Board Members Present: Susan King, Patti Place, and Linda Sarchioni Presidio Realty, Inc.: J. R. Wear, Steve Rodeiro, and Sheila Ullmann Attorney for the Association: John Goede Brian Bell, SW Florida Dryer Vent Co. The meeting of the Board of Directors of Key Royal Condominium Association, Inc. was called to order at 6:30 pm by President, Susan King. Susan King introduced the Board Members, Presidio Realty representatives and John Goede to the homeowners present. Brian Bell of SW Florida Dryer Vent Co. made a short presentation and showed a short film showing the danger of fires in clothes dryers. His fee is $90 per unit but if there were a few owners who would like to have this done, the price could be adjusted. A motion to accept the minutes of the July 13, 2006 meeting was made by Linda Sarchioni and seconded by Patti Place. Motion passed. J. R. Wear of Presidio Realty, Inc. discussed the delinquency report. Assessment payments must be in on time. If not paid in 30 days, the account would be turned over to John Goede. This affects the cash flow of the Association. This will be the same if the special assessment is not paid. A late notice will be sent and then the accounts will be turned over to John for collection. J. R. explained about the delinquent tax bill for the tax year ending December 31, 2004. He has contacted the Association’s CPA, Dennis Cook and John to handle this. The Association was not in control at that time so it goes back to the developer. It is their responsibility. This needs to be filed as soon as possible. Then John will pursue this with SCM, Fermm. The Key Royal web site address is: The new maintenance supervisor is John Bremer. He is doing a great job. Painting specs have been given out. We are now waiting for the proposals to come in. The Tiki Hut has been sprayed with a fire retardant. The cost was


$2100 and will be good for 3 years. This item was a priority due for the fire inspection. Susan King spoke about the dog owners. They are being allowed off the leash and are not being cleaned up after. This is a serious health issue and owners of the dogs will be fined. Good Neighbor awards were presented to Greg Grossious and Tim and Ursula Gibbons. New security guard is Roy Phillips. He is doing a good job. New business was discussed. Visitors passes can be obtained in the office. Two per unit are allowed. If lost, there is a $5 charge per pass for replacement. Guest spots are not for residents. Commercial trucks have been mostly cleared off the property. There were in excess of 20. A motion was made by Patti Place and seconded by Linda Sarchioni to replace Ecolab with Terminix for the exterminating company. All board members were in favor, motion passed. A motion was made by Linda Sarchioni and seconded by Patti Place to terminate AmeriScape and hire PCL Landscaping. All board members were in favor, motion passed. Questions were taken from the floor. President, Susan King at 7:25 pm, adjourned the meeting.
