waterfront Properties and FIABCI sections seem to reflect the broadening
world view that exists in luxury now. Amid these pages, youll find listings from Curacao, the
Bahamas, Canada, Panama, Costa Rica, Florida, Manhattan, Missouri and more. One of my
favorite homes in this issue, the cover house, is a $19 million mansion in Newport, Rhode
Island. Its exterior and shell hearken back to the 1930s, while its updated interior and systems
and premier waterfront location add a uniqueness that should intrigue todays luxury buyer,
no matter where they hail from.

ong before the classic Newport, Rhode Island, estate featured on

our cover comes into view, anticipation builds, beginning with a
meandering drive, through the enchanted landscape fashioned
by Frederick Law Olmsted, to one of the beautiful sections
of Ocean Avenue. A gorgeous wrought iron gate and stone columns of
a very private entry and long estate drive only heighten expectations.
And, when you arrive, the incredible crescent-shaped rubble stone and

In this issue, we go inside an elite Manhattan membership club,
and we look at the latest trends in amazing kitchens and baths.

The Essence
of Luxury

an inconspicuous high-rise in Midtown Manhattan between

Park and Madison avenues, the worlds elite are drawn,
whether to enjoy a world-class meal with friends, work out with
an Olympic trainer, conduct a business meeting, view an exclusive
movie screening or attend a panel with some of the brightest minds
in the world.
It may seem inconceivable that all of this, and more, could be
taking place simultaneously in one place, but that was the goal of
founder and CEO Jennie Enterprise when she launched CORE: club
in 2005. I wanted to create a collection of spaces where interesting
people who are changing the world and innovating across multiple
platforms could get together regularly and essentially have a home
away from home, an office away from the office, Enterprise says.
Enterprise first began developing the idea for CORE: in 2000

for each member. Our goal is that every layer of our

experiential installation is exceptional.
After recruiting 150 inaugural members to invest
$100,000 each, membership continues to expand as
those 150 nominated additional individuals who possessed similar attributes and, as Enterprise describes,
are transforming the landscape in their industry.
Today, CORE: averages about 1,600 members, according to Enterprise, who pay a $50,000 initiation fee,
plus $15,000 a year. Enterprise describes the typical
CORE: member as somebody who is accomplished
and curious and is experiencing life in a vibrant and
robust way, typically leading a chaotic
life over programmed, overscheduled, traveling and working all over the
world, and for whom simplicity is a
form of luxury.
In its early stages, CORE: was
focused on creating and curating a
community of global innovators, each
of whom truly added something to the
environment and the conversation. Now
that the club is in a more mature phase,
as Enterprise says, with an established
community, the challenge is to continue
providing fresh, unique and authentically transformational experiences. To
keep someones attention is quite the
challenge, Enterprise says. But were inspired by it.
Everything about CORE:, starting with the architecture and design, including a rotating collection of
art, is meant to activate the senses and inspire the
mind, as well as take members on a perpetual journey of discovery, Enterprise says. CORE: even has its
own scent, which is infused in the air, and while not
overtly discernable, is meant to activate the imagination,
explains Enterprise.
Each room, from the library, dining areas, gallery
spaces, screening room, private meeting rooms, gym,
skin care platform (dangene, The Institute of Skinovation), salon and spa, serves as an individual space
that caters to each members personalized needs, yet
as Enterprise explains, the spaces are designed as an

integrated and cohesive whole, where the spheres of

ones private life and ones business life can be seamlessly blended. Members are just as likely to hold a
board meeting with their most important investors, as
their 10-year anniversary party or their kids Sweet 16,
Enterprise says. We have earned their trust to be able
to curate their events, whether its a simple dinner or
an important meeting.
CORE: clubs team of curators also produces over
250 cultural programs each year on a range of topics,
including the media, arts, cuisine, travel, commerce
and thought. These programs are meant to explore
what is culturally relevant at the
time and inspire conversation among
members. With one to three programs
each day, members have constant
access to new experiences that they
would not be exposed to anywhere
else, Enterprise says.
And amenities dont stop when
members leave the building. CORE:
also provides cultural events off-site
by finding unique experiences in
places around the world frequented by
its members. These off-site programs
are expanded each year, and recently
included a summer concert series in the
Hamptons. Enterprise is also looking to
expand CORE: throughout the world, creating additional
clubs in cities where its members spend a lot of their
time, such as London, Miami, San Francisco, Milan
and Paris.
Additionally, Enterprise is working to expand
CORE: to the luxury residential development industry,
as the ultimate amenity in upscale properties across the
country. For me, CORE: is a new way of thinking about
residential living, Enterprise says. Not only would a
CORE: club be immersed in and seamlessly integrated
into the development, but residents also would have
access to even more personalized CORE: experiences
in their home. We could curate cultural programs 365
days a year, almost as if your home can be an experiential installation for you and your family.

