Adaptability to the sun

This building settles in plan to an irregular and tight plot which imposes its perimeter shape. For
a better adjustment, the program is fragmented in to two big apartments in each level, leaving in
the middle a long shaped hall which allows to change the direction, turning to find the most
favorable position obeying simultaneously with a strict urban regulation regarding the setbacks
and visual control towards other buildings. Its shape is also the shape of the plot.

2. Program

In section the building adapts to the high inclination of the plot, leaving the main access at
street level, 4 inferior levels for parking, 13 above levels of apartments and a final level with
a terrace, common areas, gardens and a pool. In the first nine floors there are ten and eight
apartments of one level, and in the final four floors, four apartments of two floors and double
height in the social area. The area of these apartments varies between 160 and 280m2,
they are thought to be for big, conventional and families with children.

Strategic openings have been considered to favor cross ventilation in the interior of the apartments. always widening in the social areas and in the bedrooms and decreasing in service areas. in reality its main façades and most extensive. 4. this buildings tries to do the opposite: instead of closing itself completely inside a control fence. . Balconies and terraces are always located in the interior of the façade’s perimeter and the windows are always positioned in between eaves. face the strong sun of the morning and afternoon in a tropical environment without seasons and constant climatic conditions. Landscape is designed with grass pavers the public street and the site of the building is designed with plants instead of high walls that create a pressure to the street.Arkvista is located in Caddebostan where was used as Istanbul’s summer residence neighbourhood. Arkvista has a rectangle land which is located at the back parcel of the main beach axis. the balconies are not too tight they have a sufficient range of use. followed by the kitchen. These vertical panels are divided by horizontal Alucobond panels in every three floors in order to balance the height of fourteen floor building. Accordingly. is shaped by movement of a vertical line that continues all over the surface. In this context. This transformation aims to renovate buildings which are old and weak for earthquakes. Alucobond aluminium composite panels. the apartments are looking through Marmara Sea which contains the view of Prince Island. the narrow facade is looking to the busy traffic of Cemil Topuzlu Street. These panels are continuing for fourteen floors. and Kale Sinterflex panels that are lightweight and has a stone appearance. is divided by narrow vertical panels in order to soften the width of the facade. From the fourth floor to the top floor. Wide facade. Narrow facade. This neighbourhood has been transformed for years. are used for the facade. there is the plan scheme of a broad view of the building at the front with a balcony and the living room. Balconies are set back at the point where they meet the line and these movements are reflected in each plan on each floor. which has a sea view from the balconies. which reflect the sky. Through this movement each floor gets a unique and distractive schematic plan. Arkvista was designed to bring the traces of modern architecture into the district. bedrooms and baths as one apartment per floor. Caddebostan and the district around are going through another transformation.


They create a pattern of light and shadow. From within the balcony varying depth create dramatic vantage points at their tips. It is the first of a new generation of residential towers on Biscayne Bay in that it creates part of a public- private partnership to unlock the value of the bayfront. creating an experience as if standing on the prow of a ship.From the architect. The building balconies fold playfully along the facades. . They also create deep areas for furnishable terraces and shallower verandas that allow light into the spaces beyond. They appear to flutter in the wind or responding to the ripples of the bay waters. The textured façade breaks the tradition of vertical extrusions in high-rise design. The experience is partially open to the sky and partially within a porch of monumental proportions. Following Florida tradition it frames the bay views and provides shelter from the sun and rain. This thin elongated tower floats over a new waterfront park. reflection and opacity.
