SALE DEED

THIS DEED OF SALE is made and executed on this the ___ day
of ________, 2017, at _________________________, By:-

MRS.SADIA PARVEZ W/O Late Syed Karimuddin, aged about 49


years, Occupation: Housewife, Resident of H.No.8-1-40/A/1,Samatha
Colony, Tolichowki, Hyderabad

Hereinafter called the VENDOR of the First Part which term shall
mean and include all his heirs, executors, administrators, legal
representatives, nominees and assignees etc.

IN FAVOUR OF
SRI.SHARATH KANUKUNTLA S/o.VARADA RAJULU, aged about 48
years, Occupation: Computer Engineer, Resident of 20696, Dunbar
Drive, Cupertino, CA, USA95014.

Hereinafter called the VENDEE of the Second Part which term shall
mean and include all their heirs, executors, administrators, legal
representatives, nominees and assignees etc.

WHEREAS the of the Vendor herein is the sole, absolute owner


and peaceful possessor of Open Plot No.65,ameasuring 200
Sq.Yards, Equivalent to 167.2Sq.mrts, in Survey No:41, Situated at
GACHIBOWLI VILLAGE Serilingampally Mandal and Municipality,
Ranga Reddy District, Telangana State. Having purchased From
MRS.RAHATH FATIMA through a registered Sale Deed Document
No.2399/2013, Registered at S.R.O. Ranga Reddy. Subsequently the
said SALE DEED Document was rectified through Self Rectification
Deed Doct.No.8979/2013, at SRO. Ranga Reddy District.

Whereas the Vendor have taken Building Permission for G + 2


Floors, videfileno:10553/04/03/2015/C11,dated:31-03-
2015,PermitNo:40524/DC/WZ/Cir-11/2015, issued by Deputy
Commissioner, Circle XI, Serilingampally (N), West Zone, GHMC and
constructed the house on said property and taken Occupancy
Certificate from GHMC.

And whereas the Vendor has offered and agreed to sell The
Brand New Bungalow consisting Ground + Two Floors, with built up
area of 3450 Sq.feet along with total land area admeasuring 200
Sq.yards Equivalent to 167.2Sq.mrts in Survey No.41, Situated at
GACHIBOWLI VILLAGE Serilingampally Mandal and Municipality,
Ranga Reddy District, Telangana State. To the Vendee for a total sale
consideration of Rs.1,00,00,000/- (Rupees One Crore Only) and the
Vendee have agreed to purchase the same. Hereinafter called the
Schedule Property, and morefully described in the schedule annexed
hereto.
NOW THIS DEED OF SALE WITNESSETH AS FOLLOWS:

1. That in Pursuance of the above offer and acceptance of


consideration, the Vendee have paid the Sale Consideration of
Rs.1,00,00,000/- (Rupees One Crore Only) as follows:-

to the Vendor towards full and final settlement of the same. That
the Vendor hereby admits and acknowledges the receipt of the said
sum and releases the Vendee from any future liability of payment
in this transaction. That the Vendor also hereby declares and
transfer the Schedule mentioned property by way of ABSOLUTE
SALE to the Vendee TO HAVE AND TO HOLD the same absolutely
forever together all rights, title, liens, easements, and
appurtenances pertaining to which the Vendor is having in
respect of the Schedule of Property.

2. That the Vendor have today handed over the vacant and peaceful
physical possession of the Schedule of Property to the Vendee and
assures to keep indemnified from all losses, costs, expenses,
damages and whatsoever may be the Vendee shall be put into by
reason of any defect in the title of the Schedule of Property hereby
conveyed.

3. That the Vendor further covenants with the Vendee that if the
Vendee shall be deprived of whole or any part on account of any
defect in the title of the Vendor, they shall indemnify and
compensate the Vendee against the same.

4. That the ownership rights, titles, interest have been transferred in


favour of Vendee. And the Vendor paid all the Taxes and Dues in
respect of the Schedule of Property upto the date of this
registration.

5. That the Vendee shall hold and enjoy the Schedule of Property as
an absolute owner as he like without any coercion or hindrance
either from the Vendor or any others whomsoever.

6. That the Schedule of Property is free from all encumbrances,


charges, sales, gifts, mortgages, court attachments etc.,
7. That the Vendor do hereby agree to keep indemnified the Vendee
from and against any losses which the Vendee may sustain by
reason of any claim being made by anybody to the said property.

8. That there are no legal impediments whatsoever for the Vendor


conveying the Schedule of Property in favour of the Vendee herein.

9. That the Vendor hereby agreed to sign all such papers, forms
applications, affidavits sureties, undertakings, memorandums,
etc., whichever is necessary for transferring the Schedule of
Property in favour of the Vendee in the concerned departments.

10. That the land effected by the document is not an Assigned Land as
defined in Section 2 (1) of Act 9 of 1977.

11. That the Vendor hereby declares that there is no house structure
existing over the Schedule of Property hereby conveyed.

12. That the Vendor declares that they are the absolute owner of the
Schedule of Property having clear right, title and interest over the
Land and they are competent and entitled to alienate the same in
favour of the Vendee.

13. That the Vendor further assure for more perfectly conveying and
assuring the Schedule of Property and every part thereof in the
manner aforesaid according to the true intent and meaning of this
deed.

14. That the market value of the Schedule of Property


Rs.1,00,00,000/- (Rupees One Crore only) and the Stamp duty
is paid under Rule 3 of A.P.P.U.V.I. Rules 1975,

REDDY SWAMY NAIDU, AND TWO OTHERS In respect of the schedule
property for valid sale consideration.

WHEREAS the Executant is presently residing at abroad,


and as he is unable to present the said Sale Deed by himself
before the concerned Sub Registrar Office, the Executant is
appointing the above said attorney to admit, present and register
the said Sale Deed in the concerned Registration Office.

NOW THEREFORE the Executant do hereby authorize the


said Attorney to admit, and present the said Sale Deed before the
registering authority and do all things necessary for and
incidental to complete the registration of the Sale Deed.

The Executant for himself, his heirs and administrators etc.,
