PART 1 - SUMMARY

GENERAL

0.1 RELATED DOCUMENTS

A. Drawings and general provisions of the Contract, including Conditions of Contract and
other Specification Parts apply to this Part.

0.2 WORK COVERED BY CONTRACT DOCUMENTS

A. Project Identification: Project comprises the construction completion and maintenance of La


Plage West Villas

1. Works location: La Plage West, Pearl of the Gulf, Qatar.

B. Employer: Refer to Clause 1.1 (a) (i) (Definitions) of the General Conditions of Contract
(Part I).

C. Engineer Identification: Refer to Clause 1.1 (b) (iv) (Definitions) in the Conditions of
Particular Application (Part II).

E. The Pearl Technical Committee (PTC) Identification: The PTC shall be formed from
members of UDCs and PMCs staff, and any other party approved by UDC, and these staff
members will be identified during the duration of the Contract.

F. The Works in this Contract (Package) briefly consists of the construction of 21 villas of 6
different types on separate parcels of land. The construction includes swimming pools and
carports as ancillary buildings. The villas on Plots 1-4 shall be constructed as a priority.

G. The Works include inter alia: excavation works, completion of the foundations,
superstructure, envelope and roofing, architectural finishes, kitchen equipment, engineering
services, hard and soft landscaping, vehicle access .

H. Role of the PMC: The Project Management Consultants (PMC) has been appointed by the
Employer to execute the Project Management of the complete Pearl Qatar Island
development Site. This role encompasses the management and coordination of all
contractors and consultants activities on the Pearl Island Site including the management
and coordination of the necessary interface activities between the contractors and
consultants working on various project site locations on the Pearl Island Site.

I. Role of the PTC: The Pearl Technical Committee (PTC) shall execute certain coordination
and liaison activities on the Pearl Island Development as directed by the Employer.

J. Regulations for Operating on the Pearl Island Site: The Regulations that govern the
contractors operations on the Pearl Island Site, and the HSE manual, are Contract
Documents and are available for inspection and/or collection at the offices of PMC; a copy
of these documents will be included with the set of documents that finally form the signed
Contract Documents. The guidelines for Contractors HSE manuals are included with the
Tender Documents.

0.3 CONTRACTS

A. Construction on the Pearl Island Site will be executed under multiple contracts by various
contractors under separate contracts. Most contractors will be allocated a specific
geographical project site location with defined boundaries. Multiple contracts are separate
contracts to be executed on the Pearl Island Site. See Part 2 Summary of Multiple
Contracts for a description of work, including responsibilities for coordination and
temporary facilities and controls.

B. Each contract may be performed sequentially or concurrently or partially sequentially and


partly concurrently and require to be coordinated closely with construction activities
performed on the Project under other contracts.

C. Coordination is identified in Part 2 "Summary of Multiple Contracts".

0.4 WORK SEQUENCE

A. The Work shall be executed and completed in Sections, if so specified.

1. Sections: Refer to Conditions of Particular Applications Part II, for completion of the
Works in Sections, if required.

0.5 WORK UNDER OTHER CONTRACTS

A. Main Developer (UDC): UDC has awarded, and will award, separate contracts for the
execution of various works on the Pearl Island Site. Those operations are scheduled to be
either substantially complete before work under this Contract begins, or conducted
concurrently with work under this Contract.

B. Other Developers: UDC have sold various plots on the Pearl Island Site and these plots will
be developed during the six-year time span anticipated for completion of development on
the Pearl Island Site. The plots developed by these other developers are scheduled to be
either substantially complete before work under this Contract begins, or conducted
concurrently with work under this Contract.

0.6 FUTURE WORK ON THIS CONTRACT

A. Other Contracts: Cooperate fully and coordinate with separate contracts and programme the
Works so that work on those contracts may be carried out efficiently and effectively, without
interfering with or delaying work under this Contract.

B. Future Contracts: Employer reserves the right to perform additional work and/or award
further separate contracts for performance of additional work at the Project site; whether
concurrently with, or after substantial completion of, Work under this Contract.
Performance and completion of such additional work may depend on successful completion
of preparatory work under this Contract.

C. Cooperate fully and coordinate with any future construction forces and/or separate
contractors as necessary, and programme the works so far as reasonably possible so that
work on those contracts may be carried out efficiently and effectively, without interfering
with or delaying work under this Contract.

0.7 QATAR CONSTRUCTION SPECIFICATION SECTION 1 DELETED

A. These General Requirements, Parts 1 to 20 of the Technical Specifications substitute and


replace the Qatar Construction Specification Section 1.