when the Internet bubble was at its peak and businesses were rapidly expanding and with them, personal wealth. While the Internet made everything more
accessible, suddenly just a click away, Enterprise began
to realize that the only thing people didnt have enough
of was time. This sparked her idea for a world where
every relevant experience imaginable was seamlessly

and, to a lesser degree, bathrooms, are the rooms
where innovative design is put to the test.

Public StatementS
Kitchens are getting bigger, flashier and definitely
more wide-open, according to Bill Millholland, executive
vice president of Bethesda, Marylands Case Design/
Remodeling, who reports nearly all current kitchen
projects entail tearing down walls to integrate the space
with adjoining family rooms, dining rooms or patios.
Homeowners no longer insist on matching the style of
the kitchen to the homes architecture, says Millholland,
who notes, That trend has changed radically over the
last three to four years, as kitchens have taken on a
much more contemporary vibe.
Kevin J. Cozen, principal and founder of Classical
Progression, a Santa Monica, California, design firm,
reports two major trends in luxury kitchens. One Ill
call the ber-industrial kitchen and the other the slick,
modern-style kitchen, he says. The first, driven by
clients seeking a restaurant-style kitchen, can lack
warmth. Here the challenge is integrating these
cold, industrial-feeling appliances into a place where

family and friends gather, says Cozen, who uses

reclaimed, aged woods and vintage fixtures to soften
the environment. In the slick modern-style kitchen,
appliances and fixtures almost vanish, integrating the
appliances into or within the cabinetry, which is a
continuous, clean-lined surface with limited details,
explains the designer.
Kitchens have become these jewels of projects, says Millholland, explaining the limited design
options of stained wood cabinets and laminate countertops are long gone. Theyve now exploded into
precious projects where we worry about every detail,
emphasizing a dramatic evolution in terms of sophistication. Concurring is Lanna Ali-Hassan, an interior
designer with Glickman Design Build, another firm
in Washington, D.C.s Maryland suburbs, who states,
Clients now want more than a space that functions
well they want something that wows.
For countertops, granites popularity is surprisingly enduring, even though it requires more
maintenance than engineered quartz products like
Caesarstone, which now offers finishes difficult to distinguish from genuine granite, marble or onyx. They
dont carry any of the heartache of natural stone, says
Millholland. Ali-Hassan reports clients strong preference for islands, with enormous adaptations doubling
as dining tables for everyday meals.
Reinforcing Kevin Cozens observations on

modern kitchens, the East Coast designers cite a trend

of discretely hiding smaller appliances, such as microwave ovens and wine coolers, into drawers. Greater
color contrast has gained favor: white cabinets paired
with dark granite, or conversely, chocolate-stained
cabinets juxtaposed with white marble. Everybody
used to be somewhere in the middle, now theyve
moved to the extremes, notes Millholland of current color preferences. Some ultra-modern kitchens,
such as those from Italian manufacturer Snaidero,
feature lacquered cabinets with the high-gloss colors
and sexy curves of a Ferrari, a look more popular in
luxury urban lofts.
With kitchens now measured in terms of their
wow factor, the quality of all materials undergoes
far more scrutiny than in the past. People are much
more aware and educated, and have a heightened
sense of aesthetics, explains Millholland.

Splurging in private
When it comes to master bathrooms, its all
about splurging, albeit in a less public manner than
kitchens. Showers have become more dominant than
bathtubs, reports Millholland, noting frameless glass,
rich stone sheathing and multiple showerheads are
practically taken for granted. If space is at a premium, sacrificing the tub for a lavish shower is relatively common practice, but the tubs that remain are
elevated to bona fide design elements.
Tubs are likely to be freestanding, almost
like a piece of sculpture, says Millholland, who
reports they are often positioned for dramatic effect.
Ali-Hassan agrees, adding that drama can be further enhanced by hanging a crystal chandelier over
the tub. Clients demand bathrooms with a spa-like
atmosphere, a place to go and relax and unwind,
she says. Both designers report homeowners enduring love affair with Carrara marble, a material with
a timeless sense of luxury. Other amenities that are
becoming de rigueur are heated floors and towel
racks, mirrors with built-in televisions, steam rooms
or saunas perhaps a fireplace. A current luxury
bath may also have outdoor access to a spa-like private patio, complete with outdoor shower, spa, lounging and even massage areas, says Cozen, spoken
like a true Southern Californian.
In condos with limited square footage,
Millholland suggests homeowners will trade any extra
space, including an existing tub, for larger closets.
For more generously proportioned homes, Ali-Hassan
maintains his and hers walk-in closets with dressing
rooms are becoming as essential as dual vanities,
which arent even negotiable. Cozen reports that
entirely separate bathrooms, once popular in sprawling estates, are now pass, quipping, It seems to
us that couples who stay together want to bathe
together! Instead, privacy is achieved in a single
spa-like suite by allocating each person their own
toilet, walk-in closet and dressing room.

