This contract is for the exclusive use of approved accommodations Clévacances a
nd only French law is applicable to the contract. GENERAL The tenant shall in no
circumstances invoke any right to tenure at the expiration of the lease period
initially specified in this contract, except owner's consent. No modification (e
rasure, ...) will be accepted in writing the contract without the agreement of b
oth parties. The owner agrees not to disclose to any third party any information
of any kind on any medium whatsoever, the tenant has been forced to give in con
nection with the execution of this contract. These provisions are however not ap
plicable if the request for information comes from the administrative authoritie
s and / or the courts. PAYMENT The booking will be confirmed once the tenant has
returned a copy of this agreement and the deposit amount (minimum: 15%, maximum
25% rent) before the date given overleaf. The balance of the rent is paid on th
e day of arrival after the establishment of an inventory contradictory. The Tena
nt agrees that this inventory can be performed either by the owner or by a duly
authorized agent of the owner and provided with a written proxy. DEPOSIT (DEPOSI
T OR) Beyond one night, the tenant must pay on arrival a security deposit and th
e balance of the rent, the maximum amount not exceeding 20% of the rent. The own
er may proceed to immediately cash the deposit. It will be returned within 15 da
ys after the departure of the tenant, net, by the owner of the amounts charged t
o the tenant for the purposes of rehabilitation places, miscellaneous repairs, .
.. The amount of these deductions must be substantiated by the owner on the basi
s of the inventory output, bailiff, estimates, invoices, ... If the deposit prov
es insufficient, the tenant agrees to complete the sum on the basis of evidence
provided by the owner. The deposit shall in no case be considered as part paymen
t of rent. USE OF PREMISES The Tenant will enjoy renting a peaceful way and make
use of it according to the destination sites. On his departure, the tenant agre

es to leave the premises as clean as he found upon his arrival. All material in
inventory, must be given to the place they occupied when entering the premises.
Any repairs or large, made necessary by the negligence of the tenant during the
lease will be supported. The lease can in no way benefit to others, except with
the prior owner. The lease is prohibited under the lessee, under any pretext wha
tsoever, even for free, under penalty of termination of contract. The full amoun
t of the remaining rent or due to the owner. The premises are leased for residen
tial purposes or temporary accommodation, excluding any occupation, trade or cra
ft of any kind whatsoever, or as complementary or incidental to the dwelling (ma
ximum three months). The installation of tents or caravans parked on the grounds
of the rented premises without prior agreement of the owner. The owner will pro
vide the accommodation according to the description he has made and will maintai
n in good order. In general, the tenant vacates the premises at the time stipula
ted in the contract or a time convenient to the owner, after inventory. SPECIAL
CASES The number of tenants can not exceed the maximum capacity indicated on the
catalog or description. Exceptionally, and subject to the approval of the owner
, there may be exceptions to this rule. STATE OF PLAY AND INVENTORY The inventor
y and inventory of furniture and fittings will be made at the beginning and end
of stay by the owner or his agent and tenant. If unable to conduct the inventory
on arrival, the tenant will have 72 hours to check the inventory and report pos
ted to the owner of any discrepancies. After this period€leased assets are cons
idered free of damage to the entrance of the tenant. An inventory contradictory
output must be established. The Tenant agrees that this inventory can be perform
ed either with the owner or a duly authorized agent of the owner and provided wi
th a written proxy. If the owner is damage, he must inform the tenant within one
week. CANCELLATION Any cancellation must be notified by letter or telegram: a)
Cancellation on the initiative of the Tenant: Any termination of this contract b
y the renter must be addressed to the owner by registered mail with return recei
pt to the address above written, the date of receipt by the owner authentic. - I
f the cancellation occurs within more than 90 days before entering the premises,
the landlord shall return within 30 days of termination the entire amount of th
e deposit paid by the tenant. - If the cancellation occurs within 60 to 90 days
before entering the premises, the landlord shall return within 30 days of termin
ation of 75% deposit paid by the tenant. - If the cancellation occurs within bet
ween 30 and 60 days before entering the premises, the landlord shall return with
in 30 days of termination of 50% deposit paid by the tenant. - If the cancellati
on occurs within less than 30 days before entering the premises, the landlord ke
eps the entire amount of the deposit paid by the tenant. Where, before entering
the premises and regardless of the time at which it occurs, the termination by t
he tenant based on a case of force majeure duly justified, the landlord must ret
urn within 30 days of such termination the entire deposit paid. b) If the tenant
does not appear on the day mentioned in the contract and after a period of 24 h
ours and without any notice by the owner: - this contract is considered terminat
ed - the deposit will be forfeited to the owner - the owner may have his hiring.
c) Cancellation by the owner's initiative: Before entering the scene: In the ev
ent of termination of this contract by the owner before entering the premises fo
r any reason whatsoever except in cases of force majeure, to the tenant double t
he amount of deposits received plus interest at the legal rate (the starting poi
nt of the short amount of interest on the expiry of a period of three months fro
m the payment of the deposit until restitution) . This refund will be sent to th
e tenant by registered mail with return receipt within 15 days of notification o
f termination. After entering the premises: If the termination of the contract o
wner occurs during the term of the lease, it must be duly justified (nonpayment
of rent, NSF check issued by the tenant, proven damage to the leased premises, c
omplaints from neighbors ...). This cancellation must be made by registered mail
with return receipt, causes the departure of the tenant within two days of the
date of receipt of the letter notifying him the decision. The owner reserves the
right to retain the amount of the deposit under the conditions specified in par
agraph "deposit (or bond). Whatever the reason for the cancellation, the full am
ount of rent is forfeit to the owner. INTERRUPTION OF STAY In case of early term

ination of the stay by the tenant, and if the owner's liability is not affected,
there shall be no refund, except deposit. Force Majeure: If the tenant serious
reasons with the characteristic of force majeure (unforeseeable, unavoidable and
outside the tenant) making it impossible to continue the lease, the contract is
automatically terminated. The amount of rent already paid by Tenant is returned
in proportion to the duration of occupation that remained to be done. INSURANCE
The tenant is required to ensure the premises which is rented. It must therefor
e check if the contract provides for the main house extension holiday (vacation
rental). Assuming the contrary, it must intervene with his insurance company and
ask for the extension of the guarantee or endorse a particular contract, under
holiday policy.€A certificate of insurance will be required upon his entry into
the premises or failing a sworn statement. DISPUTES OR CLAIMS It is recommended
to contact the organization recognized Clévacances at the Tourist Office or lo
cal tourist office will intervene to promote the amicable settlement of disputes
: - if the contract was signed by the landlord and the tenant - if the claim is
made within three days after arrival, for any litigation concerning the state of
the art or the description - at the end of the stay for all other disputes. All
disputes which may arise from the execution or termination of this contract, on
ly the courts of jurisdiction the place of the property subject of the lease are
responsible.
TERMS OF RENTAL