New Visa Rules to Boost U.S.-China Tourism

Provenance Properties officially launches in January as the exclusive affiliate

of Christies International Real Estate in the Cayman Islands.
Led by Jackie Doak, chief operating officer of Dart Realty, Provenance
Properties will market and sell properties developed by Dart Realty,
which is renowned for its commitment to sustainable development in

may be still chasing the elusive new

normal, but our perspective has
changed radically since the beginning of the decade.
We havent had a normal real estate market in
close to 15 years. This year in particular will be a transitional year, observes Budge Huskey, president and
CEO of Coldwell Banker Real Estate. Luxury will still
outperform the overall market. I think everyone continues to be bullish on luxury real estate, but I dont
think anyone should expect to see the same percentage
increases in luxury activity that we have witnessed over
the last couple of years.
Look back over the last five years and its pretty
clear forecasts of a long, slow recovery bumping along
the bottom were accurate. Even though the recession
had officially been declared over, signs of the longawaited recovery in 2010 were few and far between.
Many locations were just hitting bottom. The number
of foreclosures seemed incalculable. Some observers
even ventured that it might take decades for the hardest hit places, Florida and Miami in particular, to recoup. In the past, housing had led the economy out of
recession, but it was clear that real estate was only one
component in what would be a complex recovery tied

as much to jobs and economic growth as to housing.

For much of the decade it has been a tale of two
markets. First, luxury lagged behind real estate overall
in the wake of the boost from the stimulus, and then
the markets flipped with upscale activity outpacing real
estate overall. The luxury residential segment has been
driving the real estate recovery for several years, thanks
to increasing numbers of wealthy at all wealth levels
from high-net-worth individuals to billionaires, says
Laurie Moore-Moore, founder and CEO of the Institute for Luxury Home Marketing. In addition, attitudes
about residential real estate as a portfolio play, as well
as a lifestyle purchase, have helped to bolster luxury
home demand. Today, the number of wealthy individuals in the world is at an all-time high, and real estate
represents a substantial portion of their investments.
The wealthy have come out of the recession
stronger than ever, with more assets, says Paul
Boomsma, president of Luxury Portfolio International
and COO of LeadingRE.
Its been very much a two-stage recovery with
disparate outcomes depending on your position. Those
with real estate and equities have seen on average a
40-percent gain in value in those assets over the last
30 months, says Huskey.

At press time, the highest-priced listing in the

U.S. is a $195 million estate in Beverly Hills. Luxury
continues to outpace the market with deals on homes
priced above $1 million rising 16 percent in October.
Also falling into place in 2014 is the last component of
the luxury recovery, the resort market. In the first 10
months of 2014, transactions for upscale properties in
Telluride rose 31 percent, which broker George Harvey believes is the biggest 10-month surge in decades.
Today, like luxury overall, the biggest problem in many
resort locales is lack of inventory.
Echoing a number of the experts, Earl Lee CEO
for HSF Affiliates LLC, which operates the real estate
brokerage networks of Prudential Real Estate, Real Living Real Estate and Berkshire Hathaway HomeServices
says that in 2010 he never would have foreseen such
a strong recovery for luxury. But in retrospect, he says,
the strength of the stock market certainly provided
those individuals with cash, but there are few investment options. Other than the stock market, the other
alternative is hard assets, and real estate tends to be
one of those assets.
The ultra-high-net-worth [those with at least $30
million in investable assets] globally have invested one
in five of their investment dollars in real estate. Bricks
and mortar have become an asset class competitive
with stocks and bonds, says Moore-Moore.
I think we expected the recovery for luxury to
be this strong. We knew there was pent-up demand
and even more than pent-up demand, there was an
incredible amount of cash. The amount of cash is the
highest level ever, says Boomsma.
But when we rang in the new decade in 2010,
luxury consumers still had buying on pause. In the
depths of the recession it appeared insensitive to go
out and spend money, says Huskey. On the other hand,
interest rates at a level comparable to 1952 (thanks to
the Federal Reserves aggressive quantitative easing)
and prices at historic lows presented investors with
a compelling opportunity. The smart money knows
its time to buy, Alex Perriello, CEO of the Realogy
Franchise Group, said at the National Association of
Realtors (NAR) conference in 2010.
By 2012 gaining momentum replaced bumping along the bottom and newly confident consumers
began to view real estate favorably. I was very worried
that luxury was going to be out of favor, but it didnt
last long, because real estate has stood the test of time
in terms of price appreciation and price preservation. I
think thats why people got back into it, observes Philip
White, CEO of Sothebys International Realty.

spread increase in home prices

since 2006. By years end, inventories of $1 million-plus homes in
cities such as Atlanta were down
to less than a months supply. The
ultra high end began to move as
well, with record-breaking sales. By
2013, with 28 months of improvement in sales nationally and more than 11 consecutive,
month-over-month, double-digit price increases (an
18-percent gain in two years), it was clear the recovery
was full on.
As the economic recovery started to take shape,
we saw a point in time when the affluent thought it
was appropriate to spend again. We not only saw it in
real estate, but across all luxury products, consumer
goods, anything tied to luxury. And this wasnt necessarily fueled by additional wealth, but by wealth parked
on the sidelines until such time they felt it was appropriate to buy again, recalls Huskey.
As consumer confidence has increased, so have
the number of transactions and the prices they want to
pay, says Seattle Realtor John Brian Losh, who is also
the publisher of
Today, on the cusp of the mid-decade benchmark,
some degree of uncertainty once again dogs housing.
Sales in 2014 softened a bit. Inventories began to build,
which overall is a positive because bare bones inventories in many markets left buyers with few choices.
Lending constraints put a damper on activity for both
builders and consumers. We are in the early stages of
a long-term recovery, says Sherry Chris, president and
CEO of Better Homes and Gardens Real Estate. And
if you look at anything long term, there will be little
bumps along the way.
Strict lending has been the biggest challenge,

and many areas have not yet returned to pre-crisis valuations, despite prices rising for three straight years on a
national level. After a rapid increase in sales and prices
in 2013, the market began settling into a more sustainable growth pattern in 2014. NAR is predicting that
2014 home sales will be close to what we saw in 2013,
and then jump 7.7 percent in 2015. They are hoping for
general economic improvement, a return of first-time
buyers, and pent-up demand from overall population
growth combining to fuel a robust housing market,
explains Shaun White, director of marketing for RE/MAX.
Were cautiously optimistic about 2015. While
local conditions vary, overall trends are promising:

stabilizing and mortgage rates remain historically
attractive, explains Pamela Temple, director of Keller
Williams luxury homes division.
Projections from Anand Nallathambi, CEO of
CoreLogic, put home prices in over half the country
by mid-2015 at or above levels last seen at the height
of the housing bubble.
Although lending is expected to ease up a bit in
2015, and inventories improve as homebuilders amp up
production, the economy and jobs remain the essential
catalysts. The U.S. economy is finally off and running
with the number of jobs continuing to grow and wages
starting to rise, which will also bolster the prospects for
a housing recovery, says Mark Zandi, chief economist

Jonathan Smoke, chief economist,
expects both GDP and jobs in 2015 to outperform 2014,
which saw the best GDP since 2005, and the best job
creation since 1999. He pins his outlook on younger
buyers who, he says, empowered by improvement
in employment, will return to the market and fuel
the continued housing recovery. If access to credit
improves, we could see substantially larger numbers
of younger buyers. Smoke calls for an 8-plus percent
increase in sales and a 4.5-percent to 5-percent gain
in prices in 2015. Estimates from other housing
economists for price gains range from Zillows 2.4
percent to 4 percent from NARs Chief Economist
Lawrence Yun to 4.9 percent from Fannie Mae.
Already Millennials are becoming influential
even in luxury, in some locations which, as the
decade winds down, will influence the kinds of homes
produced, popular locations and energy efficiency.
The thing about real estate especially luxury real
estate the buyers are getting younger, and they are
getting older, says Losh, referring to the two dominant

see activity, albeit strong activity, but in a more normalized path as price increases begin to trim, and supply
and demand stabilize. This is moving us back to a more
sustainable market.
One of the biggest changes in this decade has
been a surge in foreign buying. In spite of slowing
demand at years end, most experts say it will be an
ongoing trend for luxury. Many anticipate the number
of buyers from outside the U.S. to remain steady or increase as we go through the decade. I have seen firsthand the ebb and flow of foreign investment in luxury

properties, usually fueled by economic and political

realities in countries like China, Russia, Ukraine and
Venezuela, says Bob Hurwitz, president and founder of
the Hurwitz-James Company in Beverly Hills. For the
foreseeable future, I expect an ever-growing demand
from foreign investors. At this moment, I have six properties under contract and set to close, ranging from $2
million to $30 million with Russian and Chinese buyers
alone, and that is only the tip of the iceberg. Wealthy
foreign citizens will find the U.S. both a safe haven for
investment, and with trophy properties in abundance.
Moore-Moore expects the recent drop in oil prices
to have a varying impact. Oil exporting countries, like
Russia and Venezuela, will suffer negative economic
consequences, but in the short term we might see a
flight to international real estate as a financial hedge
on the part of wealthy residents.
Boomsma believes one of the biggest changes
since the rebound is a new global attitude among the
wealthy. Global has become a reality that people now
accept. Before it was something they heard about and
there was a certain cach attached to being global. Now
people are comfortable traveling and living in a very
global society. Now a lot of people are saying, I am not
just hearing about it, I am experiencing it. Its a reality.
In a recent Wealth Insights, Barclays heralded
the emergence of what it dubs the global citizen, and
Boomsma also sees a growing commonality among the
affluent worldwide. I think the affluent of the world
are becoming more aligned. Those who have the means
to travel live in a very global sphere. Even though they
come from different cultures and countries, they have
some of the same values when it comes to products,
services and experience.
In the depths of the downturn, the new normal

became a catch phrase. Today the phrase isnt heard

very often, and although the recovery is here, we are
still sorting out what normal means.
Because of the dramatic market shifts weve experienced over the past five years, consumers remain
cautious. Theyre saving more, delaying instant gratification, and making sure theyre well informed before
making major purchase decisions, says Temple.
Boomsma explains that for the wealthy today,
work-life balance is most important. In addition to
work, they are passionate about having quality time,
meaningful relationships and quality experiences.
So, he says, if they are doing things in the
U.S. or in Asia, they are going to have a home
there. Certain global destinations have
become incredibly international because
its part of being time-compressed.

Aspen A standout in the national luxury

landscape, Aspen ranks among the top 10 locations
for $5 million-and-up sales. All over the Rocky
Mountain West, resort sales took off this year.
With Boomers eyeing retirement and growing
international interest, 2014 wont be a one-trick pony
for these resorts.
Boston More than premier universities and
medical centers bring international buyers who opt
for iconic brownstones or full-service luxury buildings.
A thriving tech sector prompts comparisons to
San Francisco. The best properties are immediately
snapped up, but new luxury buildings on the rise all
over the city mean this beautiful old citys star will
shine even brighter in 2015.
Chicago The Windy City, which boasts the tallest
residential tower in the Western Hemisphere, was
late to the recovery, but buyers are rediscovering
luxury here. Ultra-high-end properties are in high
demand and prices hovering at $1,700 per square
foot are a desirable alternative to Manhattan.
Remarkable is the way one source describes action
at the highest price points.
Hamptons A record-setting $147 million sale is
only one indication of how much luxury here took
off in 2014, with a $1 million jump in the threshold

As I looked bAck To The MexIcAn coAsTlIne from my vantage point on

the blue waters of the Pacific, I could barely point out Paloma Blanca by the top of
its roof among the lush, verdant hills where the home is nestled. This unobtrusive
and harmonious design is the essence of Las Rosadas, the 420-acre, privately
owned, emerging residential community on the coast of
Chamela Bay in Jalisco. We wanted to blend into the
natural environment, says owner Tom Miller.

Even before the start of construction, international buyers from China, the
United Arab Emirates, Singapore, Lebanon, Mexico, Cyprus and Switzerland began purchasing apartments in the exclusive Palais Varnhagen
development in the heart of Berlin. Developers Artprojekt and Baywobau
are jointly constructing the residences, scheduled to be completed in the
summer of 2016, from the plans of renowned architect David Chipperfield.
The development, set in the historic Mitte district, will set new
international standards in architectural design. The new international
standards are the symbiosis of strict architecture and sensual surfaces,
a consistent and coherent concept of colors and materials composed
especially for this purpose, says Thomas Hlzel of Artprojekt. Forty-nine
salon apartments are planned, ranging in size from 57 to 278 square
meters, with the ability to combine adjoining units. There are also three
two-story penthouses, which feature between 290 and 440 square meters
and terraces with panoramic views of Berlin.
Palais Varnhagen also will include a courtyard garden, central lobby
with concierge services and a contemporary art collection as an integrated
component of the architectural design, something that is common to all
of Artprojekts developments. Berlin artist Christian Holschens installation
will be featured throughout the building.

Orchestra Hotels + Resorts has announced plans to bring the first resort-style Conrad hotel
to the U.S. with a hotel-condominium offering that will introduce the hoteliers renowned luxury and
service to Fort Lauderdale Beach.
Orchestra, a Fort Lauderdale-based developer and hotel operator, has launched sales for
Conrad Fort Lauderdale Beach Residences, a 24-story resort with 290 furnished condominium-hotel
units and decorator-ready residences. Prices for the condo-hotel units, which will range in size from
studios to three bedrooms, run from $400,000 to $1.3 million, while the residences are priced from
$500,000 to $6 million.

master to his master. Adams shares, I love that its

Theres been a shift in Naples. The once more seasonable town along the Gulf of Mexico has just come
off one of its busiest months ever, and Tade Bua-Bell
of the Bua-Bell Group, John R. Wood Realtors, expects
that trend to continue through 2015.
Winters have been brutal and were seeing a lot
of pre-empty nesters, and people previously on the
sidelines, come in, says Bua-Bell. The buyers we have
are real and thats making for a healthy, stable market.
I predict well see even more sales in 2015.
Bua-Bell and Rick Fioretti, of Berkshire Hathaway
HomeServices Florida Realty, also acknowledge that inventory is low and as quickly as homes come to market,
theyre selling especially in the $2 million ballpark.
Its all about supply and demand, says Fioretti.
New construction is helping to bolster the market.
According to Fioretti, 30 new communities are in
the works further east, 10 to 20 minutes drive from the
beach. Hes keeping his eye on those communities as
well as Old Naples, which has returned to 2005 pricing.

aul Benson enjoys a life that includes some ups and

An avid skier since the age of nine, Benson is an
award-winning Realtor based in Park City, Utah. The
Wall Street Journal has ranked Benson the No. 1 agent
in Utah in sales volume for four consecutive years
and recently ranked him No. 45 among all agents in
the nation.
A native of Vermont, where he competed in the
slalom during his high school years, Benson still hits
the slopes as often as his schedule allows, sometimes
mixing business with pleasure.
The chairlift is a phenomenal place to meet
clients, says Benson with a laugh. I try to get in a
good 50 days a year, but its also our busy season. Im
fortunate that here you can ski six or seven runs and
be back to your office by 10 a.m. and not miss a beat.
Benson began his real estate career only a
decade ago, but already was familiar with promoting a luxury lifestyle.
After graduating high school, Benson headed to

New York with the idea of working as a stockbroker.

Within several years, however, he was running the
finance department for a large automobile dealership
chain in Manhattan, which eventually led to becoming a sales and marketing director for Mercedes-Benz.
His professional life brought him to California,
where a growing interest in real estate developed into a
career change when he moved with his family to Utah.
I was one of those people who would never
miss an open house when I saw one, says Benson.
I was always tracking trends, following the market.
With my ski and mountain background, and Park City
having such a growing economy and luxury market,
it seemed like a great fit to try luxury real estate.
The whole package is quite enjoyable. I think
any resort location fits me because I love that lifestyle.
Understanding the demographics and the buying
habits of the second-home buyer, and understanding the wants and needs and the service level that
comes with that, I think thats a natural fit for me.

I think I came from my previous career understanding how to tap into the marketing world with a
consistent message that will stand out no matter your
competition, says Benson. And the belief that marketing works even if you dont see results immediately.
Benson, who in October was named to the
Womens Ski Jumping USA Board of Directors, is
beginning a new chapter in his real estate career.
In November, he became a franchise partner in
Hamburg-based luxury real estate group Engel &
Vlkers, and will market exclusive territories in
San Francisco, Marin County, Sonoma County, Napa
Valley, Lake Tahoe and Utah.
Being in this particular area of the country and
being able to tie these dream markets together, its
pretty special, says Benson. Its aggressive, but its
going to be a fun chapter in my life, to not only be a
broker and do what I do, but to be able to connect
multiple brokerages with some marketing ideas and
collaborate. Im very excited for it.
